**This house has two units and this listing offers the upper unit (Unit A). This unit includes 3 bedrooms, 2 baths. Laundry is shared in a separate room. The lower unit is NOT included in this listing.

This newly remodeled unit can host up to 8 guests, featuring 3 bedrooms with 1 king bed, 1 queen beds, 1 full bed, and also a queen sofa bed with 2 full bathrooms.

The entire upper level unit (Unit A) is included in this listing. Guest access will be granted via a smart lock. The lower level unit downstairs is not included. The laundry room is shared with the lower unit guests in a separate room (smart lock gated). You will have your fully privacy. The backyard and front porch belong to this listing (Feel free to use!).

- Maintenance workers (e.g. landscapers) may stop by to work on exterior areas, but they won't be allowed inside the home without your permission. Also, there might be pest control measures in place that include baits (e.g. ant baits) inside the home. While they are usually placed in areas out of reach for pets and children, please don't leave them unsupervised.

- Regular rate is for 6 guests, additional guests are $25/person/night up to a maximum of 8 guests. Please indicate an accurate number of guests.
- We have dynamic pricing, rates change daily and we don't honor yesterday's pricing.

PLEASE READ BEFORE BOOKING:

1.【NO PARTY OR EVENT】
We have security system and outside surveillance cameras that will be triggered by noise and motion. We will call Airbnb to force evacuating the party groups based on Airbnb's policy. $300 fines will be charged for violating the rule.

2.【QUIET HOURS 10PM-8AM】
We try really hard to be clear about our expectations of our guests as well as what you can expect from our homes, and we believe most of our guests understand that and are awesome! But we did have enough trouble incidents that we have felt the need to outline in detail the guidelines we expect guests to follow, first and foremost being the quiet hours between 10pm and 8am which is really for the sake of our neighbors sanity. Really our goal is to provide the most a comfortable and clean well kept rental home, as well as, an awesome Seattle experience.

3.【NO SMOKING】
If any signs of smoking are detected, the guests agree to pay a $300 violation fee.

4.【NO ANIMAL】
Unfortunately this property is animal-free, NOT animal friendly because the homeowner is highly allergic to animal danders/hairs. Please DON'T book if you plan to bring an animal with you. Also note if an unauthorized animal is found in the vacation home, we will ask that it be removed immediately and a non-refundable fee of $500 (sometimes up to $1,000) will be charged.

5. 【NO SHOES】
We appreciate that you are helping to take care of the cleanliness of our house! Please kindly remove your shoes when you enter the house.

6.【Early check-in】
We’ll be happy to accommodate early check-in but there is an early check-in fee of $200. Availability is based on whether there are guests checking out on the same day as your arrival, so we can ONLY approve on a case by case basis once confirming with our cleaners that the home will be ready. Please check with us 1 day prior to your check-in date.

7.【NO late check-out】
Unfortunately we can't accommodate late-check out, since we usually have same day check-in and we need to give our cleaning crew enough time to tidy up the house for the next guests.

8.【Dispose trash in the right bins】
Please sort out garbage and recycles and dispose those into appropriate cans. If you are not sure, please leave them inside house and let the cleaner take care of them.

9. 【Lost & Found】
Please take all of your personal belongings before you check out. If you forget something at the house and would like us to ship it back to you, we will charge $50 handling fee + the shipping fee (receipt will be provided).

Cozy House- great neighborhood!

Lovely, clean, comfortable stay in a great neighborhood close to UW, gasworks, restaurants and coffee shops. Not to mention the Burke-Gilman trail. Highly recommend. The only slight negative was street parking was tricky to find but that’s a common problem in the area. Thanks for the stay!
