We love our neighbors—and we know you will too! Please keep outdoor noise to a minimum after 9 PM, especially around the fire pit or deck. Let’s help preserve the peacefulness that makes this community so special.

Early or late check-in may be available for an added fee with at least 24 hours’ notice. Same-day requests cannot be guaranteed due to cleaning schedules.

We’re available by phone or email if anything arises. Please note that this is a private home—not a hotel—so response times may vary slightly, but we’ll do our best to assist you promptly.

Winter Travel Advisory (October–April)
Delaware County is mountainous and beautiful—especially in the winter—but it can be snowy and icy. Please plan accordingly.

We strongly recommend:

AWD, FWD, or 4WD vehicles
Winter or all-season tires with solid tread
Avoiding 2WD or RWD vehicles in snow or icy conditions
The driveway is plowed and maintained in the winter, and a shovel is provided to help you clear walkways if needed.

Country Living Note
This home is located in a rural area, surrounded by nature. While we professionally treat the exterior, insects or mice may occasionally find their way indoors—especially in cooler months when they seek warmth.

If you're sensitive to wildlife or critters, this may not be the best fit for your stay.

Water & Septic System
The home runs on a private well and septic system, which is common in rural communities.

Please help us care for it by:

Conserving water during dry spells
Avoiding water games like sprinklers, kiddie pools, or Slip ‘N Slides
Only flushing toilet paper—no wipes, paper towels, or hygiene products Misuse can lead to water shortages or costly repairs, so we thank you for your care and consideration.

Pet Policy
We are dog-friendly and welcome one well-behaved dog with prior approval and a non-refundable pet fee. Unfortunately, we cannot accommodate cats. If you're planning to bring your pup, please reach out before booking so we can confirm and provide additional info. We ask that pets stay off the furniture and are not left unattended unless crated.

A FEW RULES.
Check-In and Check-Out: Plan your travel on our listed 4PM arrival and 11AM departure times. Changes in times may be available for an additional fee if possible. Please give at least 24 hours notice for requests, last minute requests may not be possible as cleaning and service schedules are planned in advance.

- No parties. Only the number of guests on the reservation should be in the house. Let Host know of daytime guests.
- No smoking. If you must smoke, do so outdoors only and extinguish when done then put in the garbage. There will be a $500 fine for evidence of smoking inside the home.
- Dogs are considered with approval and additional pet fee.
- No ATV's, snowmobiles, fireworks or firearms.
- Quiet hours 9PM to 8AM, keep outdoor noise to a minimum.

We stayed on the property for a week while our son played at Cooperstown. When we arrived, we were grateful to see how clean the property was, and how easy it was to contact the property manager - who was great! The home is clean, beautiful, and had all the amenities that we needed. It was about a 30 minute drive to ASV, but we were well aware of the distance ahead of our visit. We loved staying at the home, A great choice!

About 30 minutes from All Star village. Perfect for what we were looking for, to get away from the baseball field and enjoy the scenery. The property was clean and stocked with just about everything. Communication with the property manager was great with quick responses.

We stayed here with other ball families as we were in town for a week at Allstar Village. The home was adorable and well stocked with everything you’d need outside of food(which was expected and Price Choopers, a grocery store is close by!)! The roads coming to the house are windy and scenic. Beautiful! If you or your passengers get car sick make sure to be prepared. I personally loved the drive to and from the house. We were able to walk a bit of the countryside in the evenings and snapped some amazing pics of sunsets. Overall..great host, loved the property and would come back in a heartbeat!

Home was beautifully furnished and had everything that you needed, She supplied everything to make your stay comfortable. I was quite surprised since I didn't know what to expect as it was my 1st time renting a home. Unfortunately 1 of my quests did alittle damage to a vanityIhat I was not aware of. i was notified at end of my stay during inspection .Kim dealt with insurance company. Overall, had a wonderful weekend and couldn't have spent it in a better home. Thank you

Loved the house, had everything we were looking for. Was clean and decorated with taste. Kim, the property manager, was very professional and quickly took care of a couple of requests we had. Internet access worked fine, so we were able to work and streaming with no problem. We highly recommend this property. We hope to go back soon.

We spent one week here with our children and friends and enjoyed our stay very much. The house is beautifully designed and has the best equipped kitchen of any place we ever rented. The large and spacious downstairs was great to hang out in. The house is in a very quiet area and perfect for relaxing.

Our family started here for two nights in January 2021. Property manager was very responsive and helpful with any questions or issues we had. One thing to be aware of is that the water is brown. This is probably due to the well, and I do no not doubt that it is safe to drink, but if you find this off-putting you’ll want to bring your own drinking water. There are no nearby places to buy water by the gallon. Also, the toilets do not flush forcefully and sometimes run for periods of time.

While this house is pretty rural it is incredibly clean, cozy and perfect for a group! There is plenty of parking, a super well equipped kitchen, really comfy beds and a couch that fits everyone! If you are staying for an extended period of time just beware that since the house uses well water, your sink, toilet and shower water will turn pink with sediment and you will need to bring in drinking and cooking water. Kim and her team are super accessible and responsive! Overall super great stay!

Kim's beautiful house is the best place if you want to escape the city for a couple of days. Surrounded by rolling hills it provides a cozy feel in the wintertime, and plenty of space to retreat even if you're with a larger group. The nearby farm stores provide the best local food you can imagine. From cheese over eggs to flour and bread. There's a little bit for everyone. And nearby towns Delhi and Stamford let you do all the other shopping you want (including excellent wines). Kim and Bonnie took great care of us and were super quick in responding to our questions and requests. They were just great hosts. We'll definitely come back!

My family and I were on the hunt for a place where we could relax and this was it! The couch and bedding were beyond comfortable - I could have lounged on the couch the entire week. The owner really put a lot of thought into making sure guests feel at home. This house has everything! You are definitely a bit remote but not too remote for a day trip to Cooperstown or even Saratoga Springs. There are a lot of trails and picnic spots close by. We had a nice picnic at the SUNY Delhi Outdoor Education Center which was a short drive from the house. Kim was always available and quick to reply to messages regarding the house. We will definitely be back!

We stayed at the Bloomville house for just over 3 weeks and honestly didn't want to leave. The house is a renovated farmhouse that was cleaned to perfection upon our arrival, provided all the comforts of home and more for our visit. You are surrounded by open farmland with breathtaking views of rolling hills. Great hiking right on your doorstop or a short (3 min) drive away to the 20-mile Catskill Scenic Trail. There is very limited cell service at the house but the WiFi is extremely strong (withstood 4 working adults no problem) so it was never an issue. The host (Kim) was extremely responsive, informative, and such a pleasure to work with. We had the best stay and would recommend this property to anyone who is looking for a getaway! We will certainly be back!

We had a great time. The home is beautifully updated and spacious. The first night was warm but she had the AC units installed which helped. My only complaint was the loud neighbors who thought it was fun to ride their dirt bikes at 1 AM

My family and I were here in June and had a great time. We were there for a baseball tournament in Oneonta, NY and enjoyed the peace and quiet however the drive to Oneonta is a solid 40 minutes so if you’re there for baseball not the most convenient but we would still stay there again. Some of the plumbing fixtures could be nicer, a nicer wine opener is highly recommended and the cleaning crew needs to sweep the porch more and vacuum in between windows and window screens as dead bugs collect there but overall it’s clean. Kitchen, living room and front porch are great. Pillows could be a touch softer in bedrooms. All in all a great place and recommended. And there’s a bed and breakfast in Bloomville that’s 5 minutes away called Table on Ten and they have excellent food. Only opened Friday through Sunday however. Good groceries and wine aren’t nearby (as far as we could fine) so a little planning ahead would be recommended. But the peace and quiet (if that’s what is desired) is fantastic! There’s no music in the house, Netflix can be streamed and VRBO app is lacking in property information but Kim the property manager can happily assist with any and all questions. Again - a great time!

We would def stay in this gorgeous updated old farm home again, she has done an amazing job at decorating and making this home comfortable fir the modern day family!!! Would love to visit during the winter!!! We rented this home for our son’s week in Cooperstown ASV, and it was a beautiful drive into the park!!
