This modern bungalow is a perfect getaway for a family of up to 6 (+ 1 infant in travel cot) or even a romantic getaway for a couple looking for that little bit more space, offering all you need for a memorable holiday including your own Covered private hot tub!
The bungalow, which has been stylishly furnished, is situated all on one level with a single step to gain access through the front or to get into the large fully enclosed garden. It consists of a bright and airy open plan lounge/kitchen/diner so whether you are kicking back for the night using the smart tvs provided to watch a film or rustling up a home cooked meal in the fully equipped kitchen any time can be family time.
There are 3 bedrooms, 2 double rooms and a single or twin room, with a travel cot provided for infants. The master bedroom has an en-suite bathroom with a walk in shower. The main bathroom has a bath and an over the bath Rain shower. All bedrooms have been equipped with 32” smart TV’s and there is a 50” smart TV in the lounge. High Speed (fibre) wireless internet is provided as standard as we understand that even when you want to get out in nature being connected is still important.
To ensure everyone is comfortable we have also installed a smart heating system, so you can choose the temperature of each room to suit your needs.
A selection of toys and books have been made available in the event the kids want something to do, there is also a highchair/booster seat and a travel cot for your convenience. And if you fancy turning the telly off for a little bit there are some games, jigsaw puzzles and books for you to get your teeth into!
In the spacious fully enclosed garden (6ft fencing to the ground) perfect for dogs or kids to play in you will find a covered hot tub and garden furniture for you to enjoy. There is also storage and washing facilities for bikes and an outside dog wash (hot and cold) to clean off after those beautiful countryside walks.

The bungalow is located in the welcoming village of Bolton, Appleby - in - Westmorland which is nestled within the Eden Valley between the Lake District National Park, the North Pennines and The Yorkshire Dales National Park so you will never be short of things to see and do!

House rules:
House Rules
1. Please respect the house and furniture as if it were your own. We have gone to great lengths and expense to ensure that the cottage is well provided for, please respect that so that everyone can have a good experience.
This means leaving the house as you found it, having done all washing up, and taken out the rubbish, we do not expect you to clean the property before you leave, however if anything has been spilt please use the cleaning products provided to reduce the chance of staining or damage to the property and reduce the risk of you being charged.
2. Please take your shoes off when in the property. The flooring is solid wood, not laminate so high heels and stones in treads etc will leave an impression.
3. If you have dogs make sure you use the throws provided. There are dog towels provided for your convenience, all we ask is that you wash them before you leave. Washing powder is provided, you will find it under the sink.
4. Please wash muddy dogs before entering the house, there is a dog washing station by the gate to facilitate this which has hot and cold taps so they don't get cold.
5. Before you check out, please make sure everything is washed up /the dishwasher is left running, and the house is as you found it.
6. Toys and books have been provided for young children, please make sure these are complete and unbroken before you leave for the next children to enjoy.
7. Only the EV charger is to be used (pay as you go please ask for details) to charge an electric vehicle. Anyone caught using a 3 pin plug will be asked to leave, as it invalidates our insurance.
8. All dog poo must be cleared from the garden, there is a £50 charge for any found after you check out.
9. The three cupboards in kitchen marked private are off limits unless expressly given permission otherwise. Any and all linen/ items in the cupboard by the front door are off limits unless expressly permitted by hosts. A charge of £10 per additional item not pre agreed will be charged, these cupboards have sensors on and are monitored for unauthorised access.
10. All outside cushions need to be returned to the storage container when not in use so they stay dry and usable for next guests or there will be a drying and re treatment charge
11. All left property will be disposed of or donated to charity if collection is not arranged by guests within 3 months of check out. Collection/delivery or courier is the responsibility of the guest.
12. We need a reasonable time to address concerns, where a concern can be addressed within 24 hours refunds will be limited to the level of impact and length of time impacted. Where a stay is completed all issues need raising before check out in order to consider any refund.
Hot Tub Rules -
- Use available between 8am - 11pm this is to be respectful of our neighbours
Misuse of the hot tub will result in it being drained, and turned off. There will be a £100 charge for it to be refilled. This includes but is not limited to using it and allowing the water to get muddy or murky, spilling things in it, drinking excessively, inappropriate behaviour and making too much noise at unsociable hours.
• Please only use dark towels provided for the hot tub to prevent staining from the garden, following these rules will prevent you from potentially being charged for any staining to the towels.
• Always shower with soap and water before entering the hot tub, in order to remove any lotions etc - people wearing fake tans must not use the hot tub as it binds to the chlorine and makes algee grow which is hazardous to health- always shower after using the hot tub in order to remove chlorine etc.
• Ensure footwear is worn in the garden to get to the hot tub as mud etc collecting on your feet before entering the hot tub will lead to dirty water which will have to be cycled.
• Always keep the hot tub covered when not in use. This will conserve energy, and prevent any person/animal or debris from falling into the tub.
• If your hair is long, put it up in a ponytail so as to avoid getting it caught in the filter or drain.
• Make sure that the hot tub is at the appropriate temperature, taking into consideration the people who will be using it. The hot tub is pre-set at 37 degrees centigrade, This is to prevent overheating - especially for young children. Children under the age of 4 years old should never use the hot tub, and children under 16 years old must be supervised at all times.
• No glass is to be taken into the hot tub. Please use plastic cups provided.
• Avoid drinking excess alcohol or using drugs in the hot tub. The hot water will amplify and speed the effects of any alcohol or drugs. Alcohol makes you drowsy, and falling asleep in hot water can be very dangerous. In addition to the risk of drowning, your body cannot regulate its temperature as well, which can lead to serious overheating.
• Never use electrical devices not designed for use in water (including phones, radio, TVs or any other corded devices) in or near the hot tub.
• Be cautious when using the hot tub during the winter. If the temperature outside the hot tub is below freezing, water splashed over the edge can quickly freeze into slippery ice. Always be careful when exiting.
WARNINGS
• Pregnant women should avoid submerging their stomachs in a hot tub, as the temperature is far too hot for the foetus.
• If you have heart disease, high blood pressure or diabetes you should check with your doctor before using a hot tub.
• As with swimming pools, immediately exit and seek shelter if you see lightning or during any other kind of adverse weather.
• If at any time you feel unwell or uncomfortable please exit the hot tub immediately.
THIS HOT TUB IS TREATED WITH CHEMICALS, AS A NORMAL SWIMMING POOL WOULD BE, THEREFORE IF YOU ARE
ALLERGIC TO ANY CHLORINE, YOU SHOULD NOT USE THIS HOT TUB. THE OWNER RESERVES THE RIGHT TO TEST
THE WATER AT ANY TIME AND ADDRESS ANY SAFETY ISSUES WITH THE WATER QUALITY
We accept no responsibility for any reactions or illness you might experience following the use of this hot tub.
Any direct damage caused to this hot tub by anyone should be reported to the owners immediately and will have to be charged.
