The Casa delle Magnolie

Welcome to our vacation home!
The accommodation is an independent ground-floor apartment within our house, where my husband Andrea and I live together with our dog, Edo.

Spanning 100 sq m, it offers generous indoor spaces and a true oasis of tranquility, enhanced by a 30 sq m porch overlooking a large garden. The house features excellent thermal insulation, keeping it cool in summer and warm in winter for maximum comfort in every season. The apartment is equipped with central heating and a pellet stove, which we manage ourselves in terms of refueling and maintenance. Additionally, brand-new window frames guarantee perfect thermal and acoustic insulation.

Pet-friendly
Four-legged friends are welcome (up to a maximum of 2). We kindly ask you to specify the breed when booking (acceptance of certain breeds is at our discretion).

The apartment is fully equipped with everything you need for a comfortable stay:

Two bedrooms: one with a double bed and one with three single beds.

Living area: featuring two comfortable sofas and a Smart TV.

Bathroom: equipped with an extra-large shower and a washing machine.

Kitchen: fully equipped.

Parking: ample private parking inside the courtyard for a completely stress-free stay.

The house is located in a quiet residential area, far from traffic noise. Its location is a true highlight and an ideal base for exploring the region and beyond:

Sea & Relaxation: the beaches of Grado and Marina Julia are just a few minutes' drive away.

Cycling Trails & Cycle Tourism: the area is crossed by numerous bike paths, including the famous Alpe Adria Cycle Route, making it a perfect starting point for cycling enthusiasts and two-wheeled excursions.

Nature & Birdwatching: for birdwatching enthusiasts, this area is well known for its nature reserves, such as the Foce dell'Isonzo Nature Reserve (Isola della Cona) and the Valle Cavanata Nature Reserve. Furthermore, in just over an hour, you can reach the mountain areas for wonderful day trips and hikes.

Culture, Villages & Borders: a short distance away lies Aquileia, famous for its archaeological excavations and UNESCO World Heritage early Christian mosaics. Within easy reach are the historic and charming cities of Gorizia and Udine, stunning Trieste with its Miramare Castle, as well as the nearby border with Slovenia for lovely trips abroad.
