Gas fire pit and a separate wood burning outdoor fireplace.
2 tandem kayaks available for guest use as well as 2 paddle boards.
We have a few lawn games including Corn hole.

Registered guests only. Only guests listed on the reservation are permitted on the property. No visitors or overnight guests unless prior approval is granted through the Airbnb platform.
• A registration form, including a hot tub waiver is required to be filled out to stay at this property
• No smoking or vaping inside the home.
• No illegal substances or illegal activity on the property. Violations may result in reservation cancellation in accordance with Airbnb policy.
• No parties or events.
• No loud music or disruptive noise that may disturb neighbors.
• Quiet hours: 10:00 PM – 8:00 AM.
• Any damage, breakage, or missing items must be reported promptly. Guests may be charged for repair or replacement as permitted by Airbnb.
• Exterior security cameras are located at the entrances, the front of the home facing the water, and the backyard. Cameras are for security and property protection only and do not record audio.

*Snow & Winter Conditions
• Snow removal is provided on the day of arrival only (driveway and hot tub area).
• Ongoing snow removal during the stay is not guaranteed and may occur only at our discretion if a plow service is required.
• A shovel and ice melt are provided for guest use.

*Pets
• Pets must be disclosed prior to arrival. Undisclosed pets may result in additional fees or reservation cancellation per Airbnb policy.

*Checkout Expectations
• There is no extensive checkout list. Guests are expected to pick up after themselves and leave the home in reasonable condition.

*Parking & Boats
• Guests bringing boats or trailers must park in parking lot down the road.

❄️ Winter Hot Tub Disclaimer
The hot tub is a seasonal amenity. Extreme cold weather may prevent water delivery or servicing. If water levels drop below safe operating levels, the hot tub may be unavailable. Availability is not guaranteed during winter, and no refunds or compensation are provided if unavailable, as permitted by policy.

*Security Deposit / Damage Authorization (Non-Airbnb Bookings)
• Direct bookings and Vrbo/Expedia reservations may require a $200 pre-authorization hold for potential damages.
• No charges are made unless damage is identified and the guest is notified.

Please pick up all dog waste from yard. Please use provided waterproof dog blankets if they will be on couch or beds. Please do not allow dogs to use the bathroom on the decks.

We have dog tie outs on each deck with 12 ft ropes
