Villa Santa, perched on top of Monte Santa Croce, is an example of impeccable restoration in an exceptional site. Perhaps the real name of the villa should be "the villa at the top of the world" thanks to an extraordinary location with a 360 ° view of the estate to which it belongs and Umbria. One of the most impressive villas on the estate, Villa Santa impresses with its refined interior design and its large infinity pool that seems to float above the Murlo valley.

Villa Santa can accommodate up to 6 people (3 bedrooms and 3 bathrooms).
The villa is built on several floors. On the ground floor there is a large living room and a small bathroom. It follows the dining room and the fully equipped kitchen complete with dishwasher, oven, two fridges, microwave oven. Finally we find the laundry with washing machine, ironing board and iron. The living room and the dining room overlook a large paved patio where there is a small living room with armchairs and an outdoor sofa and a wrought iron table that can accommodate 8 people. From the kitchen there is also access to an outdoor area (on the north side of the villa) equipped with a table for 4 people suitable for having breakfast outside.
On the first floor we find the sleeping area, consisting of two king-size double bedrooms (2x2m), each with a large en-suite bathroom with shower and a king-size bedroom with four-poster bed (1.85 x 2 m) and a large en-suite bathroom with a shower. The bathrooms are all equipped with large showers.

To reach the villa there are 3 km of gravel road. Please note that the roads are in good condition but occasionally steep and with small stones and bumps (to prevent rain from ruining the road) like all country roads, so they are not suitable for low-altitude cars and sports cars. We usually recommend renting a 4x4 (just because driving would be more comfortable).

Multiple separate welcome services for guests within the same group cannot be guaranteed.

Weddings and events are not permitted at the villas.

After 8:00 pm: €150 late check-in fee and advance notice required.
No check-in after midnight.
Early check-in is subject to availability.
CHECK-OUT
By 10:00 am.
Late check-out is subject to availability.

High-speed Wi-Fi with unlimited access.
Concierge Service: available daily from 7:30 AM to 10:30 PM, with emergency assistance outside these hours.
Housekeeping:
6 days per week, excluding Sundays and public holidays.
Garden and pool maintenance included.
Pool heating: not included and available on request, subject to weather conditions. Charges are based on consumption. Pool heating is not available from mid-October to mid-April.
Heated outdoor Jacuzzi: included.
In-Villa Ordering & Delivery: a dedicated QR code is available in each villa to order breakfast, lunch, snacks, aperitifs and dinner, as well as essential groceries, for delivery directly to the villa.
Dinner shuttle: complimentary shuttle service to/from the Estate restaurant, Il Caldaro, available every evening for dinner upon prior reservation, for a maximum of 8 guests per villa. Multiple round trips per villa are not available.
Antognolla Golf: 10% discount on green fees and 5% discount at the Golf Shop.
Welcome hamper: a selection of Estate products, together with an initial provision of bottled water, ground coffee, tea, sugar, cooking and table salt, Estate olive oil and coffee capsules.
Pre-stocking service: available upon request at an additional cost.
Booking Conditions: Account 30% of the total amount at the confirmation, balance 60 days before the arrival. All payments are not refundable.
