The home is in Pagosa Hills, northwest of downtown Pagosa Springs. The neighborhood blends wooded areas and open meadows with expansive mountain views. It is about 5 minutes from uptown and downtown, local shops, restaurants, and the Hot Springs Resort, and about 40 minutes from Wolf Creek Ski Area.
Guests have private access to the entire home, including the garage and outdoor spaces. Enter through the front door using the provided keypad code.
This two-level log-style home offers about 2,000 sq ft with vaulted ceilings, exposed log beams, large windows, and mountain views. The living room has a stone fireplace and smart TV; the full kitchen includes modern appliances and board games. The primary suite has a California king and ensuite bath; two queen bedrooms share a guest bath. Enjoy the hot tub, fire pit, grill, spacious deck, office, and garage.
A car is recommended; the roads to the house are primarily gravel and the driveway has a steep incline. Downtown and uptown are about 5 minutes away, Wolf Creek about 40 minutes, and the San Juan National Forest is nearby. In winter, FWD or 4WD is strongly recommended and tire chains may be required on Wolf Creek Pass.
**Due to local laws or HOA requirements, guests must be at least 21 years of age to book. Guests under 21 must be accompanied by a parent or legal guardian for the duration of the reservation.**

Basic Instructions for Use:
Open the damper before lighting a fire to allow smoke to exit through the chimney.
Place crumpled newspaper and kindling at the base, then stack a few logs on top.
Light the newspaper and allow the fire to catch. Add logs as needed.
Never leave the fire unattended.
Use the fireplace screen at all times to prevent sparks from escaping.
When finished, let the fire burn down naturally and ensure embers are cool before closing the damper.
Firewood is typically provided nearby. Bundles can be purchased at select gas stations and City Market. Please do not use treated or painted wood.

Gas fireplace: The glass doors should be open when control is set to ON and fire is burning, and the doors should be closed when control is set to PILOT and fire is not burning, and pilot flame is on.
Energy-Saving Tip:
Guests are encouraged to open windows in the morning before it gets hot and use the fans to circulate fresh mountain air. This enhances comfort and helps conserve energy.
Colorado likes to keep us on our toes, expect inclement weather and be happily surprised when that is not the case. We live at altitude which means you need to drink lots of water, altitude sickness is no joke and definitely no fun!
We like to boast the most snow in Colorado. Should guests be visiting during winter months expect snow! Expect driving in snow, walking in snow, and playing in snow. Ensure the vehicle you are using has 4-wheel drive capabilities. Refunds will not be issued because of weather. (Unless previously discussed and authorized by management.)
Pagosa Springs is historic in nature and is surrounded by the San Juan National Forest. Hiking trails, views, adventure and journeys all await the wondering guest. We like to boast the most snow in Colorado and we happen to be the location for the world's deepest geo-thermal Mother Spring.
There is a pet fee of $50. Dogs ONLY.
Check-in begins at 4:00 PM, and check-out is at 10:00 AM, unless otherwise arranged. Early check-in or late check-out is available for $15 per hour, which helps accommodate our cleaning schedule and preparation for the next guest.
Please contact the property manager to confirm availability for late check-out. Failure to comply with the check-out time may result in denied access to the property or immediate eviction.
