Enjoy lake views from the living room and back deck, a full kitchen, washer/dryer and a grill. About 10 minutes to historic downtown; Wolf Creek is about 40 minutes away. One dog under 30 lbs is welcome.

The home is just 10 minutes from historic downtown Pagosa Springs and the Wolf Creek Ski Area is only 40 minutes away. A prime location for tranquility and convenience!

Guests may use the PLPOA private recreation center, including the pool, for an additional fee.

Main floor: a dining area, a living room with lake views, a back deck, a guest bathroom with a large tub, and a laundry room with a full washer and dryer.

Two bedrooms are on the main floor: one with a queen bed and smart TV, and one with a twin bed, good for kids.

Upstairs: the primary suite with a queen bed and a bath with a spacious shower.

The bedrooms have large windows with partial window coverings, so expect early morning light.

The living-room fireplace is not in working order and is not offered as an amenity. The garage is locked and reserved for owner use.

This property is conveniently located in the Uptown area which will take approximately 10 minutes to reach downtown, 40 minutes from Wolf Creek, 1 hr. from Durango CO.

**During winter months expect snow! Please ensure the vehicle you are using has 4-wheel drive capabilities.

Fishing permits are required to fish the lake. Get them from the PLPOA Admin office (230 Port Ave.) or the Pagosa Lakes Rec Center (45 Eagles Loft Cir.). You can call the admin office (Mon-Fri, 8am-5pm), pay by credit card and pick up your passes later.

No swimming is permitted in the lakes because lake weed can snag swimmers. Small boats are allowed with a permit. The chained boat in the backyard is not available for guest use.

Winter: expect snow and use a 4-wheel-drive vehicle. Refunds are not issued for weather unless previously authorized by management.

Pets: 1 dog under 30 lbs with a $40 pet fee. Please clean up after your pet and keep pets off furniture and beds. Excessive pet hair or messes found after checkout may result in additional cleaning charges.

Heating: the thermostat is on the wall to the left of the guest bathroom, near the kitchen. Summer afternoons can be warm, so please message us if you need help with cooling.

Wi-Fi is provided, but the internet connection is not guaranteed and outages are not eligible for refunds.

Check-in 4:00 PM, check-out 10:00 AM unless otherwise arranged. Early check-in or late check-out may be available for $15 per hour, which helps with our cleaning schedule. Please contact the property manager to confirm.
