PARKING:
House has a circular driveway shared between your unit and upstairs unit. Space for 1 car reserved for your (lower) unit. Driveway plowed during snowstorms if car is moved. No on-street parking. Free shuttle bus with Mountaineer app (available during winter only). Free TART bus runs all around Tahoe Basin year-round. In winter, an all-wheel-drive vehicle will be necessary.
Quiet neighborhood of single family homes on hill right above base of Palisades Tahoe (formerly known as Squaw Valley Ski Resort.) Originally built for the 1960's Olympics, streets are quiet and homes are occupied by dedicated skiers and Tahoe residents.
Walking distance to base of Palisades at Tahoe resort, so moving your car is not necessary after you arrive. Free shuttle bus with Mountaineer app (available during winter only). Free TART bus runs all around Tahoe Basin year-round. In winter, an all-wheel-drive vehicle will be necessary. Circular drive accommodates maximum 1 car for your unit.
Home Truths:
-There is an upstairs in-law unit that it is rented separately so it may be occupied by another tenant or by the owners. You won't share spaces with anyone. Please be courteous and keep noise levels low. Also, you may hear noise from the upstairs unit.
-No air conditioner. It can get hot and stuffy during very few days of summer.
-Wall heater can take 5 minutes to warm unit from 55 degrees.
-During winter, when you check out or leave the property do not turn heater off, always leave the property heated to at least 55 degrees Fahrenheit to prevent freezing the pipes.
-There is very high water pressure in the mountains, so water can start to accumulate in tub while taking a shower if you have shower going full blast.
-Street parking is not allowed. Make sure to park in the driveway only.
-Be cautious! Walkways and stairs may be slippery in winter and cold conditions. Shovels and salt to melt ice are available in locked carport.
Please note that in winter weather & storm conditions such services as Internet and cable may be spotty and/or nonfunctional. Those are beyond our control and we do not provide refunds or credits in the event that services are out due to inclement weather conditions, which is the norm. Please book only if you are ok with the potential of not having cable or Internet during your stay during bad weather.
Please inquire before confirming your booking if you're not 100% sure about the space. The description below and the pictures were meant to describe it as much as possible, but if you have any questions please don't hesitate to ask them.
Tahoe is bear country: all trash and recycling must be put in bear box at bottom of driveway, never left around house or it will attract bears year-round. Never leave any food whatsoever in your cars or can attract bears.
Trash Instructions:
-Only dispose of trash in the bear box.
-Please ensure the bear box is secured when putting trash inside.
-NEVER leave trash outside the bear box.
-The green waste bins are not for regular trash.
-$100 fee minimum for trash being put in the green waste bin or trash left outside of the bear box.

RENTAL TERMS AND CONDITIONS
Definitions:
"My People". Shall include myself, my spouse, legal partner, guests, invitees, licensees, children, wards, heirs, assigns, personal representatives and estate, if any.
NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.
- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).
No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
-Please respect check-in and checkout times. Check-in: 4pm-10pm. Checkout: 11am
-Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside Airbnb.
-Host may request a photocopy of renter's ID for verification before check-in.
-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
-Maintenance schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay. Such instances can result in a $100 penalty as we will still incur a 'show up' charge, even if no work is performed.
-Absolutely no parties or loud music.
-This is a NON-SMOKING property.
-NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have to pay twice the pet fee or will have their reservation cancelled immediately.
Guests are responsible for any fines/citations/penalties received by host or owner if caused intentionally or negligently by guest or guests of guest. Water Damage:
-Leave indoor and outdoor pipes dripping to prevent them from freezing or bursting in the winter.
-During winter times, or when day time temperatures may be below 35 degrees Fahrenheit, then when checking out, turn off the main water valve completely and drain all pipes to prevent freezing. Also, leave the property heated to at least 55 degrees Fahrenheit to prevent freezing the pipes.
-Check washing machine, refrigerator, hot water heater, air conditioner (when available) and other major appliances (which use water hoses or drain lines) for damage, kinks, cracks, and contact us if you find any.
-If you notice any leaks around sinks, tubs, toilets, and hot water heaters contact us as soon as possible. These issues can lead to costly mold damage and rotten floating.
Fire Damage:
-Never overload electrical outlets and extension cords, or place throw rugs over electrical cords.
-Do not block a baseboard heater (when available)
-Never leave cooking appliances unattended on or unattended.
-Prevent potential embers from causing fires by using a Spark Arrestor at active fireplaces.
-Never dispose of ashes in the bear box trash can.
Property Damage:
-Keep the fireplace cleaned. Check for cracks, excessive soot, and ensure the chimney is properly topped with a metal cap to keep vermin out.
-Make sure to close garage doors and lock your car at night. Thieves will steal a garage door opener for easy access into a home later.
-Contact us if you notice any dead and damaged trees which threaten your or neighbor’s property.
This Short Term Rental Agreement is between AIR CONCIERGE INC. (herein referred to as “Manager” or “Property Manager”) on behalf of and in accord with the Property Owner ("Owner") and you as Guest (or “Occupant” or “Renter”) of the date set forth on the reservation details confirmation noted on the confirmation which shall be received by the Parties via email as well as provided in the Airbnb.com software.
