River Zen at Camp Warnecke Estates has 2 bedrooms and 2 1/2 baths located on the banks of the beautiful Comal River; across the street from Schlitterbahn; an easy walk to the downtown shops, bars and restaurants. The perfect location for your family vacation. This lovely 2 bedroom, 2 ½ bath condo has been recently updated and redecorated including premium luxury mattresses, granite counter tops in kitchen and baths and appliances. It overlooks the crystal clear Comal River from its two balconies high up in the treetops. Float the Comal River and get out at your own backdoor steps or walk up to the Garden St. Bridge for a soothing 30 minutes of “Cruising down the River” – perfect for the little ones. Rockin' R is a local tube outfitter which can pick up in the parking lot next to Camp Warnecke between Memorial Day and Labor Day. For any reservation outside of that time period, the Rockin' R shop is located only a half mile away.

The kitchen which opens into the dining and living area is fully equipped. The dining table seats 8 and there is room for 2 at the breakfast bar. There is a full sized washer and dryer, should you need them. The living room has 2 sofas, one is a queen sleeper sofa, perfect for gathering together to play games or for watching cable TV. There is also a half bath on this level. The porch overlooking the Comal has comfortable seating to relax.
Upstairs is a large master bedroom with vaulted ceiling and private master bath with a tub and walk in shower. Keurig coffee maker in the master to enjoy a cup on the balcony overlooking the river before heading down stairs. The second bedroom has 2 full beds and its own bathroom. All linens are provided.

There are 2 parking passes provided with one guaranteed numbered spot. The second parking pass is for general parking and is 'first come first served.' This condo is on the second floor and does not have an elevator. Host must be 25 years of age or older to make a reservation and must be staying at the property. No pets allowed. Guests will be provided with 8 wristbands (max amount allowed). This condo has a maximum occupancy of 8 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. This property includes accidental damage protection up to $1500.

**WRISTBANDS & PARKING PASSES REQUIRED** This property has wristbands that need to be returned to our office location upon departure. These condos are individually owned and the owners graciously allow their "second homes" to be rented out and enjoyed! The HOA of the complex had laid out some policies to ensure everyone staying at the complex can have a wonderful time. Because of the fabulous location, we can have trouble with trespassers. The security guards on premise are there to ensure only renters are using the grounds and that guests are parking in the correct parking spaces. Please do not be offended by the wristband and parking pass policies, they are really there to ensure that you have a fabulous time!
