No Parties or Events
Parties and events are not permitted under any circumstances. Violations may result in immediate removal from the property, a $1,000 penalty, and additional charges.

Parking
No street parking.
Only driveway for 4 cars and cannot block sidewalk or obstruct next door neighbor`s view of the street so they can pull out easily.

Cancellations
The applicable cancellation policy will be enforced. Credit card processing fees are non-refundable.

Minimum Booking Age
The primary guest must be at least 25 years old. Exceptions may be considered with additional requirements.

Maximum Occupancy
A maximum of ten (10) adults/guests are permitted on the property at any time. Exceeding occupancy limits or hosting unauthorized visitors may result in immediate removal without refund.

Registered Guests Only
Only guests listed on the reservation are permitted on the property. Undisclosed guests may result in fines.

No Smoking Indoors
Smoking inside the home is strictly prohibited. Violations incur a $1,500 fee plus ozone treatment costs and any associated lost revenue.

Quiet Hours
Quiet hours are observed from 9:00 PM to 8:00 AM. Noise complaints or violations may result in a fine equal to one night`s stay.

Outdoor Amenities
No use of the hot tub, pool, or fire pit after 9 PM.
When using the hot tub, please keep kids feet clean

Check-Out Time
Standard check-out is 10:00 AM. Unauthorized late check-outs may result in extra charges and possible removal from the property.

Pet Policy
Pets are allowed on the premise provided it has been disclosed ahead of time and a pet fee ($150) has been paid. Please keep dog on a leash in public spaces, and clean up all poops.

Outdoor Cushions
Please help us to keep the cushions in good shape for the next guests. The cushions should be in the garage upon your arrival or they were kept outside to dry. Please put the cushions in the garage when you are not using them so they don’t get rained on. If we have a cover, please use the cover. If they are wet they should remain outside to dry. Thank you for your help here!

Service Days
Landscaping is scheduled for Tuesday, and hot tub cleaning happens on Thursday—though these may vary.

Trash
Please use the city trash cans on the garage side of the house. Trash must entirely fit in the containers to allow lid to close.

Ceiling Fans
Use the remote to operate the fans without the light—plenty of settings to choose from!

A/C
The upstairs and downstairs systems are connected. Make sure both are set to the same mode (heat, cool, or auto) to function properly.

Indoor Fireplace
This is for decoration only and cannot be used at any time.

Pool & Hot Tub
The pool is not heated and is unavailable for use from September through May. During this time, the hot tub will remain operational. Please note that pool temperature is dependent on outdoor weather conditions, which greatly affect the water temperature.

Security Deposit or Damage Waiver
After booking, guests must choose between a non-refundable damage waiver or a refundable security deposit placed as a temporary hold on your credit card. The selected option will be confirmed after booking and applied prior to check-in.
