A wonderful one-bedroom apartment of approximately 62 sqm, fully renovated in the spring of 2023, featuring a spacious terrace that wraps around the entire property and offers views of the Bologna skyline. The apartment accommodates up to four guests and is situated on the fifth and top floor—accessible by elevator—of a building located close to the historic city walls and in the immediate vicinity of the Sant'Orsola hospital complex.

Guests have access to a fully equipped kitchen and are provided with bed linens and towels. Upon arrival, our staff will be waiting at the apartment to explain how everything works and to hand over the keys. During your stay, our staff is available to address any requests or concerns.

The furnishings are attractive and modern; thanks to the contrast between the white walls, warm walnut wood accents, and varying shades of gray and light blue in the accessories, the entire space is defined by a striking minimalist elegance.

Air conditioning is provided in both the bedroom and the living area; both spaces feature large-format ceramic flooring. State-of-the-art window fixtures ensure excellent thermal and acoustic insulation. The property overlooks a quiet, low-traffic street, allowing for peaceful rest.

The apartment opens into a spacious entryway, delightfully furnished with a capacious unit for coats and a comfortable workspace. Behind it, a large mirror allows for a final check of one's outfit before heading out.

The entrance hall provides access to all areas of the home and opens directly onto the spacious living room, which features a comfortable sofa (140 x 200 cm) that converts into a double bed. Next to it stands a spacious unit housing a state-of-the-art 42 TV with a Sky connection.

From the living room, there is access to a spacious balcony overlooking Bologna’s historic center—where the ancient towers and domes that made the city famous rise up—and offering a view that extends all the way to the Basilica of San Luca, situated atop the hill.

The open-plan kitchen is custom-made and features a dishwasher and electric oven; it is also fully equipped with amenities ranging from a kettle and toaster to a Nespresso coffee machine (pods not included). The furnishings include a round dining table with seating, comfortably accommodating up to four people.

The sleeping area features a charming bedroom equipped with a spacious, custom-made four-door wardrobe. This room also has a French door opening onto the large terrace that wraps around the entire property. The décor is complemented by a colorful chest of drawers and numerous stylish details that add warmth, creating an even more pleasant and well-curated atmosphere.

The washing machine and dryer are located in a utility closet, where you can also find household cleaning supplies.

The bathroom, which features a window and a spacious, modern walk-in shower, is an exquisitely finished space with elegant neutral-toned tiles, wall-mounted sanitary ware, and designer fixtures.

Important: guests are required to pay a tourist tax not included in the price (€ 4 - € 7 per adult, per night, calculated according to the value of the booking). This tax is applied only on the first 5 nights.

Area:

The apartment enjoys a highly strategic location, situated directly opposite the entrance to Sant’Orsola Hospital and just a stone's throw from the historic city walls (Porta San Vitale is about 400 meters away), while also offering convenient access to the ring road exit and the Bologna Exhibition Centre. The area is also well-served in terms of shops: a large supermarket, a pharmacy, and a bank are located about 200 meters away. Various restaurants (sushi, pizzerias, trattorias), bars, and pubs can be found along the adjacent streets. Finally, the neighborhood is quite green and quiet, making it ideal for those who enjoy jogging or simply taking a walk to the historic center.

Public transportation:

Many buses run along the adjacent Via Massarenti, heading towards the historic center. Just a short walk from the property, the stop for bus line 36 offers a roughly 15-minute ride to the train station, while bus 38 goes directly to the trade fairgrounds.

Parking:

The apartment is located outside the ZTL (restricted traffic zone). Street parking is available in blue-lined spaces: it is free on Sundays and every day between 8:00 PM and 8:00 AM, while a fee applies during daytime hours on weekdays. The “Quick Policlinico” car park is a 5-minute walk from the property, offering monthly passes starting at € 100 and a daily rate of € 18.
