Villa Rosapesca is a characteristic and welcoming two-story villa located on top of a small hill. It sleeps 21 people. From Villa Rosapesca you will enjoy a spellbinding view of the greenery and of the hills. Villa Rosapesca is 600 square meters (6460 square feet). It features a private swimming pool, a private terrace, a private patio, a private garden, air conditioning (please read description below to check in which rooms the units are installed), winter heating and WI-FI Internet access.
You will be roughly 9 km (5.6 miles) from Guardistallo, where you will find restaurants and shops. You will find the closest restaurant at 6.5 km (roughly 4 miles), a grocery store at 6 km (roughly 3.7 miles) and the closest beach (Marina di Bibbona beach) at 22 km (roughly 13.7 miles). You will reach Villa Rosapesca from the parking area without having to climb any steps.
To stay at Villa Rosapesca you will need a car. You will be able to park it free of charge on the premises. Please note that access to Villa Rosapesca is along a 2 kilometers (1.2 miles) unpaved road.

Swimming Pool
The swimming pool is 6 meters (20 feet) large by 12 meters (39 feet) long, 1.5 meters (5 feet) deep. It can be heated if requested (additional cost applies -- please enquire with our staff). The pool area is fenced. The area is equipped with sun umbrellas, deck chairs, sun loungers and an external shower. From the swimming pool you will enjoy a spectacular view of the Tuscan hills and of the surrounding countryside. The pool is open from mid-April until the end of October.
Patio
The patio is 90 square meters (970 square feet) large. It is partly shaded by a characteristic pergola with a bamboo roof. It is equipped with a table and chairs. From the patio you will enjoy a charming view of the greenery and of the hills.
Garden
The garden is 900 square meters (9700 square feet) large. It is partly shaded by a characteristic pergola with a bamboo roof. It is equipped with deck chairs. Here you will also find a stonework barbecue and a small wood-fired pizza oven. From the garden you will enjoy a spellbinding view of the swimming pool and of the hills.

The first living room is paved with terracotta tiles. The ceiling is barrel-vaulted. The furnishings are cozy and comfortable. The furnishings include two sofas and an armchair. There is an elegant fireplace. The dining table can accommodate two guests. In this room you will find a television (local channels). From the living room you will be able to enter the patio through a French door. The room also has a window. It is equipped with an air conditioning/heating unit.
Dining Room
You will be able to enter the dining room from the living room through a brickwork arched opening. The furnishings are classic and welcoming. The dining table can accommodate 16 guests. From the dining room you will be able to enter the garden through a French door. The room also has a window, and is equipped with an air conditioning/heating unit.
Kitchen 1
You will be able to enter the first kitchen from the dining room through a brickwork arched opening. It is equipped with a six-burner gas cooker, an electric oven, a refrigerator with freezer, a dishwasher, a microwave oven, an Italian-style coffee-maker, a toaster and a kettle. From the kitchen a French door will take you to the patio and the garden.

You will be able to enter the first bedroom from the living room through an access area. The ceiling is barrel-vaulted. You will be able to enter the second kitchen from the living room through a brickwork arched opening. It is equipped with a six-burner gas cooker, an electric oven, a refrigerator with freezer, a dishwasher, a microwave oven, an Italian-style coffee-maker, an American-style coffee-maker (bring your filters!) and a kettle. There is a small fireplace. The two dining tables can accommodate eight guests. The kitchen has two windows, and is equipped with an air conditioning/heating unit.
