Summary:
Roger de Flor is a comfortable 2-bedroom apartment located next to Plaza Tetuan, next to the heart of Barcelona and the historical district of Arc de Triomf. The apartment can accommodate up to 6 guests, with a living area that features a relaxing sofa and a flat screen TV, dining area, and fully-equipped kitchen with all the appliances.

The apartment is 5 minutes from Metro Plaza Tetuan and Metro Arc de Triomf (Purple Line L2 & Red Line L1).

The Space:
The Collection Barcelona welcomes you to this 87 m2 historic and modernist flat located next to Arc de Triomf and Ciutadella's park one of the main green areas of the city. In the middle of Example district, the apartment is located is an ideal spot for art and culture lovers, containing some of the most emblematic monuments and museums of the city.

The lounge and dining area is airy and offers all the comfort you dream for your stay in Barcelona. A comfortable sofa, a flat-screen TV, a sunny gallery in which a relaxing chair will invite you to read a book in front of the large bow window.

⚠️ VERY IMPORTANT Please note the apartment is located in a residential building, where neighbors live here all year around and it is our obligation to respect their rest. Walls are very thin and other residents of the building very sensitive to noises. Please make sure before confirming your reservation you can adhere to the simple House Rules that are detailed below. Failure to accept and follow those will result on a monetary sanction and eviction from the property with no refund for the remaining nights.

The Neighborhood:
Dreta de l'Eixample is a neighborhood in the Eixample district of Barcelona. It includes Plaça de Catalunya, the centre of the city, and the upscale streets Rambla de Catalunya and Passeig de Gracia. It is the bourgeois neighborhood of the city, which makes the majority of its population belong to the upper class of Barcelona. Dreta de L'Eixample is one of the most luxurious neighborhoods of Barcelona.

Getting Around:
The closest metro station is Tetuan (Line 2).
The quickest way to go to the airport would be taking the train towards "Aeroport" at Passeig de Gracia. There are trains every 20min and it costs around 5€.

Other Things to Note:
*** TOURIST TAX & REGISTRATION PROCESS ***

- Since 2012 the Catalan administration requires that every guest staying in a hotel room or renting an apartment in Catalunya contributes with a small fee of 2.25€ + VAT per person over 17 years old and per night up to a maximum of 7 nights. Also, from 2022 Barcelona City Council applies 3.25€ + VAT to the tourist tax as a city tax fee, also per person over 17 years old and per night up to a maximum of 7 nights.

- This cost of 6.65€ per person over 17 years old and per night up to a maximum of 7 nights IS NOT included on your reservation.

- National and International police demand that each guest, prior to their visit to Barcelona, would send information of their IDs or passports. This is mandatory, as it is stated in Catalan Law, and all legal touristic establishments are required to do so.

- This apartment uses a self-checkin system via the Chekin platform that will allow you to register all guests on the reservation and pay the mandatory tourist taxes before your arrival.

Check-in time is at 17:00 hrs
Check-out is at 11:00 am (non-agreed late check-outs will incur on a 100€ charge per hour late)

*** HOUSE RULES ***

1. Parties, drugs, loud noise or any kind of disturbance towards the neighbors are completely forbidden, with a penalty of 400€ and possible eviction
2. Please observe quiet time between 10pm - 9am.
3. Respect your neighbors and be respectful in common areas (hallways, entrance, elevator, stairs).
4. Loss of keys will have a 100€ charge per key lost.
5. Smoking on interior areas will have a charge of 100€ + all cleaning fees involved.
6. Guests take full responsibility for any accidents, injuries or illnesses that occur while on the premises or its facilities.
7. Please leave the apartment in a respectable condition.

Not following those rules will incur on a monetary sanction and the full responsibility of any fines from the local administration or authorities.

Cute place with restaurants nearby. Really good communication. Quiet neighbourhood. Even had an elevator to make bringing suitcases up easy. Very spacious for the three of us. Would definitely stay again.

The apartment is very well located, right next to the Arc de triomphe so very easy to get around. The owner is very responsive which is nice. We were missing a set of sheets which they brought immediately after l sent a message. The apartment itself however is not very "modern" as indicated. There's a hole in the ceiling in one of the bathrooms that isn't mentioned in the ad which started leaking. Also the faucet in the other bathroom leaks continuously. To be noted, there is AC in the master bedroom but not in the very small room that has 2 single beds. Basically the apartment needs a lot of maintenance but if you're ok with that it's in a great location. maintenance.bathroom leaks

We stayed at this property 10/2-10/8 and we were appalled by the condition of the property. It's too bad we can't attach photos so travelers can see for themselves. The cleanliness was not due to a lack of housekeeping--it was neglected maintenance issues. WALLS: All of the walls were dirty--very dirty. Splatters of who-knows-what and dirty around light switch covers from gross unwashed hands. A fresh coat of paint in the entire apartment is desperately needed. Just yuk. BATHROOMS: The bathrooms both had mold. One day, water started pouring in from the ceiling and it was apparent that this has been happening quite a while-plaster is about to fall off the ceiling. The sink in the hallway bathroom drains at a snails pace so if you enjoy watching your spitty toothpaste slowly decend, quick claim the hallway bath as your own. BEDROOMS: The sheets and pillows were sad and worn (perhaps a relic from the Inquisition?). You might have better luck getting tossed in Spanish prison--I can only speculate. I guess I did get quite the exfoliation from the 100 grit sheets so my skin may have been a little glowier than normal. They should take advantage of the back sunroom area and put a vanity or mirror and/or extra bed. There is a chair back there that is so stained it needs to be burned. Find another apartment! Het appartement ziet er in de advertentie veel ruimer uit dan het in werkelijkheid is. Verder is alles aanwezig voor een goed verblijf (airco, vaatwasser, wasmachine, 2 badkamers, etc...) Helaas is het onderhoud van het appartement wat minder qua meubilair. Deuren, laden van kastjes die er half aan of inhangen, lampjes die niet werken. Het appartement is gesitueerd op de 4e etage, gelukkig was er een werkende lift aanwezig. Met een digitaal systeem kun je makkelijk binnenkomen alleen vonden wij het slot wat gammel... Via de vrbo app was er een makkelijk en vlot contact met de verhuurder. Dit was erg fijn! Het appartement ligt op een centrale plaats waarbij je verschillende leuke wijken van Barcelona in kunt lopen. Wij hebben een heel leuk verblijf gehad!

The location was perfect for what we wanted to do. Quieter area than the Gothic or Las Ramblas areas, but still so many restaurants and bars close by. Walked everywhere! Apartment could use some updating such as couches and decor, but the bathrooms were clean and modern. The electronic entry system was convenient so as not to have to keep track of physical keys. Unit considered on 4th floor, but it's actually 6 flights up. Incredibly small elevator but was so happy to have it at least for getting luggage up and down. Would stay again if we ever get back to Barcelona. Thank you to the host for allowing us to check in several hours early due to an early morning arrival.

This property could be top notch with a little TLC; for example, a fresh coat of paint throughout the apartment, and more towels and blankets for guests. The apartment had plenty of room and the kitchen and bathrooms were updated. The location is spectacular. Safe neighborhood, friendly neighbors, lots of restaurants in walking distance and close to metro stops. We would definitely stay there again.
