Cocoonr is pleased to offer this charming house with a swimming pool for rent. It has a floor area of 130 m² and can accommodate up to 12 guests. It comprises a lovely 50 m² living room, a fully fitted kitchen, four beautiful bedrooms, two shower rooms (with showers) and a garden of around 400 m². Wi-Fi (fibre optic) is included – we’re just waiting for you!

Situated in Yviers, in southern Charente, this Charente-style farmhouse is laid out as follows:

In the centre:
- A large 50 m² living area with a TV, a sleeping area with a sofa bed, a dining area and an open-plan fitted kitchen including: an electric kettle, oven, microwave, toaster, dishwasher, hob…

East side:
- Bedroom 1: a queen-size bed (160x200), a single bed (90x190) and a double sofa bed for two people
- Bedroom 2: a double bed (140x190)
- A spacious bathroom with shower
- A separate toilet

West side:
- Bedroom 3: a double bed (140x190)
- Bedroom 4: a queen-size bed (160x200) and one single bed (90x190)
- A bathroom with shower
- A separate toilet

For even greater comfort, the owners have decided to invest in the following additional facilities: barbecue, high chair, washing machine, cot, ironing board and iron.

Outdoors:
- A 6 x 3 m swimming pool (private, unheated) secured by an electric roller shutter, open from 1 May to 30 September.
- A 100 m² south-facing terrace with furniture to enjoy sunny days
- A beautiful, enclosed private garden of 400 m², facing south

The house is ideally situated in Yviers, in a very pleasant setting. You’ll find all the essential shops nearby, as well as boutiques, restaurants, bars and a market...

Things to do:
- Spend a Monday morning strolling through the Chalais market, one of the largest in southern Charente, to discover local produce and an authentic atmosphere.
- Visit the monolithic Saint-Jean Church in Aubeterre-sur-Dronne, an underground masterpiece in one of France’s most beautiful villages.
- Take a trip to Saint-Émilion to explore its wine châteaux and admire the medieval architecture.
- Discover the famous cognac houses in Cognac through guided tours and exhibitions showcasing their expertise.

Transport:
If you choose to come by car, you can park directly in the property’s private car park, which can accommodate up to 4 vehicles.
