#AzureNights - Posh 1 BR suite with patio oasis

The Azure is a newly renovated 1BR condo with all stainless-steel appliances and washer/dryer. The gorgeous fully stocked kitchen boasts a quartz island waterfall and countertops, dishwasher, garbage disposal. Unique features include a barn door, glass window enclosure, marble tile bathroom shower and floor, and a floating sink. Enjoy the private back patio oasis with lounge seating 9:00am-10:00 pm. Extra queen air mattress available.


LOCATION:
We are located in NE DC in a quiet neighborhood on the outer perimeter of the city, NOT RIGHT DOWNTOWN with all the tourist sightseeing/nightlife. The suite does have a few walkable places for coffee, convenience grocery shopping, and dining. Getting into the downtown area is about a 15-25 min drive of city driving depending on traffic and which part of town you go. ( PLEASE DO NOT BOOK this suite and then rate the location less than a 5 due to its proximity to downtown when this has been fully disclosed upfront.)

Also, we live right behind two local coffee shops so you can smell the roasting of coffee beans outside.

FULL DISCLOSURE ABOUT NOISES:
You will be able to hear some plumbing, noises, and footsteps from our guests staying in the unit above from the original squeaky hardwood flooring. For your convenience, earplugs are provided and white noise/music can be played using the sound machine or Alexa in the bedroom.

HOUSE RULES:
- No smoking/vaping/e-cigarettes, burning incenses or candles is allowed inside the suite. If you smoke outside in the patio area, you must properly dispose of ashes and cigarette butts in the provided ash tray for safe disposal. Marijuana use is NOT allowed on this property at all, inside or outside. If you must partake, you must fully leave the property and not loiter in front of neighbors’ houses.

- This is a quiet building and neighborhood. Please be respectful of voice levels when entering/exiting the suite, outside waiting on your ride, adjusting the tv/music levels inside the suite, and when using the patio to ensure there is no disturbance to my upstairs tenants and close-by neighbors.

- Outdoor hours are available for guest use between 9am - 10 pm. Voices and music volume must remain at a reasonably low level. No music is allowed after 8:30 pm to honor quiet hours.

- No additional visitors are allowed to come to the suite without prior host approval.

- The property is equipped with 3 EXTERIOR ONLY cameras at the front entrances and patio area of the building for security purposes . Also the suite has privacy-safe monitoring by Minut, a trusted partner of Airbnb. Minut noise decibel monitor doesn’t record audio, it just monitors sound decibel levels and sends guests a text message when sound decibels are above the set threshold.
