Welcome to your home away from home! Our coach house is designed with comfort and privacy in mind. Perfect for two families, couples traveling together, or friends who want to enjoy quality time while still having their own space.

Featuring 4 bedrooms, 2 washrooms, and two private entrances, the home offers beautifully connected yet separate areas so everyone can relax comfortably.

The Space:

Guest Access:
Guests have full private access to the entire Side Coach House, including all 4 bedrooms, 2 washrooms, kitchen, living room, laundry, and the private backyard.

• Two private entrances — one for each area of the home
• 3 dedicated parking spots (fits 3 small cars or 2 pickup trucks)
• The driveway is the only shared area with guests in the Main House

All indoor and outdoor amenities shown in the listing are exclusively for your group.

★ There are two separate homes on the property — the Main House and the Side Coach House. The Main House is rented independently and has 4 reserved parking spots. Your stay is in the Side Coach House.

★ Your group has 3 dedicated parking spots. The driveway is the only shared area between both homes. A detailed parking and check-in guide will be sent before arrival.

HOUSE RULES:

1. Parties, Smoking & Events:
No parties, events, or smoking anywhere on the property. This includes weddings, celebrations, or gatherings without written approval. Approved events must be arranged before booking, as pricing differs. Unauthorized events will result in eviction, forfeiture of the Security deposit, and a $500 per-night penalty.

2. Guest Policy:
Please include all guests in your booking. "all visitors are considered guests". The nightly rate is based on the number of registered guests, so reservations must reflect your actual group size.
If your guest count changes before your stay, let us know and we’ll update your reservation.
Any unauthorized guests, even for one night, will be charged $100 per guest, per night for the entire stay. This ensures fairness and prevents unauthorized events.

3. Noise Restrictions:
Quiet hours are from 10 PM to 7 AM. No loud music or disruptive noise at any time to respect neighbours.

4. Check-In & Checkout:
Early check-in and late checkout may be available upon request. Early check-in is $50 per hour (max 2 hours early).
Checkout is at 11:00 AM. Late checkout must be approved in writing; otherwise, a $500 fee or one full nightly rate may apply if you have not checked out by 11:30 AM.
This is due to potential same-day bookings and the 5–6 hours required for cleaning.

5. Accidental Damage
We understand accidents happen — no stress. Please inform us right away if anything is damaged. We carry Airbnb insurance + third-party coverage, so most accidental damage is covered. Honest communication helps us maintain the home for all guests.

6. Waste Disposal
For stays of 4+ days, please follow the garbage & recycling instructions video sent to you. Improper disposal may result in a $200 cleaning fee. For shorter stays 3 days or less, leave waste as is.

7. Supplies
Basic essentials (toilet paper, paper towels, soap, spices) are provided to get you started. Additional supplies are the guest’s responsibility.

8. Additional Charges
If rule violations, extra guest fees, pet fees, or additional charges exceed the security deposit, the remaining balance may be charged to the card on file. Any damages not covered by insurance will be responsibilty of the guest to pay.

Pet Rules

1. Keep pets off beds and sofas. A $200 cleaning fee may apply for hair or damage on bedding or furniture.
2. Pets cannot be left unattended outside. A $100 fee applies if pet waste is left in the yard.
3. Keep pets quiet, especially during quiet hours (10 PM–7 AM). Excessive noise may result in eviction.
4. Only approved pets from your booking are allowed. Unauthorized pets will incur a $200 per pet, per night fee for the entire stay.
