Please Note About Air Conditioning
* One of the **main-floor bedrooms** does not have a dedicated AC vent.
* The living room is air-conditioned, and cool air can circulate into the bedroom when the bedroom door is left open, particularly during the evening and overnight.
* A fan is also provided to help keep the room comfortable during warmer weather.
* Most guests find the room comfortable; however, if you are particularly sensitive to heat or temperature variations, we kindly ask that you take this into consideration before booking.

Guest access
Guests will have full and exclusive access to the entire house, including all 5 bedrooms, bathrooms, kitchen, dining area, living room, laundry, and backyard.

This is a private stay with no shared spaces—the entire home is yours to enjoy during your stay.

Important: The basement is a private area and is not included with your stay. It has a separate entrance and is occupied by a tenant with a completely independent living space.

Other things to note
No Smoking, No Parties, No Illegal Activity
- Smoking or vaping of any kind is strictly prohibited inside the house or within 15 ft (5 meters) of the property. A $300 fee will be charged for any violation.

- Parties and events are strictly prohibited. Any unauthorized gatherings will result in a $1,000 fine.

- Illegal drug use, abuse of any person, or harboring fugitives is not tolerated. Violation of this rule will lead to immediate termination of the agreement with no refund.

No Pets allowed
Pets are strictly not allowed. Failure to comply will result in a $250 CAD penalty.

Accurate Guest Count
For safety, insurance, and compliance reasons, all guests must be included in your reservation at the time of booking. A fee of $100 per guest per night will apply for any undisclosed guests.

Early Check-in & Late Check-out
Standard check-in time: 4 PM | Standard check-out time: 11 AM.
Need flexibility? Feel free to inquire—early check-ins and late check-outs are subject to availability.

Cleaning Policy
This is a cozy property, not a hotel. Regular cleaning during your stay is not included unless requested. Additional cleaning services are available for an extra fee.

Stay Extensions
If you’d like to extend your stay, please let us know at least 24 hours before your scheduled check-out. This helps us adjust schedules and avoid additional fees for rescheduling our cleaning team.
