For those unfamiliar with the geographic features of the Yucatán Peninsula, a cenote, pronounced “seh-no-tay”, is a natural deep water well filled with fresh water. Created when the ceiling of a cave collapses, these formations are popular for swimming, diving, and exploring. There are more cenotes along the Riviera Maya than in any other part of the world.
Tulum is a magical area full of natural wonders, historic sites, and picture-perfect beaches that combine to create a spiritually centered hot spot for tourism. With the rise in popularity of our beautiful town comes the bustling noise of development. Please understand that construction noise may be heard during a stay at this condo, primarily during daylight hours.
IMPORTANT CONSIDERATION:
Please note that our condo is located in a residential building with noise regulations and designated quiet hours. We want you to enjoy your time, but also be considerate of your neighbors. Moderate noise levels are allowed from 9 am to 9 pm, while conversational noise is expected from 9 pm to 9 am.
Electricity costs in Mexico can be quite high. Please be considerate and use the AC units only while you are at home, to keep consumption reasonable and affordable, we recommend turning off air conditioners when you're out exploring Tulum.

Regional Power Outages: The Mayan Riviera, despite its natural beauty, is still part of the jungle and subject to occasional power outages and other utility disruptions. These are common in the region, and we kindly ask for your patience should such a situation arise.

GETTING TO XALET TULUM
Exact Location:
GPS Coordinates: 20.2069379, -87.4505084 (Main security gate)
Landmark: Adjacent to the Tulum Police Station (we share a fence)
From Cancun International Airport (CUN)
Drive South on Highway 307:
After exiting the airport, follow the signs for “Carretera Cancun–Tulum” (Highway 307) heading toward Tulum/Playa del Carmen.
Stay on Highway 307 for approximately 1.5 to 2 hours (about 120 km / 75 miles).
Continue Through Playa del Carmen:
You will pass through Playa del Carmen and several smaller towns. Continue driving south on Highway 307.
Entering Tulum:
As you near Tulum, you will pass a large “Tulum” sign at the main roundabout. Continue straight ahead on Highway 307 for about 2 kilometers (1.2 miles).
Look for the Tulum Police Station on Your Left:
Keep an eye out for the Tulum Police Station on the left side of the highway.
Immediately past the police station, you will see the entrance to Xalet Tulum.
Arrive at the Main Gate:
Pull up to the security gate. The guard will open the gate for you.
Check-In:
Drive straight to the main lobby and check in with the concierge (available until 7:00 PM).
If you arrive after 7:00 PM, please check in directly with the security guard.
Once checked in, follow the signs across the footbridge to locate your condo.
From Tulum Airport

Head Toward Tulum Town Center on Highway 307:
Upon leaving Tulum Airport, merge onto the main road leading toward Tulum town, then connect to Highway 307.
