📌 COMMUNITY ACCESS: You will have access to all the community amenities, including the outdoor swimming pool, tennis courts, fitness center, lake and more. You`ll need to pick up the passes/wristbands at Member Services (inside the fitness center). Guests must have the passes on them while on Pocono Farms property. To play on the golf course, you must register through the golf pro shop.
📌 COMMUNITY ACCESS (POOL & BEACH): 12 people get wristbands. 6 get pool access. Under the age of 6 is free. If you want additional pool access, it is $10 per person. The beach and pool are available seasonally (Memorial Day through Labor Day) and open from 10AM to 6PM. Lake access is complimentary for all 12 guests. Please note that the gym and golf course are paid amenities. Feel free to reach out to us for more details regarding the associated fees.
📌 Please be aware that a Burn Ban may be announced at any time by the community. While the fire pit is one of the key highlights of this property, it’s crucial to follow all burn ban regulations strictly. Failure to do so may result in fines from the community, which guests will be responsible for. We will keep you informed in real time should any such announcements occur during your stay.
📌 Booking party must be age 25+, and must be present at the home for the duration of the stay.
📌 For VRBO or direct bookings, please note that even if a cancellation qualifies under the cancellation policy, the 10% payment processing fee is non-refundable. This is due to the fact that we use external payment processors like Stripe, which do not refund processing fees.
💡 While fireworks may be legally purchased, it is illegal to set them off on the property. Violators will be fined.

💡 Please never leave the firepit unattended for safety reasons.

💡 Please note that this property is pet-friendly; however, a pet fee applies. To ensure the fee is automatically added, be sure to include your pet in your reservation. We allow up to 2 dogs per stay—no other pets permitted.

💡 Please avoid soaking in the hot tub if you have lotion, body oil, sunscreen, or makeup on. These products can dirty the water and cause chemical reactions, leading to murky and cloudy water.

💡 Late check-out and early check-in may be available for a small additional fee, subject to availability.

💡 Any pets not disclosed or approved in advance will incur a penalty fee ranging from $250 to $500 per night.

💡 We kindly ask that pets remain off the beds and furniture. You`re welcome to bring your pet’s favorite bed or blanket to help them feel at home. Since the property is not fenced, pets must be kept on a leash when outdoors. Please note that any damage caused by pets is the responsibility of the guest and may result in additional charges.

💡 Cleaning services during your stay can be arranged for an extra charge.

💡 Trash disposal is simple and convenient with garbage cans located nearby, helping us maintain a clean property and allowing smooth pickup service.

💡 The property is situated in a heavily wooded area, so you may encounter wildlife, insects, and other critters. We recommend using bug spray if you plan to spend time outdoors.

💡 This community requires guest and vehicle registration for entry and access to amenities. While we won’t ask for your ID, security or staff at the gates may request to see it for verification.

💡 Guests can use the fitness center by presenting their wristbands; a daily access fee of $10 applies.

💡 As the primary guest, you are responsible for any fines or fees incurred during your stay. If a fine is issued, we will pay it on your behalf and request reimbursement after your departure.

💡 We provide a limited supply of starter essentials such as toilet paper, paper towels, and coffee, sufficient for the first few days. For additional needs, please plan to bring or purchase extra supplies locally, as restocking is not provided.

💡 During burn bans, all open flames—including propane fire pits and fire tables—are strictly prohibited. We appreciate your cooperation in keeping the community safe.

✔IMPORTANT ANIMAL LIABILITY INDEMNIFICATION
The Property Management Company (“Manager”) does not own, keep, or control any animals permitted on the premises and shall not be held liable for any injury, damage, or loss caused by any animal belonging to a guest, occupant, or invitee. Guests may bring pets onto the property only if permitted in writing by Manager or the Property Owner and only under the condition that the guest assumes full responsibility and liability for the behavior, supervision, and control of such animals.

The guest agrees to indemnify, defend, and hold harmless the Property Owner and Manager, and their respective officers, employees, and agents, from and against any and all claims, damages, losses, or expenses (including attorney’s fees) arising from:

-Any injury or damage caused by an animal kept or brought onto the property;
-Any failure to comply with local animal control or leash laws; or
-Any violation of the property’s pet policy or house rules.

Manager is not required to inspect, control, or monitor the presence or behavior of any animal on the premises. If Manager becomes aware of an aggressive or dangerous animal, Manager may immediately remove or require removal of the animal and/or terminate the guest’s occupancy without refund.
