**3/27 ATTENTION: Siding replacement project will begin 5/12. Each of the two buildings will take about 3 weeks and only one building will be worked on at a time. Expect some noise during this project, such as the removal of siding and the use of nail guns. Your balcony access will be limited for 1-2 days at most when the siding is replaced but should be completed in less than a day. We will notify you if your reserved dates fall on the date your balcony will be worked on.
Work hours are Monday-Friday, 7:30 am - 5:00 pm, with occasional Saturdays. No work on Sundays. We apologize for any inconvenience!**
Cypress n Sun on Gulf is a 3 bedroom - 2 bathroom beachfront condo that accommodates 6 guests. You get the best of both worlds!!! Intercoastal waterways out the front and Indian Rocks Beach access in the back. You will be sure to catch some beautiful sunrises and sunsets! Very comfortable and accommodating property. Updated home furnishings will make staying in a pleasure. The kitchen has everything you need to make a meal or to take a beverage out on the deck and enjoy the scenery. Walking distance to a few shops and restaurants! Your own beach access makes it easy to pack up your beach wagon & chairs and head to the Gulf. The unit also comes with adult bikes you can take and tour the town of Indian Rocks Beach and Indian Shores. Across the street is also a fishing dock that's right on the intercoastal waterway! Everything you need to make memories can be found at this condo.
Kitchen: Refrigerator, stove/oven, microwave, dishwasher, toaster oven, blender, crockpot, and a coffee station with Keurig and drip coffee maker. Basic dishes and utensils are provided. Basic spices, cooking oil, and coffee filters and/or pods are not always available.
Dining Room: Table with 6 chairs and 4 counter stools.
Living Room: Sofa, loveseat, ceiling fan, TV & console table, games & puzzles.
Bedroom #1: The master bedroom has a King-size bed, sitting chair, 2 nightstands, desk w/ chair, dresser, luggage rack, ceiling fan, and an en-suite bathroom.
Bathroom #1 (En-suite): Has a step-in shower and single vanity. No tub.
Bedroom #2: Queen-size bed, desk w/ chair, TV, nightstand, and ceiling fan.
Bathroom #2: Double vanity, soaking tub & shower combination.
Bedroom #3: 2 twin beds, desk, 2 end tables, bookcase, TV, chair, and ceiling fan.
Laundry: Washer and dryer closet.
Deck: 4 Adirondack chairs with a bar top table and 2 ceiling fans.
Beach Locker: 4 beach chairs, 2 boogie boards, beach wagon, cooler, and adult Bikes
Notes: Grilling is not allowed on the property. All guests must abide by the HOA rules and regulations. An HOA agreement must be signed before check-in.
*This unit is on the second floor. The ground floor is parking. There are no elevators.

Important Information
House Rules:
1. No smoking/vaping in the unit. No illegal substances on the premises.
2. No parties or events.
3. No pets. Please notify management of any service animals.
4. You are vacationing in a residential area, please be mindful of noise during all hours. Quiet hours start at 10pm and you must adhere to local noise ordinance.
5. Rinse off and return any and all beach equipment at the end of each day. Do not leave equipment out overnight.
Renting Requirement Policy: The guest booking the reservation must occupy the unit for the duration of the stay and is required to be 25 years of age minimum. Adults may not rent a unit for anyone under the age of 25, they must be actively present at the rental unit.
Maximum Guest Occupancy Policy: Adherence to occupancy policies and limits is strictly enforced. The guest count may not exceed the maximum guest occupancy at any point in time, including any pre-approved day guests. These policies are in place for your safety and the protection of the vacation home and the vacation rental industry. Violation of these policies may result in immediate eviction with complete forfeiture of all monies paid. Please contact management to request a pre-approval for any day guests. Additional guests that will exceed the maximum occupancy will automatically be denied.
HOA Association: Renting this condo requires you to abide by the rules and guidelines set by the HOA association. Upon booking, you will be required to sign an HOA Association Rules & Guidelines agreement. This agreement must be completed before check-in.
Toiletries: Guests should bring their own toiletries, dishwasher pods, and laundry pods. Each unit will have two rolls of toilet tissue per bathroom, soap for every sink, a trash bag, and at least one roll of paper towels in the kitchen. 2 dishwasher pods and 2 laundry pods are also provided if applicable to the rental. We provide one set of bath towels per guest. For guest convenience, we also provide beach towels. All linens are provided.
Parking: This property provides 2 parking spaces. There is no guest parking.
