Kanipali Mission Bay occupies one of the most coveted addresses on Sail Bay, a bayfront position on Bayside Walk where the pool deck, the spa, and the cabana bar all face directly onto the water, and where the bay's daily rhythm of paddleboards, sailboats, and shore birds plays out like a private show from your sun lounger.

The main living level is anchored by an open-concept kitchen with prep island and bay views, a dining area, and a living room with gas fireplace that opens to the pool deck through wide glass doors. Upstairs, a second full living room with its own fireplace and Murphy bed connects three king bedrooms to private balconies and terraces with unobstructed bay and coastal views. The primary suite adds a steam shower, soaking tub, and a private balcony that makes checking out genuinely difficult.

The property has a gorgeous outdoor area, including pool, a full bathroom and complete outdoor kitchen. We enjoyed all of this A LOT. However, the interior has some big flaws. This is a premium property, as reflected by the price, and yet the carpet upstairs was very worn and stained, and the walls showed a lot of wear—didn’t appear to have been painted in some time. In addition, all interior doors (bedrooms and bathrooms included) are vented louvered doors, which means there is NO privacy. The family room was large enough for all 10 of us to enjoy and the kitchen was nicely appointed, but the dining table seats only 5. There are no extra chairs to be found. The only choice for meals was for half of us to sit outside and half inside. Not great. We asked for folding chairs and were told to sit outside. Just not what I would expect when spending this kind of money for 6 nights.

Great house and location

Second time staying at this house because we loved it so much the first time and it still did not disappoint. The main level living room has been updated which was nice to see (no more old carpet and too small sofa). The pool is amazing and the location is fantastic! However for the price, the master suite is in desperate need of an update-old window coverings that are broken and let in too much early morning light and a hard to use tub/shower. The cleaning could have been better-cob webs in areas and dirt on tile downstairs (admittedly hard to clean though and they were still cleaning at check-in time). We had trouble with the hot tub and we ended up having to search online for the manufacture instructions to get it resolved. But nonetheless, a wonderful stay and would stay here again!

Disappointed with Property, but Good Management

The Good: - Management felt professional, orderly, and kind, which was all quite welcome. - We made good use of the concierge service and it made life easier for us as a family. - The location was solid, some good access to Mission/Mission Beach and reasonable drives to La Jolla, San Diego Zoo, and other attractions. The Bad: - This property is not as nice as the pictures convey. The blinds are dirty, the glass windows are either old or dirty, the carpet is very worn and torn near the kitchen, the downstairs toilet seat was misaligned, the outside entertaining area is rusty/scaled, the front door doesn't entirely close at the top of the door, and the downstairs gets very cold at night. - The pool is very expensive to heat ($100/day) and it didn't seem to get to 86 degrees. It hovered around 84 degrees. - The garage has a support beam in the center. We couldn't park our SUV inside either of the two spaces and open the driver or passenger side door. - Lastly, the bay side of this house was not useable as a beach while staying. This was not communicated to us and was a big part of the appeal in addition to the Pacific side. There was a large trench (maybe to protect the homes from recent storms?) in place and it was more like a sand road for sanitation crews, etc. - There is no key pad giving entry to the most obvious door of entry in the side parking area. Every time we came home we either had to walk around the entire property or through the garage. - Overall, this place feels like it was renovated 10-15 years ago and has really been through that much in renters.

Great location, pool and hot tub is the envy of the boardwalk

We had a fantastic time here. The pool and the hot tub are definitely the envy of anybody walking on the boardwalk. We enjoyed our time hanging out in the hot tub relaxing in a little oasis with a view. Location is also great to walk the bay side or ocean side. Would stay here again!

Spectacular location with great customer service

What a great location: Five steps from Mission Bay and five minutes from the Pacific ocean. Very well maintained property with excellent amenities including a nice pool, elevated spa and outdoor cooking area. Great views throughout the day and night. Excellent service from the management company with timely updates and clear instructions. We will be coming back for sure!

Beautiful spot on the bay with easy access to everything. The home is very nice but we had to contact the management on multiple occasions to get access to the outdoor kitchen and a few maintenance issues. Very little paper supplies for a house of this size. Would rent it again but would be sure it’s ready before showing up.

Mission Bay Beachfront Gem

The layout of the house is exceptional with comfortable living areas on both floors and full bathrooms (most with walk-in showers) everywhere you turned. There's even one in the cabana area next to the pool which allowed us to shower after coming off the beach before tracking sand into the house. The kitchen is well appointed with stainless steel appliances and a breakfast bar. The gas fired stove has a pot filler capability located on the wall above it. There's a circular dining table with seating for 6 conveniently located next to the kitchen. The dining area has a wine cabinet recessed in the wall in the back corner for chilling bottles of favorite wines. The cabinet appeared to be large enough for 10+ bottles. The beds were very comfortable...even my 70+ year old body woke up refreshed. The location was perfect for watching beautiful sunrises over the bay each morning...and if we wanted to watch a sunset, all we had to do was walk a couple of blocks west to the ocean. The TV in the master bedroom didn't work, but there were living areas on both floors with comfortable seating for watching our favorite shows. Our only major disappointment was the water temperature in the hot tub and the pool. We paid an additional fee to have them heated, but they never reached a comfortable temperature. We spent a lot of time pool side...the landscaping is marvelous...but the pool and the hot tub didn't get much use due to the water temperature. Although we didn't take full advantage of the outdoor kitchen in the cabana area, it does have seating for 4 at a bar, a sink, a stove with a cooktop, as well as a refrigerator, dishwasher, and barbeque grill (in addition to having a full bath with walk-in shower). Overall, the location is fabulous. The Mission Bay water is clean as is the white sand beach located only a few steps from the front door. This house is perfect for a large family or group of friends to gather and enjoy time together. There are multiple french doors that open to the outside and bring the incredible San Diego climate into the house. While we were there (the 1st week of August), the high's were in the mid 70's and the lows were in the upper 60's. In addition to the large quantity of doors, there were windows everywhere that provided panoramic views of the beach and the bay. We didn't want to leave.
