In the commune of Rosières, we offer you this charming 120 m² house in a green setting, air-conditioned with swimming pool, which can accommodate up to 6 travelers. It comprises an attractive 35 m² living room (with fireplace), a fully-equipped kitchen, three bedrooms, two bathrooms and a 1,300 m² garden.

The dwelling is composed as follows:
Ground floor:
- A 35 m² living room with TV, fireplace (wood supplied as an extra), sofa and dining area.
- A fully-equipped kitchen with electric kettle, oven, microwave, toaster, dishwasher, hotplates, filter coffee machine...
- Veranda with cosy seating area and ceiling fan.
- Bedroom 1: queen-size bed (160×200).
- Bathroom with shower and bathtub.
- Separate WC.
First floor:
- Bedroom 2: queen-size bed (160×200).
- Bedroom 3: double sofa bed and desk.
- Bathroom with shower.

Exterior:
- A swimming pool (private, unheated) open according to the weather from May to the end of October (opening dates non-contractual), secured according to standards and measuring 9×4 meters.
- A lovely 1,300 m² garden, not overlooked, wrapping around the house.
- A 12 m² south-west-facing terrace with furniture for enjoying fine weather.

For even greater comfort, the owners have decided to invest in the following additional equipment: barbecue, highchair, washing machine, cot, plancha, ironing board and iron.

The house is ideally located in Rosières, in very pleasant surroundings. In Rosières, you can benefit from all the essential shops nearby, as well as boutiques, restaurants, bars, markets... in the surrounding area.

Activities :
You can enjoy all the picturesque sites of this beautiful region: medieval towns, (Joyeuse is a recognized cultural center) historic centers, castles, museums..., Natural and unusual sites: Vallon pont d'Arc, Gorge du Chassezac, grotte Chaumet, gorges de la Baume, Défilées de Ruoms, Bois de Païolive, canyons, miniature villages, rond de Fade, dinosaur footprints, cave sarcophagi, caves, avens..., and a wealth of leisure and sporting activities: canoeing-kayaking, climbing, Via Ferrata, accrobranche, hiking on the mule track, go-karting, cycle touring, swimming in the Beaume river just 10 minutes away on foot. ..

Transportation :
If you choose to come by car, you can park directly on the house grounds (4 vehicles).

For other modes of transport, here's some information you may find useful:
- Nearest train station: Montélimar station, about 55 minutes away by car.
- Nearest airport: Nîmes airport located about 1h50 away by car.

Other remarks :
- Free Wi-Fi available.
- The fireplace is functional, wood is provided on request from the person on site, at extra cost.
- Pets allowed (1 pet only) for a supplement of €35/stay. For hygiene reasons, pets are not allowed in the swimming pool. They may swim in the river. Please do not leave any evidence of their presence inside or outside.
- End-of-stay cleaning includes preparing the accommodation for future visitors. Please leave it in a clean and tidy condition, and clean appliances after use, empty garbage cans and fridge, and remove bed linen from beds. Thank you in advance.
- Bed linen and towels are not included and can be provided on request, at extra cost (rental and payment to be made with our partner on site). 20€ per double bed, per bed and sofa 10€ per set of sheets, 6€ per person for 2 towels (small and large).

To ensure your stay is as pleasant and comfortable as possible, this accommodation is managed in partnership by the Book&Pay team (ad management and reservations service) and Bien louer Conciergerie (concierge / housekeeping service).
