The Space:

Opening

This spacious two-bedroom, two-bathroom apartment on the 4th floor of Luxia Residencial sleeps up to four guests in Playa del Carmen's quiet Ejidal neighborhood. With three private balconies overlooking the pool, you're just seven minutes from the Caribbean beach and 5th Avenue, yet tucked away in a residential area where you can actually relax. The apartment spans 1,400 square feet, giving families and remote workers plenty of room to spread out.



Bedrooms Bathrooms

The primary bedroom features a king bed, ensuite bathroom with walk-in shower, and generous closet space. The second bedroom offers a queen bed and its own closet. Blackout curtains in both rooms mean you can sleep in after late nights exploring the Riviera Maya. The second full bathroom also has a walk-in shower.



Living Dining Kitchen

The open-plan living area centers around a sectional sofa and smart TV—great for movie nights after beach days. The dining table seats four comfortably. In the kitchen, granite countertops and a breakfast bar give you plenty of prep space, and the full suite of appliances means you can cook as much or as little as you like. Stock up at Soriana supermarket three minutes away and save your dining budget for trying local spots like Bendita Costilla or Migrante Café.



Outdoor Amenities

Step out onto any of the three balconies to catch pool views and fresh air. Down in the complex, the main swimming pool and separate children's pool are surrounded by well-kept gardens. There's a fully equipped gym if you want to keep up your routine, plus a BBQ area with outdoor seating for grilling your own catch of the day.

You're a three-minute drive to Centro Maya shopping center and fifteen minutes to Chedraui supermarket. Beach chairs and a cooler are provided for your beach trips. The famous ALUX underground cave restaurant is two minutes away, Xcaret is fifteen minutes, and you're perfectly positioned to explore cenotes, Tulum, and Cozumel throughout your stay.

The Neighborhood:

The apartment is in Luxia Residencial, located in the Ejidal neighborhood of Playa del Carmen, an area which is predominantly residential, near schools, parks, and the Centro Maya shopping mall.

- 7-minute drive to the beach and the famous 5th Avenue in Playa del Carmen’s city center. 5th Ave is one of the biggest tourist attractions lined with restaurants, bars, cafes, boutique & souvenir shops & plenty of people-watching!

- Vibrant shopping malls in town off 5th Ave like Paseo del Carmen, Quinta Alegria & Calle Corazón plus boutique stores, international chains & more.

- Closer to the apartment is Centro Maya shopping center which is about a 3-min drive. There you’ll find a big grocery store called Soriana, restaurants, cafes, shops, banks/ATMs, a Starbucks and more.

- 2-min drive (.4 miles|700 meters) from the apartment is the famous underground cave restaurant in Playa called ALUX. For a small fee you get a drink and walk through to check it out or spend an evening dining there. It’s a definite must see when visiting the area.

- You’ll find golf courses too like Hard Rock Riviera Maya or El Cameleon at Mayakoba golf courses within minutes drive.

Getting Around:

The apartment is about a 50-55 minute drive from the Cancun International Airport (CUN), 57 km/35 miles away. When you arrive at the property, if you’re arriving by car, there is a designated spot for the apartment in the underground parking lot. There is additional parking on the street near the apartment for free.



When in Playa del Carmen city center, be aware of the paid parking meters that are in effect from Monday to Sunday, 10 am to 10 pm. You’ll have to look for the parking post to pay the meter and display your receipt on your car’s dashboard.



For any sightseeing or activity further away, you can easily rent a bike, take a taxi, or go by ‘colectivo’ (shared-ride vans) where you need to go.

Other Things to Note:

Please note: Starting Monday, August 3, the main pool will be closed for approximately 4 to 5 weeks for scheduled repair and maintenance work. During this time, the pool will be drained, cleaned, restored, and refilled. Management has scheduled these works before the start of the rainy season to help avoid weather-related delays.



There is no elevator in the building. Guests must climb stairs.



Wi-Fi, SmartTV, washer/dryer, bed linens, beach and bath towels, kitchen equipment and some bath essentials are all provided complimentary. However the bath items are not replenished so when you run out you'll need to purchase more. If you'd like us to arrange a grocery trip and stock the place for you, just let us know in advance! We can arrange airport transfers too.



A daily allowance of 20Kw/Day of electricity is included for short term rentals. Additional consumption will be charged at 6 MXN/Kw. Electricity is not included for bookings of 7 days or more. On arrival, our local team will take a meter reading, and again on departure. You will be billed after check out for any additional consumption. Help us save energy by using the AC only when needed, avoid leaving it on if you are not in the property and close all windows and doors when you use it.




There's no daily housekeeping but if you need a cleaning service during your stay, it has an extra cost. Please let us know in advance. This service does not include changing the bed linens or towels. If you would like to add this service, additional fees will apply.



Guests will be requested to sign a Rental Agreement upon booking confirmation.



A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.



There are surveillance cameras on the property, strictly for security reasons, to ensure guests' safety. All cameras face outdoor areas only.



HOUSE RULES:

- Travelers must be at least 21 years of age or older to book.

- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $200 penalty.

- No parties or events are permitted, illegal activity is prohibited and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.

- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.

- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.

- Renters may be required to provide a government ID on the day of checking in or during your stay.

- Please avoid moving furniture.

- Pets are not allowed unless there is prior authorization and an extra fee may apply if such is given.

- Please avoid hanging towels or clothes on the balcony/terrace railings.

- Please use the safe box for all your valuables. We will not be held responsible for any loss or theft.

- Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. Glasses, glass bottles, food or coolers are not allowed in the pool, the use of disposable or plastic glasses are allowed.

- Leaving the parking gate open will be subject to a 1500 pesos fine.



Services such as electricity, water, and internet are provided by external companies. While these services are generally reliable, occasional outages beyond our control may occur. We appreciate your understanding.
