** DETAILS TO NOTE **
-Please be aware that seaweed is a natural phenomenon that hits Quintana Roo beaches, especially during the summer months (Apr-Oct). While the local team at Xaman Ha and the municipality make every effort to clean up the seaweed, it can still impact beach conditions and your ability to enjoy the ocean. As it decomposes, it may also produce strong odors. Please make yourself aware of the current state of the seaweed, as we cannot offer refunds for any issues related to seaweed.
-There is a grill on the deck but it is not for guest use as the common area administration does not allow guests to grill on the decks of the properties. There are large grills down by the pool that guests can use.
-Your booking automatically includes a damage protection policy. Should any minor accidental damages occur during your stay, we will cover you up to $1,000. We understand accidents happen, so we've got your back! However, if we determine damage was willful or negligent, we will charge an additional cost based on the damage itself.
-We have a no-tolerance rule about parties and loud noise, so please be aware that complaints from neighbors, notifications from authorities, notifications from our noise monitoring software, or any other proof of disruptive behavior or loud noise between 10:00 PM and 8:00 AM will result in fines of up to $1000.00, possible eviction and / or possible legal action if authorities are involved.
-Every year during low season months construction noise is possible (Sept/Oct annually) - no refunds offered for noise issues.
-Snack-Bar may be closed due to low occupancy during low Season, Sept-Oct
