OCCUPANCY DETAILS AND COMMUNITY GUIDELINES

Strict Headcount Limits: Our base rate covers up to 2 guests, with an absolute maximum property capacity of 4 guests total. Please ensure your booking reflects your exact party size.
Rate Adjustments: An additional nightly fee applies for each registered guest beyond the base of 2 (up to the 4-guest maximum) to cover utility usage and linen turnover. To ensure a comfortable and safe stay for everyone, a maximum of 4 guests are permitted on the property at any time. This number includes all adults, children, and infants. Only the guests included in the original booking are allowed to stay at the property at anytime.
No Unregistered Visitors: Estate access is strictly granted to registered booked guests only. Unregistered any time visitors are entirely prohibited on the premises due to liability, insurance, and local municipal compliance.

Property Access Notice: Property access is granted exclusively to registered guests and pre-approved pets to ensure safety and strict city ordinance compliance. Unregistered visitors and unauthorized animals are strictly prohibited.

SCHEDULED ESTATE MAINTENANCE

To keep the estate pristine, the yard, garden, and exterior premises are maintained regularly. Please note our weekly service schedule:
Tuesdays (5:00 AM – 5:00 PM): Neighborhood garbage and recycling collection.
Tuesdays (8:00 AM – 6:00 PM): Professional pool servicing. Brief patio access is required for the technician. The pool will be temporarily unavailable only during the active cleaning window for guest safety.

CRUCIAL BOOKING REQUIREMENTS AND PLUMBING PROTOCOL

To guarantee a seamless experience and maintain our pristine estate condition, all guests are required to thoroughly review the Short-Term Rental Agreement and House Rules and explicitly confirm their acceptance prior to finalizing their booking.

Mandatory Plumbing ProtocolThe estate utilizes a sensitive, high-efficiency plumbing system. Compliance with the following infrastructure rules is strictly mandatory:

Flush Organic Waste Only: Only organic human waste may be flushed down the toilet.
Use the Trash Bin: Do NOT flush toilet paper, baby wipes, wet wipes, paper towels, trash, or feminine products. A dedicated, hygienic waste receptacle is provided next to the toilet for these items.
Handle Operation: When flushing, you must press and hold the handle down firmly until the bowl clears completely.
Drain Care: Do not discard food debris, hair, or grease into kitchen sinks or bathroom drains.
Blockage Penalty Notice: Flushing improper items causes immediate plumbing blockages. Guests will be charged a mandatory minimum $200 maintenance fee per affected area and are fully responsible for all resulting damage repairs.
Smoking/Vaping PolicyIndoor smoking and vaping are strictly prohibited to keep our sanctuary premium, odor-free, and safe.
Smoking is permitted outside only in designated exterior areas.
