La Marginella in its entirety: an 18th-century organic farmhouse estate in the Tuscan hills above Pescia, available as an exclusive private rental for up to 14 guests. Four private apartments, three working fireplaces, a wood-fired jacuzzi in an ancient olive grove, a cold plunge, an outdoor gym and fitness zone, a reading area under the olive trees, a swimming pool with valley views — yours alone, whether for a week, a fortnight, or an extended stay of one to four months.

This is not a group staying in rooms within a larger operation. For the duration of the booking, the entire estate — buildings, grounds, groves, pool, wellness facilities, hillside — belongs to your group, and to no one else. No other guests. No shared amenities. The hillside is yours.

When La Marginella is booked exclusively, the entire outdoor wellness zone is yours — no other guests, no shared use. For an extended group stay this becomes the social and physical centre of the property.

Living Through the Seasons
La Marginella is a genuine year-round property. Its amenities are deliberately built for both extremes of the Tuscan year, which is why extended stays work as well in November as in July.

Cooler months (October to April): the working stone fireplace becomes the centre of the apartment, with firewood completely free and replenished throughout the stay. The outdoor wood-fired jacuzzi and cold plunge are used more, not less, in winter. The olive harvest happens in November — guests can watch or join. The Lucca Christmas market runs through December. The Grotta Giusti thermal cave at Monsummano Terme becomes a weekly ritual.

Warmer months (May to September): the swimming pool with valley views is the centrepiece; long lunches on the shaded terraces; BBQ dinners in the outdoor dining area; the trail network through the hills is at its best; the olive grove is at its greenest and most fragrant. Year-round throughout: the outdoor gym, the reading area under the olive trees, WiFi, heating, unlimited mineral water.

Extended Stays 1–4 Months — Any Season
The Estate is available exclusively for stays of any length, with extended stays of one to four months actively welcomed. Significant discounts apply automatically for stays of 1, 2, 3 and 4 months, and rates displayed at booking include these discounts. Deepest reductions apply to off-season stays (November through March).

For a group of up to 14 on an extended stay, La Marginella offers what a hotel or resort cannot: total privacy, four separate apartments so no one lives in each other’s pocket, three fireplaces as social centres, a full outdoor wellness zone exclusively yours, and an actual Tuscan hillside to walk around every day. For an extended-stay group, Giovanni becomes less a host than a private steward of the estate for the length of your booking. His colleagues Francesco and Giulia work alongside him and are on-site throughout.

Pricing
Significant discounts for extended stays of 1–4 months at exclusive-booking rates. Rates displayed at booking include the applicable discount for the length of your stay. Deepest reductions apply to off-season stays (November through March).
WiFi, water and electricity are included across all four apartments. Heating is billed separately based on real consumption across the estate — historically approximately €300/apartment/month.

Firewood for all three fireplaces is completely free throughout every stay.
Professional cleaning available at additional cost — Giovanni will arrange at any frequency required.
