Art-filled, stylish, brand new construction home in Palm Springs at the foot of San Jacinto with a 180 degree panoramic mountain view. There is truly no better view in the Coachella Valley, architecturally framed by two sets of giant foldaway doors in the great room which open to the mountains while you hang out, dine, swim, workout, & more! A day in the life: Imagine waking up in the desert in a white modern high ceiling gallery, full of natural light through huge sliders. Grab a cup of coffee and sit on the bouclé outdoor sofa by the 30 foot pool (one of the largest in our community!) and hot tub and stare at the best view of Mount San Jacinto in Palm Springs. Totally private. All yours.

Once caffeinated, you can choose to kickstart your day with a walk through acres of olive groves, a lululemon studio yoga class in the front bedroom, a workout with provided kettlebells in the compound, a trip to the complex’s super modern gym and/or yoga studio, a lap swim, or a long soak in the hot tub with a view of the tram at the top of San Jacinto.

Breakfast at the dining table provides a full indoor/outdoor lifestyle with an incredible view of the mountains while you plan your day. Work at one of two electric sit/stand desks (one with a 49 inch curved monitor like nothing you’ve ever seen), or vacation by taking a tram trip up the mountains for a hot chocolate at the peak!

Go out in Palm Springs for the huge variety of fun places, great restaurants (Sherman’s Bakery! Sandfish Sushi! Clandestino!), incredible bars and social scene! Try a drag brunch at the Saguaro. Thursday nights downtown Palm Springs shuts down for a street fair full of local artists and chefs – easy parking, easy walking, easy fun. Shop for art on El Paseo for first Fridays (free champagne!). Friday and Saturday nights before heading out stop by the community complex, where a private bar serves the most delicious drinks and great company!

When you’re done with any outing, return to a serene gated community to relax in front of one of four art tvs (85 inch in the living room, 75 inch in the primary suite) or a late night swim with a yard that is fully illuminated with its own palm trees and gas fire pit. Play a game of pool or ping pong on the brand new outdoor pool table!

Professionally designed for maximum comfort, functionality, and aesthetics, this incredible retreat offers the private indoor/outdoor lifestyle that Palm Springs is famous for! This home was completed in December 2022 and is brand new, with ten foot ceilings, floor-to-ceiling glass/tile showers that cannot be beat, separated sinks in the primary suite, blackout curtains in all bedrooms, and direct access to the hot tub and outdoors from two of the three bedrooms (including the primary, where its just a few steps!).

Three bedrooms and two and half bathrooms are in this giant 2300+ sq foot house (a rare size in Palm Springs), complete with another 4000+ sq ft of outdoor space and an attached two car garage, including Level 2 EV Charger. The appliances are all brand new and all Samsung smart devices, including a colorful refrigerator with glass doors, two ice cube sizes, a self-filling water pitcher, a beverage center, and more! The oven has an air fryer built in, perfect for leftover French fries or onion rings. The four televisions are all smart Frame TVs, which means when you turn them off they display curated art in dimmed lighting inside a picture frame so that you cannot tell they are not actually framed pieces of art on the walls (see the photos). The outdoor space includes a lap pool, hot tub, outdoor dining, a gas fire pit with four chairs around it, a soothing meditation space we call the ‘Green Room’, a workout space, a living space, and two sun worshipping loungers – all under the palm trees and artful multicolor outdoor lighting.

This is a 90 acre olive grove filled gated community with a ten million dollar amenities complex with its own bar, coffee shop, gym, yoga studio, demo kitchen, u-pick gardens (planted and managed professionally), two dog parks, two bocce ball courts, two swimming pools, a giant hot tub, and much more! Go for a walk among the olive groves, have a drink at the bar (open Friday and Saturday nights), enjoy gorgeous sunsets over the mountains and windmills – it’s quite the life. We love this house and our community quite a bit. The development is only 200 homes, some of which are still under construction (not within earshot though).

Additional rules BY AGREEING TO BOOK, YOU ARE ALSO LEGALLY AGREEING TO THE TERMS AND CONDITIONS BELOW. PLEASE READ CAREFULLY BEFORE BOOKING!

•Responsible party booking this reservation must be at least 25 years old and present for the entire stay booked.

•This space is set up for 6 adults/kids plus 2 children 12 and under per our Palm Springs short term rental permit. Please adjust your guest count accordingly prior to booking. A maximum of 3 cars are permitted at the property at any time.

• This home is not child proofed. Cabinets are not secured, there is a pool and hot tub without child locks, we do have breakable items in the home. We welcome adults who bring well behaved children but we expect them to fully supervise their child at all times and do not advertise or guarantee that the home is in any way child safe /child proofed.

• NO CHECK-IN ON HOLIDAYS. If your reservation start date falls on any holiday listed you will need to rebook your check-in date. Thanksgiving Day, Christmas Eve & Day, New Years Day, Easter Day, Memorial Day, 4th of July, & Labor Day.

***Heating the pool for your visit is optional, and is an additional $95 per night of your visit. Please let us know at least 48 hours in advance if you would like to choose this option!

•There are noise ordinances here in PS, so NO MUSIC is allowed outside on any device at ANY TIME. In addition, there can be no outdoor noise after 10PM. There is NO MUSIC ALLOWED OUTSIDE. NO music on your phone, bluetooth device - NO MUSIC. If someone reports you to the City of Palm Springs, or the police, you will be responsible for ANY & ALL fines and you can and will be subject to removal from the property with no refund for unused time. The minimum charge is $500 if they are called out and if a complaint is made to our staff, city compliance, or the police, and/or citation is issues you will be asked to leave immediately with NO refund - so PLEASE have fun but bring it inside after 10PM and remember about the music being a NO NO at anytime outdoors - not even inside with doors open so it can be heard outside.

• 12.5% tax has been charged as a “Transient Occupancy Tax” per the City of Palm Springs requirements.

•Bookings over 28 nights are not subject to TOT tax.

•Additional cleaning fees will be added for stays over 10 days. A cleaning rate of $425 per cleaning will be added bi-weekly per week of your stay and requested through the resolutions center. Cleanings will be arranged weekly/biweekly to accommodate guests schedules.

•An outside contract is required by the city of Palm Springs will need to be read and signed prior to your visit. A link will be sent after your reservation is confirmed. The responsible guest on the reservation will also need to provide a photo of their government issued ID as required for short term rentals in the city of Palm Springs and must be present for the stay.

•All guests will need to read and sign the Good Neighbor Form and a face to face greeting at check in is required.

•Surveillance or recording devices on property - Ring camera at front gate to monitor entrance and and noise monitoring device inside main living area and pool area; It does NOT record actual sounds or conversations, it simply monitors the noise level (measured in decibels).

HOUSE RULES-

•Check-in is after 3PM

•No parties are allowed- although, having a few guests (up to 4 between the hours of 10AM and 10PM) over for dinner and drinks is encouraged. We want you to enjoy your time without a bunch of rules but please be respectful of the space and of our neighbors.

•This is a NON-smoking unit -- NO smoking inside but you may smoke outside provided ashtrays are used and sliding doors and windows are closed. If discovered that guests have been smoking indoors, the booking party will be responsible for a minimum $500 cleaning fee.

***TOILET*** DO NOT THROW ANYTHING BUT TOILET PAPER INTO THE TOILETS. All other garbage (i.e. Tampons, baby wipes, paper towels, etc) is to go into the waste basket.

•Please DO NOT bring glasses in or around the pool or spa. There are plastic glasses provided for pool and spa use.

-Please bring all trash and recycling to the large bins when removing from the home. Thank you!

•Please DO NOT leave any flammables such as candles, incense unattended.

•Please keep the house reasonably clean and organized.

•Missing and/or stained TOWELS will be charged to the guest at a rate of $50 per item. Other linens will be charged accordingly for replacement. Brooklinen sheets and/or duvets will be charged at $195 per set for any stains or damage. ANY BROKEN OR MISSING ITEMS will be charged to the guest accordingly.

•We do allow PRE-APPROVED well behaved dogs with an additional pet fee. We DO allow service dogs. They must be kept off furniture and picked up after they do their business.

PERSONAL PROPERTY LEFT BEHIND: If found, any items left behind will be mailed back upon request via USPS. The cost of shipping, shipping container and any packing materials will be charged to the responsible guest along with a handling fee of $25.
