The Space:

Experience the ultimate family vacation in this modern four-bedroom, three-bathroom townhome in Regal Oaks, Kissimmee, sleeping 9.



SLEEPING: a master bedroom with a king-size bed and en-suite bathroom, a second bedroom with a double bed and a single bed, and two more bedrooms each with a queen-size bed. All bedrooms are air-conditioned with plenty of closet space.

LIVING: an open layout that brings the kitchen, dining and living spaces together – a fully equipped kitchen with refrigerator, oven, microwave and dishwasher, a dining area for meals together and a comfortable living room with TV. Washer and dryer available in the common area.

OUTDOORS: a patio with your own private jacuzzi – heating included.

RESORT: Regal Oaks guests have access to the community pool and free parking on the premises.



LOCATION: 15 minutes to Walt Disney World, close to Old Town, US-192 and the Kissimmee shopping and dining corridor.



Guest Access:

Enjoy complete access to all areas of this spacious townhome. You'll have the run of the place, including the comfortable living room, the fully equipped kitchen for preparing meals, and the dining area for family gatherings. Each of the four bedrooms is private and offers a cozy retreat. Make use of the three full bathrooms. Step outside to your private patio or balcony. Don't forget to take advantage of the resort amenities, including the inviting communal pool. You'll also find a convenient washer and dryer in the common area. Free parking is available for your vehicles, both on the property and on the street.



The Neighborhood:

Experience the convenience and charm of Kissimmee, just minutes from Walt Disney World (10-15 minute drive). Enjoy a variety of nearby restaurants, from quick options to family dining. Grocery stores and shopping centers are also easily accessible (5-10 minutes). This residential area offers a peaceful escape with family-friendly parks and recreation, perfect for your Orlando vacation.



Getting Around:

Getting around is a breeze from our Kissimmee townhome! You'll find free parking right on the premises and on the street, making it easy to come and go as you please. For those flying in, Orlando International Airport (MCO) is approximately a 25-30 minute drive away. While ride-sharing services like Uber and Lyft are readily available, having a car is recommended to explore all the attractions and dining options in the area. The townhome's central location puts you within a short drive of Walt Disney World (10-15 minutes), Universal Orlando Resort, and other exciting destinations. Public transportation options are available, but they may require transfers and longer travel times. We recommend checking local bus schedules and routes for the most up-to-date information.



Other Things to Note:

CHECK-IN / CHECK-OUT: Check-in is at 4:00 PM and check-out is at 10:00 AM. Early check-in or late check-out may be available on request, subject to availability.



AGE REQUIREMENT: Guests must be 21 years or older to make a reservation and must provide matching ID upon request. Failure to provide ID will result in booking cancellation.



GUEST LIST: A complete list of guest names (first and last) is required by 5 PM EST at least 24 hours before arrival. Resort access will be denied if names are not registered.



JACUZZI & POOL: Your private jacuzzi on the patio is heated at no extra cost. The communal resort pool is shared with other guests – please follow the posted rules and supervise children at all times.



PARKING: Free parking is available on the premises and on the street.



HOUSE RULES: No parties. No pets. No smoking indoors. Please keep noise levels respectful, especially in the evenings. A $10 delivery fee applies; USPS does not deliver to this address and we are not responsible for unattended packages.



AMENITIES: Pack 'n Plays and high chairs are available on request before check-in. Included: fresh linens, 1 bath towel per guest, 1 hand towel per bathroom, bath rugs, hair dryer, and starter supplies (soap, paper goods, 3 trash bags, 1 laundry detergent, 1 dishwasher pod). After the starter supplies, guests restock as needed. Not provided: washcloths, salt/pepper, or open food items. Washer & dryer available.



MAINTENANCE: We're always ready to help with any maintenance need – surprises can happen even after our check-in inspection. Please report issues promptly so we can address them quickly; delays may affect our ability to assist during business hours.
