A starter Welcome Kit is provided for your arrival. It includes basic consumable items and is not restocked during the stay (see “Other things to note” for a detailed list).

Guest Access:
Guests have full access to the entire home, except for one locked owner’s closet.

Resort gate registration – REQUIRED
All guests must register at the gate with a valid driver ’s license or government-issued ID. Uber/Lyft drivers must also show a valid license.
Before arrival, guests are required to send us the full list of all guests in the reservation (first and last names). This information is needed to pre-register everyone with the community and to generate the gate access barcode/pass.
An orange pass will be issued at the gate and must remain visible on your dashboard at all times. Photos of the pass are not accepted.
Failure to provide the guest list in advance or to follow the community rules may result in delayed access, denied entry or towing by the HOA.

The home is located in the prestigious ChampionsGate Resort, a safe, gated and family-friendly community just minutes from Orlando’s top attractions.
Approximate driving distances:
• Disney World: 15–20 minutes
• Universal Orlando: about 30 minutes
• SeaWorld: about 25 minutes
• Orlando International Airport (MCO): about 35 minutes
• Restaurants, shops and supermarkets: 5–10 minutes
ChampionsGate offers a vibrant resort atmosphere with beautiful landscaping, walking areas and great amenities for families and groups.
Getting Around:
• Free parking on-site at the property
• Uber/Lyft are allowed (drivers must comply with gate registration rules)
• Orlando International Airport (MCO): approx. 30 miles
• Amtrak stations available in Kissimmee and Winter Park
• Local bus routes and transportation options can be checked via transit apps
Easy access to I-4 makes it simple to reach Disney, Universal, SeaWorld, shopping outlets and all major Orlando attractions.

• Due to cleaning and preparation schedules, early check-ins and late check-outs are not available.
🎁 Welcome Kit – detailed
We provide a starter Welcome Kit to get you started. It includes:
• 1 toilet paper roll per bathroom
• Travel-size shampoo/conditioner/body soap per bathroom
• 1 paper towel roll
• 2 trash bags
• 1 dish soap
• 1 sponge
• 1 dishwasher pod
• 1 laundry pod
For hygiene and safety reasons, we do not provide face towels/washcloths.
These items are not replenished during the stay. For longer stays or larger groups, guests are responsible for purchasing additional supplies according to their needs.
🔥 Pool heating – important
• Optional pool heat: US$40 per day (2-night minimum)
• Must be requested at least 48 hours before arrival
• Pool heating is not effective when outdoor temperatures are below 70°F (21°C)
• The pool is a regular swimming pool, not a hot tub, and heats as a full body of water, so it will not reach hot-tub temperatures
• Because pool performance depends on weather conditions beyond our control, no refunds are offered for pool heat due to weather
🚗 Parking rules
• Free on-site parking is available
• Parking on the grass or blocking sidewalks is strictly prohibited
• No commercial vehicles are allowed in the community
• Vehicles in violation of HOA rules may be towed at the guest’s expense
📦 Package delivery
• USPS does not deliver regular mail to vacation rentals in this community; such mail is often returned to sender
• For deliveries, we recommend using: Amazon, DHL, FedEx
• We are not responsible for returned, delayed or undelivered packages
🚭 Smoking
• Smoking is not allowed inside the home or in any enclosed area
• A US$500 violation fee will be charged if smoking is detected
🎉 Parties / events
• Parties, events and gatherings beyond the maximum occupancy are not permitted
• A US$500 violation fee may apply if community rules are broken
🐾 Pets
• Pets are not allowed at this property
• A US$500 violation fee may apply if pets are brought without authorization
📘 House manual
• We provide a digital house manual with detailed instructions for the home, community rules and useful local tips. It will be shared before your arrival so you can review everything in advance.
Interaction with Guests:
Your comfort is our priority.
The property features a self check-in system with a keypad. Your personalized access code will be provided before arrival; there is no need to visit an office.
We are available through the platform messaging system for any questions or assistance before, during and after your stay.
To ensure we can quickly resolve any issues, any defects, cleanliness problems or malfunctions must be reported within 4 hours of arrival. After this period, we will still do our best to help, but we may not be able to address pre-existing issues as part of a claim.
