Nestled in the heart of this exclusive community, our home boasts the third largest lot in Champions Gate, providing you with an expansive outdoor space to relax and enjoy the Florida sunshine!

Upon arrival, you`ll be greeted by a large driveway and a very spacious lot! On the first floor, you`ll be greeted by an incredibly spacious living area, kitchen, and dining area, sure to leave the entire family in awe! The kitchen is equipped with everything you need to craft any meal for your trip, with a beautiful bar area to enjoy any meal! On this level, you will find two ensuite bedrooms, housing a king-sized bed in the master bedroom, and a full and twin bed in the second bedroom. The dining area has seating for up to 10 at a stunning glass dining table, overlooking the living room with enough seating for everyone in the family for your convenience. The game room inside the garage is where you`ll find toys for the kids, a foosball table, picnic table and even seating available to watch and enjoy the fun!

Traveling upstairs, you`ll find a pool table to put your skills to the test, in addition to a gathering table. Billiards not your game? Enjoy a drink or some snacks while cheering on the `ace` of your group from the gathering table! If you`re looking for other forms of entertainment, look no further than the theater room, with luxurious seating for up to 9. Also upstairs, you`ll find the remaining six bedrooms in the home, the laundry room, and the remaining three bathrooms of the home.

Looking for more ways to enjoy your stay? Head back downstairs to soak up the sun at this home`s private pool and spa, or to the game room inside the garage where you`ll find toys for the kids, a foosball table, picnic table and even seating available to watch and enjoy the fun!

GUEST RESPONSIBILITIES
♣ Departure time is 10 a.m. Failure to leave at the designated time will result in an automatic $75 late departure charge.
♣ Florida Spirit provides a welcome kit of starter supplies to cover the beginning of your stay; however, guests are responsible for replenishing their own additional paper products during their vacations stay (i.e. paper towels, trash bags, toilet paper).
♣ Prior to departure, all cookware and dishes must be properly washed and put away in cupboards.
♣ Towels in the home are provided by Florida Spirit for your use and enjoyment. If any towels in the home are damaged due to stains stemming from make-up, greasy self-tanners, hair dyes, bodily fluids, etc. You will be charged for the towel damages.
♣ Guests are responsible for picking up and bagging all trash in the home, failure to comply with our trash policy will result in additional charge to your account.
♣ It is the guests’ responsibility to fully read and comprehend the rental agreement and be entirely compliant with all rules, regulations and policies Florida Spirit has outlined in the rental contract.

TERMS AND CONDITIONS
These Terms and Conditions are incorporated into and made a part of the Rental Agreement entered into between GUEST and J2 PROPERTY MANAGEMENT INC. (hereinafter `Florida Spirit`).
1. Nature of Use. Guest is hereby granted a license to use the Premises. Guest acknowledges and agrees that no form of tenancy has been created pursuant to Chapter 83, Florida Statutes through Guest`s use of the Premises.
2. Age Requirement. Guests under the age of 18 unaccompanied by a parent or legal guardian will not be permitted to rent or occupy any vacation rental home from Florida Spirit. Any reservations made under false pretenses will result in loss of advance payments and removal from the premises.
3. Agency of Florida Spirit. Guest acknowledges and agrees that Florida Spirit acts as agent on behalf of the owner of the subject vacation property (the `Premises`) for the purpose of reserving, renting and managing the use of the Premises.
4. Prohibited Uses. Only Guest and persons identified in the Rental Agreement as a Guest party may use or occupy any part of the Premises. Guests may not invite other persons to make use of the Premises or the amenities related to such Premises for any reason whatsoever. Smoking is not permitted in any part of the Premises. Failure to comply with Florida Spirit’s non-smoking policy will result in a $75 charge to the credit card on file. Grills should only be used on the lawn outside of the pool screen, and not inside any other part of the Premises including, without limitation, inside the house, in the garage, or on the pool deck. Guests are solely responsible for using appropriate safety precautions in using grills on the Premises, and shall be liable for all damage resulting from misuse of any grill. Parents are solely responsible for supervising their children on the Premises, including the pool, if applicable. Adult supervision is required at all times when children are using the pool. Renters must be 18 years of age and hold a major credit card (not debit card) in their name.
5. Pets. Guest acknowledges that NO PETS or animals of any nature are permitted on the Premises, unless the reservation and Florida Spirit has expressly authorized such use. Some homes are Pet Friendly (DOGS ONLY, maximum 2) and require a non-refundable Pet Fee of $150.00 and $250 Refundable Pet Deposit that is refunded after departure if there are no damages caused from the pet. If pets or animals are found to be occupying the Premises without authorization, Guest will be subject to all other rights and remedies of Florida Spirit for violation of these Terms and Conditions, and in addition a $500 cleaning fee will be charged to the credit card on file.
6. Check In/Check Out. Check in at the home is after 4:00 p.m. and check out from the home is before 10:00 a.m. Use last four digits of booking number to access your home during your stay dates. Guest may proceed directly to the Premises for check in. Guests are requested to lock the home behind them on day of departure. Failure to depart by 10:00 am may result in a $75.00 charge to the credit card on file.
7. Right to Refuse Occupancy and Removal of Guest. If Guest violates the terms and conditions of occupancy of the Premises, including without limitation, failure to pay rent as agreed with Florida Spirit, failure to check out of the Premises at the time set forth herein (or if such time is extended at Florida Spirit`s sole option, at the time otherwise agreed to by Guest and Florida Spirit in writing), causing damage to the Premises, or engaging in prohibited use of the Premises, and Guest fails to pay for, or vacate the Premises upon written or oral request by Florida Spirit, Guest may be summarily removed with the assistance of a Florida law enforcement officer in compliance with Section 509.141(4), Florida Statutes. In addition, in the case of a large unpaid bill for rental of the Premises where Florida Spirit reasonably determines that such an unpaid bill may not be paid by Guest, Florida Spirit may elect, in addition to all other remedies available to Florida Spirit, to lock Guest out of the Premises until payment arrangements are made in accordance with Section 509.401, Florida Statutes. In the event a guest fails to depart from the home on time at 10:00 am, forcing Florida Spirit not to be able to clean and prepare the home for the next arriving guest that day and having to move that guest to another home, the departing guest agrees to pay damages and cost incurred by Florida Spirit. Florida Spirit reserves the right to refuse service to any guest for any reason, provided, however, that such refusal shall not be based on race, creed, color, sex, physical disability or national origin.
8. Comparable Premises and Force Majeure. Unforeseeable circumstances may arise which make it impossible or impractical for Florida Spirit to provide the anticipated accommodations to Guest. Such circumstances may include, but not be limited to, scheduling problems, equipment failure, as well as a fire or other casualty at the Premises. In such a circumstance, Florida Spirit reserves the right to transfer Guest to another vacation property of reasonably comparable value, determined in the sole discretion of Florida Spirit, whose determination shall be final. In other circumstances such as acts of God, acts of war, acts of terrorism, hurricanes, wind storms, fires or other natural occurrences, said circumstances not being exclusive, it may be impossible or impractical for Florida Spirit to make available reasonable or other alternative accommodations to Guest.

The house was beautiful and immaculate. Communication and check in excellent. The only issue we had was the AC had to be set at 74 degrees, and no lower. The house got quite hot at night. This wasnt disclosed until after the rental agreement was signed.

Weather was great. Unable to get into the home at first due to the code being miscoded. The staff was great & came right along. Pool needed to be cleaned and no net to self help. Had to buy our own HDMI splitter for projector to work for streaming. Bedding was fresh & clean. All the bathrooms were clean. Would definately recommend a get away at this home.

College Softball Trip

Group of parents stayed at the house when traveling to watch daughters’ college softball team. Enough BR/Baths for each family. Clean, spacious. Nice grill and outdoor space. Pillows, some linens, outdoor furniture could use a refresh but house covered our needs and worked out well.

The customer service that I received from the property management was very bad and disrespectful... I did complained about it and asked if they have a complaint reference number... The representative of the property management I was talking with said to me, she will get back to me... but never did get back to me. Property management (customer relation) need serious improvement on how to service their guests... on what they say and how they say related business issues... they need some educated and polite representatives out there But still... We enjoyed our time there!

Beautiful home NEEDS Maintenance

The home was gorgeous. however there is a lot of maintenance that needs to be done duch as : need to replace furniture, paint/clean dirty walls, tighen fixtures, add a lock to the screened in porch, clean white furniture, add more towels ( more than one towel per room) add pool towels or ingorm gest to bring pool towels, need new freezer DOES NOT FREEZE ( fan is slowly stopping) allow the house to be set at 73 instead of 75 ( the upstairs was 80 degrees according to our baby monitor). The property managing team was extremely helpful but those items need to be fixed to make this home a 5 star rating

Overall it was a good stay. There are a couple of places that could use a fresh coat of paint, one of the upstair bathrooms had mildew on the shower curtain, there was some trash on the front porch when we arrived, and the pool table had a leg ready to fall off which made it wobble. There was lots of room for our group of 12 and it was comfortable. Everyone enjoyed the pool and the clubhouse. Some in our group were unhappy that the thermostat is locked at 74 degrees. They thought it was too hot, but that is personal preference. There seemed to be box fans in all the bedrooms if you get warm, and it is probably a bigger issue upstairs than downstairs. One tremendous benefit is parking. This home has a long driveway and there was plenty of room for four vehicles. Most homes in this neighborhood do not have that and parking can be an issue if you have a large group. Would I rent it again? Yes, but because there are so many options in Orlando, I would probably look for something else first.

Good house!!

Perfect as in the photos. I recommend an upgrade in the beds, they are very soft. I loved everything and every time I was there.
