No smoking or vaping is allowed inside the home, on patios/balconies, or near open doors and windows. A $300 smoke remediation fee may apply if there is evidence of smoking, odor, ashes, burns, or smoke-related damage.

Guests must follow all Berkley Resort community rules, HOA guidelines, posted signs, pool rules, parking instructions, quiet hours, and any other community regulations during their stay.

Quiet hours are from 10:00 PM to 7:00 AM. Parties, events, loud music, or disruptive behavior are not allowed.

Only registered guests are allowed to stay overnight.

Guests are responsible for removing all trash from the home before checkout. Trash must be placed in the community trash bins located next to property 1147. A $79 trash removal fee will apply if trash is left inside the home or if our team needs to remove trash after checkout.

Guests are responsible for any damage, missing items, or excessive cleaning required after checkout.
