When you have exhausted yourselves at the park - take a relaxing day at your private crystal clear pool and hot tub. or In the evening have fun with the family at the peaceful pool areas with wonderful patio furniture, and enjoy your favority movie in our private theater at the pool area. (The Hot Tub, BBQ Grill and water heater are subject to additional charges)

"This place is our second home and as such we put in hours of thought and hard work to make it as comfortable as possible for our guest.
The house is an amazing 5 bedrooms 4 bathrooms vacation home that it is a perfect place for you and your family to enjoy a stay to remember... You will create fantastic family memories plus visiting the Orlando theme parks and attractions it is so convenient as we are just a few minutes away from the Disney World area, we are also very close to many Mayor Department Stores, like Walmart, lots of local Restaurants, Gift Shops, Grocery store and Supermarket.
Margarita Ville is a new water park located within 5 minutes drive from the house.
1) Check-in and Check-out:
Check-in time is 4:00 PM.
Check out is at 10:00 AM.
An early check-in or late check-out is possible if the home has availability.
2) Inspection
When you check in at the property, you will need to make a walk-thorough of the home. Guest must call immediately to report any damages found upon arrival. If there is damage to the home and it is not reported, then the guest will be held responsible. If there are any damages, you must contact us.
3) Security Deposit:
A $500 deposit will be held on your credit card to cover any damage made to the house during your stay. This deposit it is full refundable within 24 hours ones the property owner or manager has conduct a successful home inspection.

4) Cleaning Fee:
There is a $300 Cleaning Fee, you are not require to clean the house before check out, however Please remember that you are renting a private home, Please treat it with the same respect like you would your own.
Housekeeping on days to suit is available, or Mid-stay cleaning service also available with additional fee .

4) Smoking and Pets:
An additional fee of $500 + taxes will be charged to your credit card if you smoke or bring a pet in the property. (Front porch, Front lawn, backyard and pool areas included) no exceptions.

5) Heated Pool / Hot Top / BBQ Grill having an additional services fee
A.- You may use the pool and the pool area furniture at all times

B.- The Hot Tub and Pool water heater services are not included in your stay price, this two may be used for an additional
$65 per day pool water heater and
- Hot Tub services..
(Pool heat it is Recommended only from Mid October until the end of May)
Hot Tub and Pool heat is only available for the entire stay and not by per day used, it must be requested within 24 hours before your arrival (1 day in advance notice) Please note that the pool may take up to 24 hours to be heated.

C.- A full size BBQ Grill can be request for only $75 ( per stay include tank propane gas ) ,


6) Party and Events:
There is absolutely NO Parties or events permitted in the whole property (Front porch, Front lawn, backyard and pool areas included) No Exceptions. An additional $2,000 + taxes will be charged to your credit card if you hold a party or event in the property or if your group is larger than the legal allowed maximum of occupants (10 person ).

7) Damages
When the guest arrives at the home, a guest is responsible to inspect the property for damages. If the guest arrives after hours or on a weekend when my office is closed, the guest must call the Emergency Line and leave a message listing any damage, name of the guest, and property address. The time stamp on the voicemail will serve as proof of report. My team shall try to correct the error within 24-48 hours without any major disadvantages for the guest.
After your check out, our team will inspect the house and notify us of any damages made to the home during your stay. we will contact you via email about any damages that were found. We will provide a detailed list along with the amount that will be charged. If you do not report damages right after arrival, then you can not dispute the company final damage report.

8) Liability
No claim can be made on the owners or managing agents for accidents, loss or injury (however caused). We strongly advise an all-inclusive holiday insurance cover. The owners or agents do not accept any liability or responsibility for any injury caused as a result of the use of our property, pool or hot tub. It is the responsibility of an adult member of the party, to ensure that children are always properly supervised when in the pool area or on the balcony. Children are not permitted in the pool, spa or pool area unattended. Posted pool rules must be adhered to while in the pool area.
We are not responsible nor do we refund any guest that locks themselves out of their rented home, we recommend you use the provided lock box code to prevent this from happening. An additional charge will apply for an opening of locked doors. Check-in documents will be provided and will contain all the information you will need to find your vacation home. This info will also contain info to unlock your rental. We will not be held responsible, nor provide a refund, if you are unable to find the house, do not have the correct unit address, or did not bring the lock box code or reservation confirmation with you.

9) The client is responsible to read and understand the Terms and Conditions. The client is further obligated to abide by the terms set by my team all their suppliers and the local authority. The traveler must not act in a manner that is of any nuisance for other travelers or neighbors, or that create any security risk or practical problems for Martinez Team and its suppliers. Martinez Team and its suppliers reserve the right to reject a traveler if the traveler's behavior or condition is obvious that he or she cannot commit to this terms. This will not give the traveler any right to demand compensation.

10) Details unique to the area:
Trash: place you Trash in the 33- Gallon Trash, please do not put trash outside on the porch where birds, raccoons and other creatures can get into it.

Water Park: MargaritaVilla is a new water park located within a 7 minute drive from the house.

NOTE * We also have a security system outside in front of the houses ( 2 Camaras) main entrance, 1 Ring Bell Camara in the front door. (24/7)
1 camara on the sides and 1 camara in the back of the house, with the appropriate signs indicating that there are cameras, for our safety and the guests that visit us safety.
