Additional supplies or replenishments to those listed above will be the responsibility of the guest; one (1) 13 gl garbage bag.
Linens and towels, however, it is the responsibility of the guest to wash them after each use because we do not provide new linens or towels for longer stays. VACATION RENTAL TERMS AND CONDITIONS We will send you a link to sign and acknowledge our house rules.

RENTER REQUIREMENTS: For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit cardholder. The person placing the reservation agrees to abide by the terms and conditions of this agreement and ensures all other occupants stay by these terms. Orlando Fun Rentals LLC only rents to responsible adults over 21.
LIABILITY: Each unit is privately owned. By accepting this reservation, guests assume all risk/harm from using the premises. Orlando Fun Rentals LLC is not liable for any accidents, injuries, illnesses, or loss of personal belongings or valuables that may occur while on the premises.
AVAILABILITY: In the unlikely event that your booked property becomes unavailable due to circumstances beyond our control, we will make every attempt to move your reservation to another similar or upgraded property at the same or another of our resorts should no property at the same resort be available. In the case of an upgrade, no additional fees will apply.
PARKING: Vehicles are to be parked in designated parking areas only. RV campers, trailers, and tents are not allowed on the premises. Any illegally parked vehicles are subject to towing at the owner's expense.
NON-SMOKING POLICY: Smoking is not permitted inside any of our properties.
AIR CONDITIONING / HEATING: All properties have central A/C and heating. Guests agree that A/C shall not be set below 70 degrees Fahrenheit, heating shall not be set above 80, and the fan setting shall be set to "Auto." If the thermostat is set lower than 70 degrees, it may cause the A/C unit to condensate or shut down. All doors and windows must be closed when either heat or air conditioning is in operation. Guests will be responsible for any repairs required because of extreme temperature settings.
MAINTENANCE: All guests must maintain the upkeep of the property and all furnishings. The property should be kept in the same condition as initially received. Upon arrival, guests are asked to inspect the property and report any noticeable damage/malfunctions to the property manager. Do not move any furniture. DO NOT FLUSH anything other than toilet paper. Guests will be charged if any flushed products clog the septic system.
SECURITY: Guests must look after their property's security by locking doors, windows, garage doors, etc.
LOST ITEMS: Management takes no responsibility for lost, stolen, or abandoned items. Please report any missing items; if found, we will gladly return them for the cost of shipping.
HOUSEKEEPING: Daily housekeeping service is not included in the daily rental rate but may be requested for an additional fee. We do not provide extra bedding sheets or towels. We do not permit towels or linens to be taken from the units. We may assess a linen fee for excessive makeup or stains. The amount charged will depend on the damage and loss extent.
TRASH DISPOSAL: All garbage must be stowed in the proper garbage receptacle. At Resorts that offer daily trash collection, the collection begins after 11 am, seven days a week, excluding holidays. Please bag and tie all waste. Loose items are a safety hazard and will not be collected. Do not include needles or other sharp objects. Please break down all the cardboard boxes.
SUPPLIES Orlando Fun Rentals LLC provides each property with a small starter kit, which includes: 1 hand soap/shampoo/conditioner/roll of toilet paper per bathroom; 1 sponge/dishwasher detergent/paper towel roll in the kitchen; 1 laundry detergent. Should supply items run out, it is the responsibility of guests to get additional supplies.
ACTS OF GOD: No refunds will be issued for Acts of God (e.g., storms, tornados, hurricanes, etc.) unless the state or local authorities have issued a mandatory evacuation in a "Tropical Storm/Hurricane Warning area." In the event of such an occurrence: a. Guests will receive a partial refund in a registered booking for unused days. b. Guests will be refunded for any advanced payments collected/deposited for a registered booking scheduled to begin during a broadcasted mandatory evacuation.
PETS: Pets are only allowed on the property when arrangements are made before arrival and authorization is received. Guests assume full responsibility for any damage caused by their pet(s) to the home or its content. No Exceptions. Special accommodations can be arranged for Service Animals.
OCCUPANCY: By Florida law, guests may not exceed the maximum occupancy rate listed for each property (including infants and children). In the case of non-compliance, guests automatically forfeit all payments, rendering the rental agreement null and void. Orlando Fun Rentals LLC reserves the right to terminate any rental agreement and evict guests from the property who are found in direct violation.
COMMON AREAS RESTRICTIONS: All recreational and common areas, including the gym, community pool, sports courts, and playgrounds, are for registered guests only.
UNLAWFUL ACTIVITIES: Using illegal drugs or disturbing neighbors is prohibited. In the case of such an occurrence, the authorities will be immediately contacted, with guests automatically forfeiting all payments, rendering the rental agreement null and void.
COMMUNITY POOL HOURS: Resort pools are generally open from dawn to dusk daily. Swimming at night or in inclement weather is prohibited. Hours are subject to change, so be sure to check at the clubhouse before making any plans for the day.
POOL/SPA SAFETY: Use of resort and private residence pool(s)/spa is at each guest's discretion. All posted safety rules must be followed (e.g., no running, adult supervision required for children, etc.) Eating, drinking, or chewing gum in the pool(s)/spa(s) is prohibited. Glassware in pool areas is not permitted. Whenever applicable, guests must keep pool gates locked and permanently secured.
POOL/SPA HEATER (where available): The heating of the private residence pool/spa is not included in rental rates. Please contact our staff and arrange for pool/spa heating before arrival.

The condo itself was fine I thought it was clean enough, they list a bbq for use in the amenities but I don’t believe they tell you that it is a extra charge for use until booking is confirmed. Lastly if the furniture is important to you it should be noted that the stuff in the pictures is not really what’s in the condo, furniture is quite old and tired. On a different note, nina was a really good host. We had a couple small issues we called about and they were fixed very quickly. My biggest concern is the subdivision itself, needs a better clean up crew, and more lighting tried walking our small dog at night it was very dark, and they have raccoons. I was concerned for my little dogs safety.

It Must Be Kissimmee/Disney Area (2.5 out of 5 stars)
While the neighborhood was lovely and convenient to restaurants and stores, the check-in was very disappointing. Check in was at 4pm. We arrived around 6pm. I slipped and almost fell because floors were just washed and still wet (no caution signs were up); dryer was still running with towels in it.
When we returned, we discovered the air was not working. They did send someone immediately and he stayed until it was fixed - 1 AM!! We also had to but fans for each room (were not offered an apology or reimbursement for at least the fans).
Other major upsets: Fitted sheets on twin bed not fitting; easily came off; holes in and marks on walls - desperate need of paint job; baseboards needed cleaning;
Other positive things: bathrooms, bedrooms & kitchen were clean; spacious house; beds were comfortable and pool was fine (if you have small kids; slightly bigger than hot tub for adults).
If your intent is to have a place to just sleep and shower, you won’t be disappointed.

Uninviting, Uncomfortable And In Dire Need Of An Upgrade!
We have rented properties thru Vrbo for several years and this is our first time having a negative experience. Prior to our arrival and a few days after our second instalment, we read a very concerning one star review on this property. We immediately contacted the host, Orland Fun Rentals, and we were told that all the issues in the review would be taken care of prior to our arrival.
We arrived to a very disappointing townhouse, (I cried) it was awful! If we could have cancelled and got our money back, we would have. Carpets were filthy and old and need to be replaced. The walls and doors throughout the entire place are dirty and have dents, black marks and holes. The sofa frame is broken and you cannot sit on it.
The upholstered chairs were filthy and stained, and the furniture is a hodgepodge of miss matched garage sale type furniture (nothing like the Vrbo pictures).
The bedroom furnishings are all noticeably damaged. The mattresses are stained, broken, and extremely uncomfortable. The master bedroom king bed was on the floor and the broken frame is stuffed in the closet. There were layers of bugs in all the lights. The pool deck needs to be power washed, it is dirty. The pool is small - like and over size hot tub and $45.00 per day to heat it, is gouging. The bathrooms and kitchen appliances were clean.
We contacted the host several times to try and get these issues resolved. Much to our disappointment we spent the first few days of our vacation cleaning and the rest of our vacation wishing we were staying somewhere else.
The rugs were eventually steam cleaned (but they still look dirty/old and need to be replaced), the upholstered chairs were cleaned, bugs were removed from the lights and the existing king bed was put on a new frame. The sofa was never replaced even though they said it would be (the living room area was unusable). We spent too much of our vacation time cleaning, communicating with the host and being interrupted by staff.
All of the cleaning/repairs done during our 5 week stay did not take away from the uninviting and uncomfortable atmosphere of this property.
It was a very unpleasant experience!

Honest review
Our stay was okay. Prior to arriving we were charged extra pool heating fees and pet fees even though those things were listed on the original booking. The neighbors were also disruptive and the town home itself had broken tiles, damage all over the walls and stained furniture. The communication from the protest manager was very prompt and handled nicely. Overall it wasn’t a bad experience but it wasn’t great. We did enjoy the heated “pool” although I would certainly decribe it more as a large hot tub.

The pictures don't tell the real story
We tried to check in at 4pm but the town house was not yet cleaned after the last people had left. We eventually managed to get into the unit at 6pm.
Sadly the entire home was a disappointment. The carpets were so filthy that they felt sticky underfoot and they had a damp musty smell, we had to wear shoes all the time. The walls throughout were marked, dented and disgustingly dirty. The stair rail was so dirty and sticky you wouldn’t want to touch it. There was one 3 seater sofa for up to 6 people which was broken. The upholstered chairs were so grimy we had to sit on towels. The master bedrooms furniture was only fit to be burned and the king bed was just a mattress on the floor with sheets that didn’t fit! And I was awoken in the middle of the night by a cockroach crawling over my arm - lovely. Bathrooms were OK but had a few roaches in them.
We immediately contacted the management company who did not address the concerns. We repeatedly contacted them but got nothing resolved. We also contacted vrbo who also didn’t care.
There wasn’t even a dish towel on the premises. There was one wine glass for 6 people 😳. The kitchen was sparsely supplied but did have decent stainless appliances.
The maintenance team did bring us some glasses and 5 hand towels so that helped.
They also turned up with chemical spray for the cockroaches and intended on spraying whilst we were in the property. I asked what was in the mix and they didn’t know so we refused the treatment for obvious reasons.
We had asked to be moved to a more acceptable property but were told there was nothing else available.
The pool area had not been cleaned so we did that. They do have a pool guy that comes over to check the pool.
In all this property was horrible. It needs new carpets, new furniture, towels and kitchen supplies. The entire place needs painted. It really wouldn’t take much to turn this into a really nice rental.
