The Space:

Salt air and the sound of the Pacific drift through the open balcony as morning light catches the garden below. Nuevo Vallarta's coastline is steps away, the pool shimmers in the courtyard, and the day has no particular agenda. This Aria Ocean condo is the kind of place where four guests can settle in, spread out, and simply let the rhythm of the coast take over.



The space

Set within a waterfront condominium, this entire two-bedroom unit is arranged on a single level with no interior stairs and elevator access throughout the building. Central air conditioning keeps things comfortable against the tropical heat, and natural light moves through the living areas across the day. The layout works equally well for families with young children or two couples sharing a coastal getaway.



Sleeping arrangements

Two bedrooms provide comfortable places to rest, fitted with cotton linens, bed linens, room-darkening shades, and closet storage. Three beds across both rooms give the space flexibility for different group configurations. A paid crib is available for guests traveling with infants.



Kitchen & dining

A full kitchen is set up for cooking your own meals, equipped with a refrigerator, freezer, oven, electric stove, microwave, dishwasher, drip coffee maker, blender, toaster, and wine glasses. Dishes, silverware, and a dining table complete the setup for shared meals at home. Note that basic kitchen utensils are provided as tools only - oil, salt, pepper, and similar consumables are not supplied.



Bathrooms & laundry

Two full bathrooms include a hair dryer, shampoo, conditioner, body soap, shower gel, and hot water. A washer and dryer are located in the unit at no extra charge, making longer stays practical and easy.



Outdoor living & shared amenities

Your private patio or balcony comes with outdoor furniture and a hammock - a good spot for morning coffee or a quiet evening. The condominium's shared outdoor pool and outdoor dining area are available to guests, along with sun loungers and BBQ grill with barbecue utensils. The property sits directly on the waterfront, with shared beach access to enjoy the sand and sea nearby. Beach essentials - including beach towels, an umbrella, a beach blanket, and snorkeling gear - are provided, along with bikes and a kayak for exploring the coast.



Location & access

Nuevo Vallarta is a coastal destination with consistent warm weather year-round. The condominium offers free parking garage access on premises and free street parking, both subject to availability. Self check-in is handled via keypad, and luggage drop-off is available for guests with early arrivals or late departures. Long-term stays of 28 days or more are permitted.



Important notes & fees

The cleaning fee covers pre- and post-stay cleaning only - no cleaning or laundry service is included during the stay. The nightly rate covers 1 to 4 guests; additional guests beyond this generate an extra charge of approximately $15 per person per night, though total occupancy may not exceed four guests. Electricity is included up to a set kilowatt allowance determined by season and unit size, shared after booking confirmation - excess usage is charged at 5 pesos per additional kilowatt. Pets are not allowed, and no unregistered guests or visitors are permitted. Nuevo Vallarta is an actively developing area, and daytime construction noise may occur nearby. Due to the tropical environment, insects such as gnats may appear - fumigation is performed before and after each reservation, with additional fumigation available during the stay if needed.



Guest Access:

Important Note: If you book after 9 p.m. the day before your arrival or the same day of your check-in, the apartment will be available for you from 6 p.m. onwards.



It is very important that you provide us with the names of all guests and their estimated time of arrival at least 24 hours prior to their arrival. Otherwise, the condominium may restrict access, and unfortunately Del Mar cannot be held responsible for such a situation.



Check In is done from the security booth. Before your arrival we will send you the information with your access code to the gate, since it is an electronic gate.



The Staff will be able to receive you from 3:00 p.m. - 5:00 p.m. (if you need to check in after this time please contact your host).



Check-out: 11:00 a.m. Remember to turn off the AC before your departure and notify your host.



Check-in time for reservations made on the day of arrival will be from 6:00 pm onwards.



The apartment is located on floor no._8_ of tower 3, so guests access it by elevator.



The Neighborhood:

It is one of the most complete vacation spots in the Mexican Pacific. Comprising some 305 kilometers of beautiful coastal areas, Nuevo Vallarta is a destination with a humid-tropical climate with an average temperature of 28°C, ideal to spend a relaxing, quiet and family time, since it has one of the most accessible beaches in Banderas Bay.



Getting Around:

There are cab services nearby, as well as uber service through your app.

In the home manual we give you the option to view our website in the "explore" section we give you options for transportation, as well as places you can visit to eat or buy items.

For your stay to be 5 stars you need to take into account the following information:



Important Note: We perform fumigations before and after each reservation. However, due to the characteristics of the natural environment and the tropical climate of Vallarta, it is possible that some insects may appear during your stay. We offer additional fumigations free of charge during your stay if necessary.



Important note: In this unit, we do not currently offer the oil, salt and pepper products, even though they appear in the description. We apologize for any inconvenience this may cause.



Important note: We are not responsible for lost or forgotten items in the accommodation.



-IMPORTANT: We would like to remind you that it is vitally important not to dispose of any paper in the toilet, even if it is toilet paper.

As an alternative, we have provided garbage bags so that you can dispose of the paper safely. Please cooperate with us to keep our drainage system in good condition and avoid future mishaps.



-The cleaning fee covers before and after your stay, it does not include any cleaning or laundry service during your stay.



-The rate shown per night, is the base price, which integrates 1 to 4 * guests, from the next guest this will generate a different cost of approximately 15 * dlls extra per person per night.



-The accommodation has a capacity of __4__ same as indicated in the ad, we let you know that the Airbnb platform does not count children and babies within the capacity, note that the condo if, so it is necessary that when booking integrate the exact number of guests in relation to the capacity, counting adults, children and babies.

-The maintenance and administration of the common areas of the condominium are not under the management of Del Mar Boutique Accommodation.





-It is important to take into account that the area of Nuevo Vallarta due to its constant development is prone to have constructions near the condominiums generating noise during the day.



-Due to the nature of the destination it is common to find small mosquitoes called gnats on the beach that cause bites, we recommend you to use repellent so you do not have any discomfort, their bite is harmless but can cause itching.



-Electricity consumption

Due to the nature of the destination, the electricity consumption that we include, is analyzed by the vacation season in which you make your reservation and the number of rooms in your unit, so you will be sent the total KW that will include your stay when your reservation is confirmed.



Each excess KW will have an additional cost of $5 pesos.

The balance comes from the initial and final meter reading.
