RULES:
RENTAL AGREEMENT: As part of our guest requirements, all guests must sign and agree to our rental agreement, which will be sent after the reservation is confirmed.
CHECK-IN/CHECK-OUT: Check-ins are 4pm and Check-outs are 10:00am. If there are extenuating circumstances that require an exception to these times, we will do our best to accommodate but cannot guarantee approval. Anything outside of an hour change to these times may result in an extra fee. Please notify us of any issues you have with the home within the first hour of checking in or immediately upon incident.
SECURITY DEPOSIT: We require a refundable 1750 security deposit that will be returned within 7 days after check-out. This does not apply to Airbnb bookings.
PARKING INSTRUCTIONS: 1 car parking at the back of the house.
MAX OCCUPANCY: There is a maximum occupancy of 3 guests at all times. Please make sure to account for all adults and children, including infants, in your count. A $200/person/day fee will be incurred for violating this rule. Please provide names and ages (if under 18) of all guests. The person making this reservation is responsible for the behavior of ALL guests. Please have all guests review and agree to these House Rules prior to booking.
NO PARTIES: Excess noise is not permitted.
NO SMOKING: Absolutely no smoking of anything on the property. There will be a $1,000/occurrence fine for violation. No illegal drugs of any kind are allowed on property. Smoking cannabis is not permitted on the premises.
PETS: We allow 1 small dogs per booking for a fee of $75 per dog. Small means less than 40lbs each.
Please respect the following rules when bringing your pets:
- No pets on any of the furniture or beds at any time. If there is any sign that animals have been in these areas and our cleaners have to deep clean after your pets the charge will be $1000. This is to deep clean the house of this size.
- No pets other than the number pre-approved with the booking. Please just let me know in advance if you want to bring your dog. We love to host dogs, but we need to be made aware when you book, not when you arrive.
- Your pets must remain within your control, on a leash, or crated at all times. They are not allowed to roam free, alone in the house, on the decks, or in the yard.
- Pets must sleep crated or in a gated or fenced in pet area that you provide.
- No poop in the yard- you will be charged $100 if our cleaners find and have to clean dog poop in the yard.
- If your pets are ever out of control, disruptive with excessive barking, or threatening in any way to our immediate neighbors or other residents of the neighborhood you will be asked to leave without a refund.
- Any damage done by pets to our property, will be repaired by a general contractor and billed directly to you. You accept all liability and damage for dogs brought onto the property.
SECURITY CAMERAS: We have 2 security cameras on the exterior of the home. 1 facing the parking spaces at the back, and 1 at the door bell on the door. All of them are working 24/7 and for security purposes. Covering cameras or tampering with them will result in a $1,000 fine and immediate eviction without refund. There are no cameras or recording devices anywhere inside the home.
QUIET HOURS: Even though the home is private, voices can carry to our neighbors’ home, so we ask that quiet hours be respected. Please no loud music or voices after 10pm or before 7am.
GARBAGE: If you need to take the garbage out, please make sure the bag is tightly secured and placed in the large bins at the end of the driveway. Please make sure to secure the lid tightly to not attract critters. Please do not throw trash on the exterior of the property out of respect for the beautiful natural habitat.
CHILDREN: While the home is totally suitable for kids, it is not child proofed. Electrical outlets are not covered and sharp corners don’t have bumpers, etc.Please monitor your children of all ages at all times.
FIREARMS are not allowed on the property.
TRAVELERS INSURANCE/ CANCELLATIONS/REFUNDS: We strive for you to have a fantastic and memorable time but in the unlikely event that something outside of my control negatively affects your stay such as weather, natural disaster, personal injury, illness, trip interruptions or delays, death of a family member, etc please know refunds will not be given if not within the specified cancellation policy timeframe. As an excellent host, I will go out of my way to ensure your comfort as much as is reasonable for me to do in those circumstances. However, if you wish to receive compensation in these circumstances, I suggest you take out travelers’ insurance prior to coming.
