**We take our guests' safety seriously during these trying times. We clean and disinfect all doorknobs, handles, sink and shower knobs, toilets, kitchen surfaces... etc. before arrival for each guest.
A split level brick house recently renovated with touches of both modern and rustic. Two TVs equipped with streaming and already logged into Netflix for your convenience, 2 queen beds, 2 twin beds and 2 rollaway beds for your convenience as well as two couches and a queen-size air mattress for any extra guests.

You'll have access to a washer and dryer, a stocked kitchen and access to a fenced-in backyard with a BBQ grill and Hot Tub. You'll have full access to the kitchen stocked with plates, cups, pans, coffee maker and utensils.

We want you to enjoy your vacation so we will not bother or disrupt you. However, we are local and always available if needed for anything at all. If you prefer a live check-in, please let us know and we can meet you when you arrive.

A beautiful neighborhood with Starbucks, LA Fitness, and the outlet mall right around the corner. Plenty of local eating options within a few miles, like the Griffon Pub. A quick 9-minute drive to downtown Niagara Falls to see the waterfalls. A 5-minute drive to some of the best Buffalo Wings in WNY.

Only a 20-minute drive to downtown Buffalo - so if you're looking to see the Falls and explore BOTH Buffalo and NF and truly get a handle on the beautiful region of WNY, this is the ideal hub and location.

The driveway has room for 3-4 cars. Driving around the area is easy and it is unusual to have major traffic jams.
This is a quiet neighborhood. Quiet time begins at 10 pm. Absolutely NO PARTIES ALLOWED. The house is for registered overnight guests only. No additional charge for up to 11 confirmed guests. There will be an additional charge of $45 per person for every guest in excess of 11 or for any additional guests who were not confirmed on the reservation. Please make sure the guest count is accurate when booking. If you need to change the guest count, please do so through the Airbnb platform prior to arrival. LOCALS MUST CONTACT US FOR APPROVAL PRIOR TO BOOKING. We reserve the right to cancel any local bookings that are not authorized.

No Smoking! We care very much about the air quality for our guests. We even work hard to use neutral cleaners to maintain air quality. Smokers must smoke outside away from open windows and doors. There are pots located at the front of the house near the garage to put cigarette butts. Smoking in the house will result in a minimum $250 additional cleaning fee.

*For guests bringing a pet:
Dogs only (One owner is very allergic to cats). Dogs must be well-trained and should have their nails trimmed so as not to scratch the new hardwood floors.

When you bring a dog, please keep in mind that an additional cleaning fee of $100 will apply if dog waste is not picked up, pet hair is not vacuumed, or dogs are allowed to sleep on the furniture, causing odor or embedded pet hair. Most of our dog owners have been the cleanest and most responsible guests, and we rarely have to charge this fee. This fee goes directly to our cleaners to cover their extra time and expense and will be charged after checkout if necessary.

Early check-in/ late check-outs:
We will do our very best to accommodate early check-in or late checkout requests. Please note that it is very rare that these can be accommodated, especially during the summer season. If you must arrive early or late, we suggest booking an additional day as we cannot guarantee availability. Overstaying past checkout time without prior permission will result in a charge of $75 per hour. This is the fee our cleaners charge us and we therefore have to pass it on.
