The ground floor residence features a comfortable open living and dining area with a sofa set, TV, and sliding door access to the front patio. The kitchen counter includes seating for five barstools. The second-floor residence offers an open-concept living and dining area with a large U-shaped sectional sofa, TV, and sliding glass doors that open to an ocean-view balcony. The dining area includes a table with seating for six.

Both kitchens are fully stocked with dishes, utensils, cookware, bakeware, and large and small appliances. The ground floor residence kitchen is open to the living area and includes counter seating with five barstools, while the second floor residence kitchen includes a dining table with seating for six. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided for your comfort.

Pets: This home welcomes a maximum of two pets (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Extra Sleeping: To accommodate the maximum occupancy, one twin trifold floor mat, best suited for children, is provided. Twin rollaway beds can be rented instead of the mat by making advance arrangements with our office.

Laundry: A washer and dryer are located inside the home, with complimentary laundry supplies provided.

Parking: Two garage spaces are provided and accommodate most regular-sized vehicles. Access is from the rear alley. Additional metered and unmetered neighborhood parking may also be available.

YOUR SPACE:
Guests will have exclusive and private access to both homes on this property. This includes all interior rooms, as well as the private outdoor spaces associated with each residence: the ground-floor front patio and the second-floor front ocean-view balcony.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
