Spanning 2,500 square feet across three beautifully designed levels, the home offers sweeping, panoramic views of the Pacific Ocean from both indoor and outdoor spaces. The highlight is the third-floor rooftop deck—your private oasis—complete with a cozy fireplace, plush seating, a mini kitchen, and a relaxing hot tub, perfect for soaking in sunsets and ocean breezes. Just inside, a stylish game room with a pool table opens seamlessly to the deck through Catalina doors, creating a true indoor-outdoor living experience.



On the ground level, step out to your beachfront patio and immerse yourself in the sights and sounds of the ocean. Enjoy morning coffee, afternoon barbecues, or sunset dinners while watching surfers and swimmers pass by. On clear days, take in views stretching from Catalina Island to the shoreline between Newport Pier and Huntington Beach Pier.



The main floor features a sleek, fully equipped modern kitchen with a spacious island—ideal for preparing meals and gathering with loved ones. The adjacent dining area and living room offer generous seating, a large TV, and floor-to-ceiling access to the patio, letting in natural light and ocean views.

The two bedrooms down the hall have a queen bed in one and two bunkbeds with two twin beds in the other. These two bedrooms share the full hall bathroom as well as a small balcony. Every bedroom and bathroom is thoughtfully appointed with premium linens to ensure a restful stay.



Additional amenities include a two-car garage, in-home washer and dryer, and air conditioning for year-round comfort.

Other Important Details:

- Thanks to our cool coastal breeze, most Newport Beach homes do not have air conditioning (AC). Every home comes with fans so you can open the windows and enjoy the beach air like a local. If AC is important to you, please double check if it is listed as an amenity.

- Parking is provided at your rental unit. However, we cannot guarantee your vehicle will fit in the designated spot, so you may need to find street parking. Street parking can be impacted due to proximity to the beach.

- We do our best to stay on top of any remodels or construction happening near our properties, but construction can pop up in the City of Newport Beach without notice. By city rule, construction is only permitted Monday through Friday, 7am to 6:30pm.

LIMITED RIGHTS OF OCCUPANCY

Guest is granted a limited, temporary right to occupy the Property only for the dates and times stated in the confirmed reservation and may not establish or claim tenancy or residency, create or present an unauthorized lease, transfer occupancy, or remain beyond the authorized check-out time. Guest and all occupants and visitors must comply with the City of Newport Beach Good Neighbor Policy, Newport Beach Municipal Code, and all applicable City, State, and federal laws; any citation or violation issued by City Code Enforcement, Newport Beach Police, or other authorized authority may result in immediate termination and eviction with NO REFUND, to the fullest extent permitted by law, in accordance with NBMC Chapter 5.95, including applicable permit-revocation provisions. Upon expiration or lawful termination of the reservation, Guest and all occupants must immediately vacate the Property, and remaining at, entering, or re-entering the Property without authorization may constitute criminal trespass under California Penal Code § 602. Trespass is generally a misdemeanor and may be punishable by up to six (6) months in county jail and/or a fine of up to $1,000 pursuant to California Penal Code §§ 19 and 602.
