Newly renovated in January 2021!

Beautiful 2 bed 2 bath 1st level home with PRIVATE JACUZZI, backyard, and oversized 2 car garage.

The home includes 1 Queen in the master bedroom, 2 Queens in the 2nd bedroom with an en-suite bath, and one Full-size pullout couch.

Home includes a Flat-screen TV, WiFi, Propane BBQ, Washer & Dryer, Linens, Beach/Bath Towels, Boogie Boards, Beach Chairs, sand Toys, and 4 Bicycles.

Home professionally managed by Tower 17 Properties located in Newport Beach CA.
The space
This is the lower home in a two home building (Duplex). You will have 2 of the 4 tandem parking spots and permitted to use 1 of the 2 washer/dryer sets.

Your home, the back yard and it's amenities (jacuzzi) are not shared with the other home.

IMPORTANT HOME NOTES:

- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Upon arrival, the guest will be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.

- Must be 30+ Years Old to Rent
- City of Newport Beach Quiet Hours 10 pm - 7 am.
- No Patio Access after 10 pm
- Please review house rules regarding noise, day/nighttime occupancy, etc.
- Noise from surrounding homes, adjacent units, and beachgoers should be expected.
- High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.

PETS

This property accepts one (1) pet with a fee of $399 plus tax and applicable fees. All pets must be disclosed at the time of booking. Please note, not all breeds will be permitted on property and will be subject to the discretion of the property manager. Pets are not to be left unattended at any time. Should your pet become a nuisance due to excess barking and/or cause a threat/harm to other residents or guests, we will ask that you remove the pet from the property immediately or cancel your reservation without a refund of any kind. All potty accidents must be reported to the property manager immediately. Additional charges may be applied to cover the costs of repairs or damages caused by any pet.

-This is a Duplex Property, this advertisement is for the 2 Bed/2 Bath Apt Downstairs & Backyard only. (Backyard/Jacuzzi is for your use only)

Short stay

We didn’t actually sleep here but used this as a place to stay during the day while we were having work done at our house. It’s close to the beach which so so great. Parking is tight but it’s a fun place for a small family or friends to stay.

Great location

The house was in a great location. The kitchen had everything we needed. The property manager was very responsive to issues. Hot tub was awesome. Having the garage was great since parking can be tricky. We did hear our upstairs neighbors very easily. But it wasn’t bothersome. We left the windows open all the time because there isn’t an AC. The provided fans were helpful. Overall it was a wonderful experience!

Near the beach - Newport Beach

Great location short walk from the beach. Property was clean and just as described in the listing. Like other reviews note, every step of upstairs guests can be heard from the downstairs unit. Also, the bed frames in the two-queen room make a ton of noise - enough noise to wake up a sleeper if another person moves. This would be a quick fix by removing or adjusting the bed frames.

SoCal Perfection

From check-in to check-out, this VRBO met all of our needs. The proximity to beach was amazing for a few in our group who had never been to the ocean; the sleeping accommodations were perfect with comfortable beds and fans for the warmer weather on Friday. Thank you for sharing your home with us!

Garage space was key since street parking is not really an option. The only downside is the noise from upstairs.. owner very responsive though for any issues questions we had.

Should have been better

Property reported available number of beds inaccurately. We counted on pull out sofa bed for one in our party only to find it was damaged by previous guests. Property manager did respond to my complaint and sent a handy man to fix but the frame cannot be repaired. I was told that it cannot be replaced because the space is too narrow to move it out or some such excuse. The kitchen has a plywood panel that is covering something but it looks really bad. The dishwasher doesn’t drain properly, there were wet bowls in the pantry when we arrived and there are cracks in the floor tiles in the bathroom. The location is perfect and there is plenty of hot water for showers. Washer and dryer work well. Would like to have left a better review but there were too many things that missed the mark.

Just what we needed

So close to the ocean which made it so easy to take the kids to and from the beach. Had a pack n play for my 2 year old which was so nice not to worry about bringing. Enough beds for our whole family with space to spare. Tons of extras in the garage. We all loved the bikes, boogie boards, sand toys and being able to wash towels and clothes was a huge plus! We really enjoyed the location of the home. Quite beach away from the crowds but an easy ride to the Newport Pier for shopping and food! We would totally stay here again!

Great location and amenities!

This place had everything we needed - it was close to the beach and had numerous fun amenities. The bathrooms and kitchens are a bit dated, as are many Newport Beach homes. My only complaint was the cleanliness when we checked in - the bathrooms and carpets were not thoroughly cleaned. Nevertheless, I would rent here again, given the opportunity!

It was a cute & clean home and a great location!

This rental has everything you need for the beach and a short walk to the beach. The property manager is quick to respond and help. My only caution is that this is a downstairs unit, if there are renters you WILL hear them above. Which was only a problem when trying to sleep. I would rent again maybe the upstairs unit next time.

Good house, close to the beach

The house was really nice. The kitchen is very practical with washing machine and lots of dishes. There is a washer and dryer in the garage that work well. There are lots of beach toys in the garage which is also really nice. The bedrooms were clean and the beds are comfortable. Unfortunately, the indoor parking space was filled by another car on one of the days. And the door to the garage cannot be locked which does not make sense since we were responsible for the toys in the garage. Also I think the cleaning rules are too much considering that we were charged over 200 $ for "fees" and cleaning fee.
