Cleaning and Damages

RENTAL AGREEMENT

1: RESERVATION INFORMATION

CHECK-IN
The check-in time is after check-in time on the first day of your reservation. Sometimes early check-in is available and is easy to purchase on your Happy Guest reservation page.

CHECK-OUT
The check-out time is before check-out time on the last day of your reservation. Sometimes late check-out is available and is easy to purchase on your Happy Guest reservation page. Late fees will be charged for departures after check-out time that did not purchase a late check-out.

EARLY CHECK-IN / LATE CHECK-OUT
Early check-ins and late check-outs are sometimes able to be accommodated with an easy purchase on your Happy Guest reservation page. If you have a need to check-in early or check-out late, you can also consider adjusting your reservation dates to be one day earlier or later so you have the place for as long as you need it.

NO REFUNDS
This Rental Agreement is a legally binding agreement between you, the Guest and the Owner or Manager of the property. Your reservation binds you to a specific period of time. There should be no expectation of refund and there will be no refund or relocation because you are disappointed with the property you have chosen to rent or in the event that something associated with the property is not working to your satisfaction. There will be no refunds or compensation for: Acts of God, Mother Nature, acts of war or government agencies, road maintenance, gas shortages, power outages or water outages. Standard cancellation policies always apply. Purchasing travel insurance is highly recommended.

2: ID VERIFICATION

IDENTITY VERIFICATION
Guests are required to complete the Happy Guest check-in and provide a photographed copy of their government-issued photo ID, with the Guest’s face, address, date of birth and photo clearly visible and in focus. The reservation billing information must match the information on the government-issued ID of the Guest making the reservation. We reserve the right to refuse service to individuals who do not furnish this information. In the event that a Guest refuses to provide their valid, government-issued ID after making a reservation, the Guest’s reservation will not be granted information to enter the apartment and your cancellation of the reservation will be in accordance with the cancellation information on your reservation.

Girls Trip

Apartment was clean and perfect for our group. We were very pleased with the location and felt very safe. There were amazing places to eat and also places to shop all within walking distance. We will definitely stay here again when we go back!

Visiting Manhatann with family

The apartment is very spacious and comfortable. Well located, near subway, walking distance to many interesting points of the city. Supermarket and lots of restaurants near. It is also quiet. I really felt at home, and the best is the assistance of Leonard, he is always available to help and solve any doubt or problem. I certainly will try to rent this space in a future trip.

A real review

Stayed at this property recently. Have no complaints about the lead up to our stay re:communication. Once we arrived, we discovered that the property was in a far dirtier and less well-kept condition than the photos would have led us to believe. The interior of the apartment building was in marginal condition and appeared to be undergoing a repaint. Not the fault of the host of course. However, the inside of the apartment was disappointing. The photos in the listing are of the apartment, but I’m guessing that those photos were taken immediately after a renovation, a long time ago. Things were much dirtier in person. The walls and furniture were dirty and in poor repair, some of the door handle parts were hanging loose, and outlet under the TV was hanging out of the wall. The best we could tell everything was working in the apartment. We ended up having to leave early for another reason, but we weren’t sad about it at all.

Perfect location

Great location, very comfortable space, excellent communication with hosts. This property worked out very well for our family’s weekend visit to NYC. Great takeout food options across the street, Starbucks on the corner, minutes to many attractions including Central Park. Self check in was convenient. Just a note, the building is currently undergoing renovations/ painting etc, and there is street construction right outside the front door.

Perfect Hell's Kitchen Location

The location and quality of the apartment is perfect for lower midtown. Everyone I dealt with was very nice and helpful - We did have an ongoing issue with communication and learned VRBO outsources certain properties to property managers and thus communication through the app was difficult. We book a lot with several platforms and this was the first clunky experience we have had with a third party involvement. Highly recommend this rental as long as the renter knows the ground rules.

Incredible Stay in NYC

Apartment is located minutes from everything. Home owner was incredibly diligent with his communication and answered every question during the pre-rental process as well during the time in the apartment within seconds on the VRBO app and via text.Apartment is very spacious and allowed for a very comfortable stay with my family. I recently stayed in a one-bedroom apartment in Hell’s Kitchen, and it was a fantastic experience. The property was exactly as advertised—the pictures were accurate, and the space was well-maintained. Great place in Midtown!

We had an awesome stay at this place. Everything was clean and there are plenty of little things to make you feel like you are at a home away from your home. Our flight into NY was delayed and we especially appreciated them setting up the sleeper sofa so we did not have to do that when we arrived late in the evening. 5/5 all around!

Quiet and Convenient

We enjoyed our stay over Thanksgiving this year. The apartment had enough space for our family of 5 - certainly more than a typical NYC hotel room; 3 kids under 11 all slept in the living room on the pull-out. There are several solid restaurants within a 1 minute walk. Accessing the apartment was easy and almost heard or never saw neighbors. Our only wish was that the nearest subway station could have been a bit closer. It wasn't too far, but with a toddler, it made the walk to and from a bit exhausting. Adults will have no issue and should love the location. Overall, great stay for the price and location!

Fantastic Stay

Pictures are 100% accurate. Central location. And I only had to contact the Property Manager Lenny once to ask if there were washer/dryers onsite and he responded to me in less than 5 minutes. He also agreed to a late check out on the day off because my ride was held up. Highly recommended.
