Large Home w/ Back Yard Oasis | Perfect for Groups

This spacious, converted, shotgun double is a rare find and perfect for large groups! Spread out in five large bedrooms and three bathrooms. Pets are welcome and will enjoy the huge fenced backyard oasis, complete with a natural gas grill, covered patio, and plenty outdoor living to entertain your large group! The house is professionally decorated, each room with a different style. The house is centrally located just over a mile from downtown and a short Uber ride anywhere else in the city!

***Please Note*** As of May 2025, there is some construction going on with the house next door. Activity is sporadic - sometimes they'll work for a few days during the week and then not again for a week or more. If they are onsite, they will typically start around 7AM, and it's possible that noise can be heard inside our home. We've never heard them working on the weekends, though there's no rule against that in the city.

This home allows dogs (limit of 2) and they must be 25lbs or smaller. There is a nonrefundable fee for pets charged at the time of booking, so please be sure to include the pets on your reservation. Unauthorized pets will result in an additional $250 fine in addition to the normal fee.

The house has five large bedrooms, three with super comfy king sized beds, one with a comfy queen sized bed, and the fifth with a full over full bunk bed that has a twin trundle bed nestled underneath. In traditional New Orleans fashion, this converted double is shotgun style, which is always a unique experience! There is a well appointed kitchen with everything you need to cook for all your guests. You'll find a natural gas grill right outside the kitchen in the expansive backyard space. There is plenty of outdoor dining, as well as a beautiful outdoor living room under a fully covered pergola. In addition to the backyard space the house also has a lovely front porch with a porch swing and additional seating.

The neighborhood is transitional. It is extremely centrally located to everything that New Orleans has to offer. There are plenty of restaurants and coffee shops within walking distance. The Canal streetcar line is in walking distance as well. Uptown, Mid City, Downtown, CBD, and the French Quarter are all a short drive or Uber ride away.

The Canal streetcar line is about a half mile walk. There are bus stops a couple blocks from the house and everything is a short drive or Uber ride away. There is free on street parking at the house.

1. The booking guest must have their ID uploaded to their airbnb profile.

2. Please be mindful of the neighbors sleeping. We recommend being quiet after 8:30pm (weekdays including Sundays) and 9:00pm (weekends).

3. While early check-in / late checkout may be available, this must be arranged ahead of time for an extra fee of $60/hr . Unauthorized Late checkouts are a $150 charge for each hour after 11am - a 15 minute grace period is given. Late checkouts MUST be requested before 9PM the day before your departure.

4. Clean towels are a provided amenity. Each guest listed through your reservation will receive 1 bath towel and 1 face towel. We are unable to fulfill requests for additional towels during the duration of your stay. Plan ahead while packing, please bring extra towels if you or any of your guests anticipate needing more.

5. Smoking & vaping in the unit will result in a $500 deodorization fee. Please smoke outside of the property.

6. Unregistered guests and parties are prohibited by local laws and ILLEGAL. Our occupancy limits are set by local ordinance. Any guest found to have had a party or over-occupancy will be charged a $1,000 fee for non-compliance with local laws. Exterior cameras present at the property to verify these laws/house rules are not broken. As of May 2022, Airbnb has specifically banned parties from their units. Violation of this rule will result in a ban from Airbnb.

7. Please do not hang or attach anything to the walls with push pins, tape, etc. or other painted surfaces.

8. Please do not use face towels to remove your makeup. It damages the towel.

9. If the space is left excessively dirty $50 will be charged for each additional hour of cleaning required. Removal of bodily fluids will result in a charge of $150. Glitter cleanup will result in a charge of $100

12. Unfortunately, we cannot accept bookings from “Locals” at this time. Locals is meant to include anyone residing within 60 miles of New Orleans.

13. While we cannot receive any mail or packages to the space we will assist with getting packages shipped to New Orleans if needed.

14. Commercial video and photo shoots are strictly forbidden without prior and authorized consent. Associated day-rate fees, liability waivers and copyright contracts will apply if consent is given.

15. Message us for long term stays.

16. Garbage day is Monday, please bring trash can to the curb.

17. All of our TV's are streaming, we do not provide any account information, you will have to log into your own. Please remember to log out at check out. We do not have cable TV.

18. RVs / Campers / Trailers are not allowed on the premises.

19. External power outlets can not be hooked up to the property under any circumstance.

20. Should you wish to receive an early check-in or late check-out, please let us know the day before and we will determine if it's possible. We require time to prepare the unit for your stay or after your stay for the next guest and sometimes we are unable to accommodate. If we can accommodate, we will charge $25/hour for the additional booking time. This will also be in place for dropping luggage off or leaving your luggage after checkout time has passed. Payment will be requested through Airbnb after your additional time has been approved.

21. Lost Items: We return lost items for a $75 flat fee. This is to cover shipping costs, along with the time spent to retrieve & mail your item. If you leave anything at the unit, please let us know immediately.
