The Cozy Cottage is well... Cozy. Park Model located in the Waterside at Blue Ridge Tiny Home & RV Community Resort. It is an excellent place to explore the outdoors and yet only 10 minutes from Downtown Blue Ridge. Nearby attractions are Lake Blue Ridge recreation area (2 miles), multiple hiking trails, Mercier Orchards, multiple wineries as well as all of the amenities of Waterside; Pool, Frisbee Golf, Basketball, Playground, Dog Park and Fishing Pond. Max 4 adults. This is a No Pet cottage.

`Cozy Cottage at Waterside` is set up for max 6 guests - max 4 adults. There is a Queen Master on the main level as well as a twin bunk across from the bathroom. The main level includes the galley kitchen with work counter, living room with couch and electric fireplace. The loft has a very low ceiling and a double bed, best for kids.

Covered porch for enjoying our beautiful weather and a TV. The decorative concrete patio has a picnic type table, a firepit with chairs, and a hot tub. Parking for 2 vehicles.

Has a Split ductless Heat and AC unit in the living room. Internet, WiFi, 3 Smart TVs - on porch, in living room and Master bedroom.

Host is available if needed and resort has staff on duty from 8 am to 8 pm.

Rent a pontoon boat, kayak or SUP on beautiful Lake Blue Ridge. Pick locally grown fruit at Mercier Orchards, a 75 year old family orchard. Play a round of golf at Old Toccoa Farm, Fannin County’s first and only golf course that fronts 4,000+ feet of the Toccoa River and offers immaculate zoysia tees and fairways along with challenging bent grass greens. Catch a trout on the tailwaters of the Toccoa River or a clear mountain stream; Blue Ridge is the Trout Fishing Capital of Georgia. You will not be lacking in things to do in the area. There`s a lot to do here and the surrounding areas.

You definitely need a vehicle to really enjoy the area, it`s rural. But if you`re into mountain biking, the Aska Adventure Area has some of Georgia`s best mountain biking trails. And their great for hiking, too.

You must sign in at the resort office to register and obtain a pass to display in your vehicle.
No Smoking in the home, on decks, or porches. Smoking is allowed outside but discard butts properly; do not throw in yard or over fence.
No loud noise after 10 pm or before 8 am.
No shooting of firearms or weapons on the property.
No shooting of fireworks on the property.
Thoroughly clean any utensils, pots and pans after use.
Put things back where you got them.
Bag and tie all trash before placing at the end of the driveway. Trash is picked up by the resort every morning around 9-10 am.
