Relaxing Family Friendly Oasis: Warm Beach House

Have fun with the whole family in this light and airy home featuring a separate private bungalow. Only a short walk to Dromana beach, this home radiates warmth and encourages nothing but beachside relaxation. While you are here, take the boogie boards for a splash in the waves, then snuggle up with a board game or watch a movie. Your children and pets will be safe and endlessly entertained with a secure and spacious backyard.


AC's are working and ready for winter.

Suitable for multi-generational families or other large groups, the main house will be yours to gather in and create memories. The spacious bungalow, with its own queen sofa bed, bathroom and alfresco dining area, provides added flexibility and privacy. The house is safe and secure – perfect for young children.

The house includes:

• Three good sized bedrooms including queen beds, singles and bunks.
• Private and separate bungalow.
• A secure backyard with a swing.

The kitchen has all the essentials, and two fridges – one for your drinks and the other for food. With the local IGA and other specialty stores only three minutes away, prepare a full meal for the family to enjoy inside. Alternatively, grill some dinner on the BBQ and dine alfresco if the weather allows. Dromana has many good take-out and restaurant options – you will be spoilt for choice.

After a day exploring the scenery or splashing in the waves, relax at home with everything you need to truly relax. Watch a movie, play a board game or read good page-turner. With cooling in the main spaces and heating throughout, you will enjoy extra comfort in the chilly winters or hot summers.

The beach is safe for swimming, and the little ones will love getting their feet wet. Dogs are allowed on the beaches at certain times; just check the signs for the latest rules.

• Off-street parking for three cars including under covering parking for 2.

• Air conditioning in the bungalow, kitchen area and front bedroom. Fans in all other bedrooms.
• Board games, toys and boogie boards to use.

THE NEIGHBOURHOOD:

The Dromana neighbourhood is characterised by its relaxed and laid-back atmosphere, making it a popular destination for both tourists and locals. The area is known for its beautiful beaches, scenic coastline, and picturesque countryside.

Dromana is a quaint bayside village, nestled between Safety Beach and McCrae, and situated at the foot of Arthurs Seat; the highest point on the Mornington Peninsula.

Approximately a 1 hour 10 minute drive (85 kilometres) south of Melbourne, Dromana's foreshore reserve lines the coast and consists of grassy picnic areas, shelters, walking tracks and a small designated camping area. The calm, sandy beaches provide safe swimming and boating opportunities.

Points of interest include the Dromana Drive In, the Dromana Pier and the rocky cutting at the bluff known as Anthonys Nose where a boat ramp is situated. The nearby historic 2 acre Heronswood property overlooks the bay.

In the heart of the neighbourhood, you'll find the Dromana shopping precinct, which features a range of boutique shops, cafes, and restaurants. There are also a number of local markets held regularly in the area, offering fresh produce and handmade goods.

For outdoor enthusiasts, the nearby Arthur's Seat State Park offers hiking trails with stunning views of the coastline and surrounding countryside. The area is also popular for fishing, boating, and other water sports, with a number of boat ramps and jetties located along the coastline.

Overall, the Dromana neighbourhood is a peaceful and welcoming community with plenty of natural beauty and recreational activities to enjoy.

IMPORTANT VISITOR INFORMATION:
This property is registered under the Mornington Peninsula Shire Short Stay Rental Accommodation Local Law. Guests of this property must ensure they read and follow the requirements of the Code of Conduct during their stay.
The Code of Conduct requires guests to:
* Behave responsibly during your stay. Loud yelling, screaming, cheering and aggressive behaviour is NOT acceptable and may result in the early termination of your stay if a complaint is received by Council
* No additional accommodation is permitted on site such as tents, caravans, campervans
* Do not use outdoor areas for activity between 11.00 pm to 7.00 am
* Place all waste into the bins provided prior to leaving
* Park all vehicles within the property boundary. Occupant and visitor cars cannot be parked out on the street or on nature strip areas.

THINGS TO NOTE:
ACCESS: You have full access to the property. we are just a phone call or message away during your stay.

PARKING: There is off-street parking for three cars, including undercover parking for two.

INCLUSIVE: As hosts, we welcome all visitors. Overseas guests, people with disabilities, families, and LGBTQI+ friendly.

NOISE: The property is in a peaceful quiet neighbourhood. To respect the peace of the community - we kindly request no loud music or loud parties. Noise curfew 10pm.

SECURITY DEPOSIT - A refundable security deposit of $500 may be taken as an authorisation hold 2 days prior to check out and released no more than 7 days later. Some or all of the security deposit may be captured if there has been negligent behaviour or intentional damage to the property.

EARLY CHECK-IN REQUESTS:
May be possible however we do recommend you to plan around a 3pm check-in. When your place is ready, we will let you know. If you require earlier access, consider booking the night before if available. If a guest is checking out on the day of your arrival, housekeeping needs time to prepare everything and we thank you in advance for your patience and understanding.

LATE CHECK-OUT REQUESTS:
May be possible depending on bookings and housekeeping schedules. Please reach out the day before check out to see if this is possible.

STARTER SUPPLIES:
We provide you with complimentary essential starter supplies for your stay. This includes shampoo, conditioner, body wash, toilet paper, and a few other items for your comfort. This is not intended to last for the duration of your booking but to avoid having to immediately head to the supermarket on arrival.

LINEN: We supply hotel quality linen and bath towels for your stay.

LONG STAYS:
All stays 14-28 nights must have a mid-stay cleaning service at an additional cost. This allows for our team to periodically clean, maintain, and inspect the property. This is non-negotiable.

CHECK OUT
We don't want you to do a long list of chores before you check out. We just kindly ask that you put back furniture the way you found it (only if somethings been moved), stack the dishwasher and put the rubbish out. Our cleaners will do the rest.

AGE REQUIREMENT:
We do request that adult guests are over the age of 25 years of age. 18-24 years are welcome if staying with other adults over 25 years of age. Children are welcome.

MANAGEMENT FEE - this is our damage waiver to cover any accidental damages so you don't have to worry - see house rules for the details.

PETS: We are pet lovers. We will ask you a little about your pet before they come to stay. We do ask that pets don’t get on the beds and couches. There is a small pet fee of $120 per stay.

HOUSE RULES
- No noise after 10pm and refrain from causing disturbances to the neighbours to avoid having them complain to local authorities.
- Strictly no parties allowed. Infringement on this rule may result in eviction without refund. Any additional time for the housekeepers to attend or inspect the property outside of their usual cleaning will result in additional administrative fees.
- If there is any damage to the property please inform the host ASAP as additional charges may apply.
- Pets are allowed on the property upon application. Additional charges may apply.
- In the event that keys are lost/ damaged/ locked inside the property any time during your stay or check-out, we may need to call a locksmith and additional expenses will be charged to your account. If the cleaner’s or property manager’s schedule is affected by this, further charges may apply.
- Check-out time is 10am. If the cleaner is not able to clean on time, a delayed entry fee may apply. If you require late check-out, please contact the host 72 hours before check-out and we’ll do our best to accommodate your request.
- If you leave any items behind by accident, we are happy to post them back to you. However, we will need to compensate our housekeepers or managers for the postage fee and their time.
-We provide toiletries to get you started. Feel free to visit the nearest grocery store should you wish to restock for yourself.
- Take care of the property and avoid making a mess within the premises. Leaving dishes unwashed or having food items out in the open tend to attract pests and insects that may require pest control. This may be charged to your account as applicable.
- Smoking inside the property is strictly prohibited. Charges may apply for additional cleaning and deodorisation of the property.
- Excessive use of utilities such as water, electricity, and WIFI may result in additional charges.
- Where a porta cot is provided, this is used at the guests own risk. The owner and hosts do not accept any liability should anything occur during its use.
- Only guests on the original booking may stay overnight.

Cute little family home.

This is a perfect little home away from home for a family. Toys and books provided, decent back yard with a swing set, lots of beds and a separate little flat out the back for either a time out for older kids or bring the grandparents. Playground across the road and beach not far from that. The only thing i would mention is maybe a bit more information on the welcome. IE the A/C doesn’t work, but the thermostat on the wall is fully operational and has the home warm and cosy in no time.The oven doesn't work properly though, i went out a bought things to bake in the oven and an hour later was kinda cooked, but if you're just doing nuggets and chips it should be fine. The dial settings have also worn off so some trial and error was used and took some time. Not ideal after travelling from interstate. Overall this is a fantastic place to stay and we will definitely pick here again if we come back to the area.

Warm & cosy winter retreat with friends. Close to the beach to walk the dog. My dog loved the secure backyard. Close to all the Mornington Peninsula favourites.

Great Beachside location

Great location, a short easy walk to the beach, in a quiet and peaceful neighbourhood. Every thing was spotless on arrival. The bedrooms are very generous in size. Nice fresh linen. Wonderful to have a good size, pet friendly backyard. Excellent, prompt communication from the hosts. Back Bungalow was a simple layout but suitable for our group. Would stay again. Thanks for a great stay!
