The Coachella Valley has a way of slowing things down - mornings here open quietly, with sunlight spreading across the desert and the mountains taking shape against a clear winter sky. Step outside to your private patio, breathe in the cool desert air, and let the pace of PGA West set the tone for your stay. Whether you`re here for the golf courses, the festivals at the Empire Polo Fields, or simply a warm escape from the everyday, this gated townhome gives you a calm, well-equipped home base to return to each evening.

Sleeping arrangements
The home accommodates up to 8 guests across 3 bedrooms and a loft. The downstairs primary suite features a king bed with direct patio access and an en-suite bathroom with dual sinks and a walk-in shower. A second bedroom offers a queen bed, and the upstairs third bedroom includes a king bed. The loft rounds things out with a queen sleeper sofa, a TV, and a foosball table - a natural spot for winding down after a full day.

Living & entertainment
The open living area is built around comfort and connection, with ample seating, an 86` Smart TV paired with a Yamaha receiver, and a whole-house sound system. High-speed Wi-Fi and an Ethernet connection keep you streaming or working without interruption, and a dedicated workspace is available if you need it. A Nest thermostat lets you dial in the indoor climate easily, and the layout flows naturally into the dining area, with additional counter seating in the kitchen.

Kitchen & dining
The full kitchen is stocked with everything you need to cook comfortably - refrigerator, freezer, stove, oven, microwave, dishwasher, and a full set of cooking basics, dishes, and silverware. A coffee maker, coffee, wine glasses, toaster, blender, and baking sheet round out the kitchen supplies. The dining table provides a proper setting for shared meals, and barbecue utensils are available for outdoor grilling.

Outdoor living
The private patio and balcony offer shaded seating and open desert views. In the evening, the fire pit draws the group together under the open sky. A private backyard - fully fenced - provides additional outdoor space, and the BBQ grill and outdoor furniture make it easy to extend your time outside at your own pace.

Bathrooms & laundry
The home includes 3 bathrooms stocked with hair dryer, shampoo, conditioner, body soap, shower gel, and cleaning products. A washer and free dryer are on-site for longer stays, and the home is stocked with towels, bed linens, extra pillows and blankets, and other essentials.

Community amenities
As part of the PGA West community, guests have access to a shared pool available all year, a shared hot tub available all year, and a shared gym. Free parking on premises and free street parking are both available, along with an EV charger - level 2 (220 volts, 12-35 miles per hour).

Location
PGA West puts you minutes from the Empire Polo Fields, Indian Wells Tennis Garden, Old Town La Quinta, and some of the valley`s best golf courses. Dining, shopping, and Coachella Valley destinations are all close by, and with I-10 less than 10 minutes away, Palm Springs and nearby casinos are an easy drive.

Good to know
Check-in is after 4PM and check-out is at 11AM. Early check-in and late check-out may be available at no extra charge - just ask and the team will accommodate where possible. The home uses keyless entry; a unique code is issued before arrival and changes with every reservation. Cleaning is performed at the end of your stay; mid-stay cleaning is available for an additional fee. The community pool is heated during winter months. The HOA has noise limit requirements in place - guests are welcome to bring their own Bluetooth speaker. Unfortunately, pets are not allowed. We do not recommend shipping packages directly to the home.

Please carefully review all PGA Signature Community Rules, all tickets will come out of the deposit.

PARKING- All vehicles must be parked in the garage/driveway (Can`t be hanging into the street or the HOA will ticket) additionally 2 vehicles are allowed on the street.

VEHICLE SIZE- SPRINTER VANS are not allowed in PGA Signature. No commercial size vehicles.

VEHICLE PASSES- All passes must be displayed on the windshield or patrol will ticket.

NOISE ORDINANCE:
Quiet enjoyment hours are from 10:00PM-8AM. Outside use is limited to quiet conversation only. No music or amplified devices from cell phones to Bluetooth devices are allowed. Citations will come out of the renters deposit, PGA West is a zero tolerance community, if security is called a fine will be imposed.

Loud noise isn`t permissible anytime of the day, per city (max 70 decibels from 7am-10pm) and is considered disrupting the peace of permanent residents, noise violations incur a $1000 fine (taken out of deposit) and possible eviction. Thank you for respecting our local residents!

PETS- If you plan on bringing your certified service animal or emotional support dog we would appreciate communication and documentation prior to check in to supply to the home owners:).

POOL/HOT TUB (RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT)

You understand that you accept full responsibility for any bodily injury arising from swimming and all accidents that may happen on the property and hold the owner harmless. You understand there are potential dangers with swimming and may present a danger to adults who consume medication, alcohol, or drugs and children who are not carefully supervised. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from swimming, exposure to any of our plants that can be poisonous if eaten, or any other activities on the property.

Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys` fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
