Wildlife & Bear Safety
Do not feed wildlife. Keep home and cars locked.

Bag trash and secure in bins with lids and leave in the mudroom. Because of wildlife around, locals advise not to put trash outside the house.

Bears, deer, and insects such as ants are common in the area. We are serviced by a regular pest control company but seeing occassional spiders or ants is expected in the mountain cabins.

Mudroom / Shoes / Skis / Boots / Hot Tub
Shoes/boots should remain in mudroom to protect hardwood floors.

Keep mudroom doors closed.

Hot Tub
Enter/exit via heated mudroom. Please wear sandals/shoes from mudroom to hot tub. Please ensure feet are clean of mud/grass before entering the hot tub. These precautions helps prevent tracking water, snow, and dirt inside the house and keep the house insides clean.

Keep lid closed and fastened when not in use to ensure it is hot when you use it again during your stay.

Children must be supervised at all times.

For safety, please don't use the hot tub if you have consumed alcohol or you are pregnant.

Use at your own risk.

Roku TVs with guest mode for secure log-out. You can login to the services of your choice (Netflix, Paramount+, Prime) and upon checkout you will automatically be logged out.

Loft workspace: standing desk, monitor with HDMI cable, Lazyboy chair. (Please bring an USB C cable if you prefer that instead of the HDMI cable)

Starter Supplies
Toilet paper, soap, paper towels, dish detergent, laundry detergent, multipurpose cleaner.

Bath amenities: Apotheke shampoo, conditioner, body wash, hand soap, and bar soap.

Coffee grinder, French press, Cuisinart 12-cup coffee maker, tea assortment, kettle.

Firewood available locally- 7/11 is a few minutes away and open 24 hours.

Fireplace & Fire Pit
Both indoor and outdoor fire pits are wood-burning only. Only dried hardwood to be burned in indoor fireplace to avoid smoke and chimney buildup.

Guests responsible for safe use and damages.

Heat & Dehumidifier
Boiler thermostats: keep between 55–75°F.

Basement dehumidifier and sump pump must remain plugged in. Please don't toggle the breaker switches, unless there is an emergency.

Please avoid going into the basement, as it is a crawlspace and does not offer guest amenities.

Smoking / Parties / Pets
No smoking indoors or within close proximity to the building — $250 fee if violated.

No parties or events.

No pets — $1,000 fee + possible removal if violated.

Occupancy
Maximum occupancy: 10 guests (2 king beds = 4, 1 queen = 2, 4 twin bunks = 4).

Additional guests beyond 10 will incur an extra charge of $100 per person per night.

Taxes
Vermont Meals & Room Tax: 9%.

Waiver & Liability
Guests assume full responsibility for use of stairs, hot tub, sauna, fireplace, fire pit, appliances, and grounds.

Owners not liable for accidents, injuries, damages, or lost property.

Booking confirms agreement to these terms.
