2 Refrigerators, large A/C units, and all new appliances.

6 big screen TVs throughout, including a 75" in the living room.

Gorgeous pool and spa, BBQ, fire pit, bar, corn hole area, and party lights, all with stunning lake and mountain views.
Crystal saltwater pool with sun shelf and jacuzzi, illuminated for evening enjoyment.
Large patio cover, 1 umbrellas, 6 lounge chairs, and an outdoor dining table with 12 chairs.
Built-in Blaze BBQ (natural gas) for outdoor cooking.
Kitchen:
Equipped with the following items: basic dining, cooking, and serving essentials including plates, bowls, silverware, wine and drinking glasses, cooking utensils, and kitchen accessories such as can opener, wine opener, measuring spoons, and more. Everything you need for a delightful cooking and dining experience!
House Supplies:
Your home will be stocked with an initial starter supply of trash bags, paper towels, kitchen sponge, hand soap, dish soap, dishwasher pods, toilet paper, laundry detergent.

Pool maintenance comes on Thursday and Mondays. Gardening is Wednesdays or Thursdays.
Guest access
During your stay at my house you will have full access to the entire house. Please consider this your home during your stay and also please treat the home and neighbors with respect.
Guest Policies
Maximum Occupancy: 12 guests, including adults and children. Exceeding this limit may result in cancellation without a refund. Please review house rules for more details.
Pet Policy: Up to 2 dogs are allowed. Please notify us in advance if you plan to bring pets. Guests are responsible for cleaning up after their pets, as cleaners are not expected to handle pet-related messes
Important Notices
Parking Restrictions:
Absolutely no street parking or commercial vehicles. A fine of up to $800 will be assessed immediately for violations.
Water Activity Prohibition:
Fishing, kayaking, and any water sports on the lake are strictly prohibited. Up to a $1500 fine will be assessed for violations.
Guard Gate Access:
All guests must use the guard gate located off Avenue 44. Unauthorized entry through other gates will result in fine up to $800 .
Noise Restrictions:
Excessive noise or music is not allowed. A fine up to $800 will be assessed for violations.

Pool and Spa
All homes feature private pools and spas!
Heating Costs:Spa: $25 per day
Pool: $75 per day
Heating requests must be made 48 hours in advance.

Pet Policy
Up to two pets are allowed per property for free.
Additional cleaning fees may apply.
Pets are not permitted in the pool/spa, and owners must clean up after their pets.
Keyless Entry
No need to meet the property manager! Each home has keyless locks, and you'll receive a code prior to check-in for a smooth arrival.
Accommodations Provided
Fully furnished homes with linens, bath, and pool towels.
Fully stocked kitchens with dishes, silverware, and cooking utensils.
Initial supplies of bath soaps, trash liners, toilet paper, paper towels, and dishwasher soap are provided.
Laundry facilities include laundry soap.
Note: No spices, cooking sprays/oils, cling wraps, or pool floaties provided.
Outdoor Music Systems
Most outdoor music systems are disabled due to noise complaints.
We recommend bringing a small Bluetooth speaker.
Absolutely no outside music past 9 PM.
Parking
Each home has designated parking spaces in the garage and/or driveway.
WiFi and Cable TV
All vacation rentals are equipped with smart TVs and high-speed WiFi.
Liability Waiver
You acknowledge that swimming and use of exercise equipment is at your own risk. You accept full responsibility for any injuries and agree to waive any claims against the owner. All guests must read and understand this waiver, which constitutes a binding contract between guests and host.
