Guest Access:

The entire home, front porch and private backyard are reserved for your group — no shared spaces and no host on-site.



Smart-lock self check-in begins at 4:00 PM. Detailed arrival, driveway, EV-charger and access instructions are provided through the guest app after booking.



The garage is not included in guest access.

Honky Tonk Heights is located in Houston's Greater Heights area, known for its historic homes, tree-lined residential streets, and independent restaurants — a "Very Walkable" neighborhood (Walk Score in the low-to-mid 70s).

Gatherings

✔ Parties and unapproved events are not permitted. Small daytime gatherings may be considered with advance approval; fees start at $150 to cover additional cleaning, trash, and property use. Moderate alcohol consumption may be permitted as part of an approved gathering, but kegs, open bars, and alcohol-centered events are not allowed. Outdoor quiet hours are 9:00 PM–8:00 AM.



Pets

✔ Up to 2 pets may be considered with advance approval. The fee is $20/night per pet, capped at $300 per reservation. Small pets under 30 lbs are preferred; larger breeds require advance approval and may need to remain crated when unattended. Service animals are accommodated per applicable law and platform policy — no pet fee, and documentation is not required.



Stay extensions

✔ Additional nights may be available at a discounted rate. A single added night may qualify for up to 40% off, while multi-night extensions may qualify for up to 15% off. Availability and final pricing are confirmed through the booking platform.



Trash

✔ Trash is collected Thursday morning. Please keep the driveway and curb area clear Wednesday evening so the bins can be placed for pickup.



Stays & care

✔ Optional mid-stay cleaning is available by advance request and may carry an additional fee; any necessary maintenance visit will be coordinated with advance notice whenever possible

✔ Commercial photography or filming requires prior written approval

✔ The primary booking guest must be at least 21 and present throughout the stay

✔ Violations of house rules (unauthorized parties, smoking, excess guests, pet policy, damage) carry additional charges — full amounts in your signed guest agreement
