House Rules & Guest Guidelines

Welcome to Forest Hills Unit A, a hotel-style vacation retreat in the beautiful Southern Dunes Golf & Country Club community of Haines City, Florida.

We are delighted to host you and hope you enjoy the championship golf-course setting, comfortable accommodations, and screened swimming pool.

Forest Hills is divided into two independently rented accommodations: Unit A and the Main House. Each has its own private living space and entrance. The swimming pool and designated outdoor areas are shared when both accommodations are occupied.

Normal cleaning is included in your nightly rate. You are not expected to deep-clean the accommodation before departure. We simply ask that you treat the property respectfully and leave it in reasonably normal condition.

By booking, guests agree to follow these House Rules, applicable Southern Dunes HOA regulations, and any properly disclosed fees or charges.

1. Check-In & Check-Out

Check-in: 4:00 PM

Check-out: 11:00 AM

Our cleaning team operates on a scheduled rotation to prepare accommodations for incoming guests.

Early Check-In

Early check-in must be approved in writing and is subject to availability.

• 12:00 PM–1:30 PM: $35 early check-in fee.
• 1:30 PM–3:00 PM: $25 early check-in fee.
• Before 12:00 PM: Subject to special approval and pricing.

Please do not enter the accommodation before your approved arrival time.

Late Checkout

• 11:00 AM–12:00 PM: Courtesy grace period, provided there is no conflict with incoming reservations.
• After 12:00 PM through 1:30 PM: $40 late checkout fee.
• After 1:30 PM: An additional night’s accommodation charge may apply when approved in advance.

Unauthorized late departures may result in documented additional costs if they delay cleaning or disrupt an incoming reservation.

All extensions require written approval. The grace period is not a guaranteed extension of checkout time.

2. Southern Dunes HOA & Gated Community

Forest Hills is located within Southern Dunes Golf & Country Club, a residential golf community governed by a homeowners association.

Guests must respect all posted community regulations and directions from authorized security personnel.

Please observe the following:

• Follow posted speed limits and stop signs.
• Respect homeowners, neighbors, golfers, and other visitors.
• Keep noise to a minimum, particularly during quiet hours.
• Do not block roadways, sidewalks, driveways, mailboxes, or emergency access.
• Do not park on lawns, landscaped areas, or restricted streets.
• Fireworks are prohibited.
• Do not enter restricted golf-course or community areas.
• Follow all instructions concerning access gates and security procedures.

Guests are responsible for violations caused by themselves or their visitors. Documented fines, towing costs, or damage attributable to guests may be requested through the booking platform where permitted.

Gate Access

Guests may be required to provide names and vehicle information before arrival.

Gate access information will be supplied with check-in instructions.

Access credentials may not be shared with unauthorized visitors.

3. Parking & Additional Vehicles

One vehicle is included with each Unit A reservation.

Additional vehicles must be approved before arrival.

• Additional vehicle: $15 per vehicle, per night.
• All vehicles must use designated, authorized parking spaces.
• Do not occupy parking assigned to the Main House.
• Do not block the shared driveway or another vehicle.
• No parking on grass, sidewalks, or restricted roadways.
• No parking on Southern Dunes Boulevard, Hemingway Avenue, or yellow-marked areas.
• Trailers, recreational vehicles, boats, and oversized vehicles require advance approval and must comply with HOA restrictions.

Southern Dunes has limited parking availability and does not provide general overflow parking.

Unauthorized vehicles may be subject to applicable parking charges and HOA enforcement, including towing where permitted.

4. Registered Guests & Occupancy

Maximum overnight occupancy: 5 guests.

All overnight guests must be included in the reservation.

Visitors must be approved and must comply with parking, occupancy, pool, and community regulations.

An additional overnight guest not included in the reservation may be subject to a $10 per person, per night charge, provided the stay remains within the permitted occupancy limit and the reservation is properly updated.

The maximum occupancy of five may never be exceeded without lawful authorization.

The reservation holder is responsible for the behavior of all guests and visitors.

5. No Parties or Unauthorized Events

Parties, disruptive gatherings, and unauthorized events are prohibited.

This includes:

• Large gatherings exceeding approved occupancy or visitor limits.
• Loud music or amplified outdoor entertainment.
• Activities disturbing neighboring residences or Main House guests.
• Events requiring unauthorized additional parking.
• Gatherings that interfere with shared amenities.

Any proposed gathering requires written approval in advance and must comply with HOA rules, occupancy restrictions, parking limitations, and applicable laws.

Approval is not guaranteed.

6. Quiet Hours

Southern Dunes community quiet hours: 9:00 PM–7:00 AM.

During these hours:

• Keep televisions and music at a reasonable volume.
• Avoid loud conversations outdoors.
• Do not create disturbances in the pool area.
• Respect guests occupying the Main House.
• Avoid slamming doors or creating excessive noise.

Although the accommodations have sound-insulated dividing walls, guests must remain considerate of one another.

Repeated or serious disturbances may result in further action under the booking platform’s policies.

7. Shared Swimming Pool & Screened Patio

The swimming pool and screened patio are shared amenities for registered guests of Unit A and the Main House.

The pool is not exclusively reserved for Unit A.

Pool use must comply with applicable HOA requirements and posted pool hours. Guests will receive the confirmed operating hours in their arrival instructions.

Pool Safety

• No lifeguard is on duty.
• Swimming is at your own risk.
• Children must be supervised by a responsible adult.
• No diving, running, pushing, or dangerous behavior.
• No glass containers in the pool enclosure.
• No roughhousing or disruptive pool activities.
• No unauthorized visitors in the pool.
• Do not tamper with pool equipment, pumps, valves, heaters, or controls.
• Do not enter the pool during lightning, thunderstorms, or unsafe weather.
• Do not remove pool safety equipment.

Shared Pool Etiquette

Please respect guests staying in the other accommodation.

• Keep music and conversations at reasonable levels.
• Share pool seating and outdoor space courteously.
• Remove personal belongings when finished.
• Return furniture to its original location.
• Dispose of trash in designated containers.
• Do not reserve the entire pool area for personal use without written approval.

Pool availability may occasionally be affected by weather, maintenance, safety concerns, or applicable community restrictions.

8. Golf Course & Landscaping

Southern Dunes is an active championship golf community.

Guests may enjoy the beautiful golf-course views but must respect the course and its operations.

• Do not enter fairways, greens, bunkers, or golf-course maintenance areas without authorization.
• Do not retrieve golf balls from restricted course areas.
• Do not interfere with golfers.
• Do not damage landscaping or irrigation equipment.
• Do not climb fences or cross property boundaries.
• Supervise children near the golf course.

Golf balls may occasionally enter nearby residential areas. Please remain aware of your surroundings.

Golf-course access, tee times, and associated fees are not included in the accommodation unless expressly stated.

9. Smoking & Vaping

Smoking and vaping are prohibited inside Unit A.

This includes cigarettes, cigars, marijuana, vaping devices, and similar products.

Smoking is also prohibited in any outdoor area where posted restrictions apply or where smoke may enter either accommodation.

Guests are responsible for documented additional cleaning, odor removal, remediation, or damage resulting from violations.

Please dispose of smoking-related waste safely and never leave cigarette butts on the property.

10. Pets & Animals

Pets are not permitted unless expressly approved in writing before arrival.

Unauthorized pets may result in a $250 unauthorized-pet charge, subject to applicable laws and booking-platform policies.

Guests may also be responsible for documented additional cleaning or damage, including:

• Excessive pet hair.
• Furniture or carpet damage.
• Odor treatment.
• Flea or pest remediation where necessary.
• Damage to landscaping or furnishings.

Legally protected service animals are accommodated in accordance with applicable law and booking-platform requirements. Pet restrictions and pet-related fees do not override those protections.

11. Cleaning Is Included

We want our guests to enjoy their vacation without worrying about extensive checkout chores.

Normal turnover cleaning is included in the nightly rate.
