The Space:

Step through the front door of this cozy retreat and down a short hallway where you’ll find a private bedroom on your left, complete with a comfortable queen bed. To your right, the living area and kitchen share an open-concept layout, offering a sofa bed for extra sleeping space, a Fire TV with Wi-Fi for streaming, and a compact but fully equipped kitchen that includes a mini-fridge, stovetop, microwave, and basic cookware. Between the bedroom and living area, you’ll discover a full bathroom stocked with fresh towels, shampoo, conditioner, and body wash. A mini split system keeps the tiny home at just the right temperature in every season. Outside, a wraparound deck provides the perfect spot to sip your morning coffee or enjoy a quiet evening beneath the trees, accompanied by the soothing sounds of the nearby stream.



Guest Access:

Guests have private access to the entire tiny home and the surrounding property, including the wraparound deck. The shed on the property is used for storage and is not accessible to guests. A private driveway leads right up to the cabin, and check-in is typically self-check-in with a keypad code, which we will send prior to your arrival.

The home is located at 4557 Golden Hill Rd, Great Valley, NY 14741, in a serene wooded area near Pumpkinville. While you’ll feel worlds away from the bustle of everyday life, you’re still within easy driving distance of local attractions:



Pumpkinville: A short drive away—enjoy seasonal festivities and local charm.

Ellicottville (about 10 minutes): Charming shops, restaurants, and a lively après-ski scene.

Holiday Valley & HoliMont Ski Resorts (10–15 minutes): Hit the slopes in winter or explore ziplining and hiking trails in the off-season.

Allegany State Park (about 15 minutes): Hiking, biking, fishing, and nature exploration.

Seneca Allegany Resort & Casino (about 20 minutes): Entertainment, dining, and gaming.



Getting Around:

A car is required to explore the rural surroundings and nearby attractions. Rideshare services and taxis have limited availability in this area, so having your own vehicle will ensure you can easily reach local highlights like Ellicottville, Holiday Valley, and HoliMont Ski Resorts without any hassle.



Other Things to Note:

Cell Service: There is limited cell service but reliable internet. It's recommended to take a screen capture of the check-in instructions to ensure you have access before you arrive.

Winter Driving: During the snowy months, the driveway and nearby roads can become icy and snow-covered. A 4x4 or AWD vehicle is highly recommended for safe travel.

TV: A Fire TV is available—just log in with your personal streaming accounts and remember to log out when you leave.

Wildlife: It’s common to spot deer, squirrels, and other wildlife. Please keep doors closed to prevent any uninvited visitors.
